In March of this year Samuel Cotton of The Mortgage House was referred to me by a realtor in the area where my mother's house is. I had been trying to figure out a way to 'buy back' her house from a Reverse Mortgage company so that it would be a significant income now that she is in a Care Facility.
Since March Sam has been walking me through this and going to great lengths to explain things to me, even when I forget it, so that I understood what this involves. Through telephone & cell phone issues, he's been very patient with me and made sure that I got the information I needed so I could give him the documents he needed. Patience of a Saint in my case.
The process took longer than it was thought it would due to circumstances beyond either of our control but he kept on going, finding new and better ways to work this out for me.
This past Monday I got a call from Sam saying that the 'Loan had funded' and a at lower interest rate and lower monthly payment than we had expected! I am not so sure that someone should be 'so happy' about owing that much for the next 30 years at my age but I am Thrilled!
Sam is the absolute GREATEST at getting a home loan worked through, even if you don't know anything about buying a home, and getting the best possible loan for you. Thank You so Much, Sam!

I was referred to Sam Cotton by my landlord and he was so helpful to my wife and I. He helped expedite the borrowing process to help our timeline and referred us to great other professionals in the process. He managed to get one of the best interest rates during COVID and guided us on what we needed at any given time. We love our new house and will use him again if we decide to move again!

He was responsive in walking my wife and I through the process, answering any questions that came up and worked to get us the best interest rate. My husband and I were looking at buying a house and TMH was highly recommended. We worked with Jody and she was incredibly patient, knowledgeable, and made sure we were afforded every opportunity to make the loan as painless as possible. After many weeks it ended up the House was not a good fit for us, but not because Jody didn't pour her heart and soul into making it happen. Unforeseen circumstances got in the way.

This old boomer started the process going to nerdwallet and reading about their suggestions for a Refinance. They pointed me to (A) rocket mortgage (B) better.com (C) somebody forgettable.

Rocket Mortgage blew me off !
Better.com offered me half a point higher than I have now.

Something inside me said fuggetaboutit until the fall.

Then, 3 days later I got one of those junk mail offerings from a mortgage company in Orange County. I called and they offered better than the nerdwallet 3.

So I figured, why deal with someone in a high rise looking at traffic jams on the 405 freeway in Orange County.....Lets try somebody local.

I hopped on Yelp, looked at who got consistently good reviews, and a few minutes later was talking to Mary Trudeau at the Mortgage House.

I splained my situation to Mary, told her who I had talked prior to this call. She gave me an amazing estimate of costs and we were off running.

First call to Mary was July 16, My wife and I signed on Aug 1.
What a great experience, what a wonderful company to work with.
On a scale of 1 to 10, Mary was a 13!
