As Board President, I was a bit surprised when Rosen called me up to volunteer to terminate their management contract with us early than the end of the contract (March 2010) if we were unhappy with the work they had done for us. Clearly we were unhappy. We had just finished an owner survey, which indicated our owners supported switching management firms by a ratio of 3 to 1.
To my surprise, Randy Rosen called last week and offered to end the contract with us, while giving us enough time to find a new management firm / strategy. We have begun looking at options. Rosen has begun preparing to transition us to a new firm. Both Mr. Rosen and I are hopeful for a smooth, businesslike transition process, which I am sure we both hope to complete before year's end.
So far, that process has been much smoother than the past year + have been.

Horrific. Uncooperative. Bad at returning calls. Seems like you are "bothering" them whenever you call. I hate this company.

If only there was a 1/2 star rating. Rosen is bad news all around.
There have been multiple incidents where they have obviously mismanaged our condo building's affairs and money. Then when these things happen they try to put the blame on the condo board or residents. Randy Rosen or his staff have no concept of accountability. It's like dealing with a 10-year-old who just keeps saying "Did not!"
And worse now that it is clear we are unhappy with them they are playing juvenile games like refusing to give us statements of items purchased on our behalf even though we found they had mistakenly charged us more than $300 for another building's supplies. They credited that but who knows how else they have been scamming us.
At this point, I am uncomfortable with them controlling any of our money but they refuse to let us out of our contract even though the situation is less than desirable for both parties. Why for them? Like someone else said we ask for too much. They want to collect money and not do anything. Dealing with a broken lock or key replacement is just too much for them.
Stay away. There are much better and cheaper companies out there.

Rosen Management is STILL ATROCIOUS.... We changed management companies from Rosen Management mid-November. Hooray!! The new company has been wonderful to deal with.
HOWEVER, my new company's statement says my assessments haven't been received for November or December because Rosen is still holding onto the money (greedily earning interest, I'm guessing). Evidently they have 60 days to transfer over the money. And I am sure they will wait for the very last moment to do so, because they are an utter mess.
So even though they have no claim to the assessments anymore, they are still holding the money in their grubby hands and waiting to turn it over to the appropriate recipient. Greed knows no limits, evidently.
If you can make a move, or if your condo association is smart enough to do so, do it fast.

After nearly two years as a homeowner, I can say that Rosen Management has allowed me to keep my sanity.
They manage my condo building (and many others), and do a fine job. The building is kept clean and tidy, there is someone on call in case of emergencies (ie; bad flooding last summer after storms, etc), and every time I email with a question they get back to me the very same day.
They manage the building very responsibly, keeping very adequate reserves in case of catastrophe. This is important when one is buing a condo, as the stability of the association and the reserves plays into the value and risk of the purchase.
In the 2 years I've lived in my building my assessments have gone up a mere $10, and I have never been hit with a special assessment. All the while our entire roof has been replaced and several amenities added or enhanced. They take the initiative to support the board in small projects such as community gardens, trash removal issues, etc. All things I do not have to concern myself with, if I choose not to...the joys of only owning the interior of a place... Bravo!
The full-time maintenance man has been at the building since before I moved in, and is fantastic and friendly. I think low turnover speaks volumes, especially in that capacity. I honestly think he shovels the snow before it falls. I never seen any on the sidewalks.
Now, if I could just find the bike room. After 2 years I still don't know where that thing is, despite them telling me that it has a large sign on it that says "BIKE ROOM." Hmmmm. I think that's my fault :)

This is the must-miss management company of all time.
Trouble abound in this thriller centered on quirky leading man, Randy Rosen, who doesn't realize he is an employee of condominium boards. Supporting cast is generally unpleasant, undoubtedly due to the performance of their leading man.
These are my opinions, based on personal experiences of the reviewer. (disclaimer due to threats by the owner)

I've been a homeowner for nearly 2 yrs as well and find Rosen marginal at best.
The Good: The local maintenance man does appears to be handy and responsive, despite the property managers half hearted attempts. The building does tend be cleaned regularly as well.
The Bad: Both property managers assigned to my building range from non-responsive to very delayed in their response. It takes several attempts in order receive a communication back on for the most simple items and it is rarely responded to on the same day. It's hard to tell if they're too busy or truly don't care about their work. Either way, Rosen is not handling themselves professionally enough to collect the assessments from this homeowner. Crisis management is not their strong suit and follow up for ongoing concerns is minimal. If you plan to buy a place that is managed by Rosen, I'd recommend speaking with existing tenants in order to find out their personal experiences. If you're looking for a new management company for your building, I'd recommend you keep looking.

I couldn't agree more with Mabel, Brett, and the other 1-star reviewers: Rosen is absolutely horrid. They have managed to mess up auto deduction of assessments for several of our tenants and then had the gall to assign late fees. The property "managers" are rude and do not answer phone calls or emails in a timely fashion. It is totally worth it to self-manage your building instead of paying Rosen to (hopefully) auto-pay your building's monthly bills.
Any company that has the nerve to ask for a holiday bonus is shady in my book, especially after the number of complaints we have gone to them with.

While many management companies struggle to deliver quality services, this is hands down the worst condo management company you can find.
Expect EXTRA charges for everything, office supplies, accounting, bank charges, tax prep, year end filing, postage and good old misc. Not even completive prices for the base fee.
Randy Rosen, the owner, is pretty much a monster. He is not a reasonable or responsible owner. You would think dealing with the owner would be better than just employees, but I assure you, in any matter, he is always right and you are always wrong. Even when they mis-account for $10,000 or frequently deposit other buildings' checks in your account or yours in theirs. If you are considering hiring them, look at Randy Rosen and talk to him. Or email him, even better, he is still getting his head around that new fangled internet. All your questions will be answered.
And if you like accounting statements that are old, erroneous and impossible to interpret, even for a CPA, then this is your place. Unresponsive to emails and calls, they can't manage a project to save their lives. Expect your building to do all the leg work and meet all the contractors, make all the phone calls and do all the follow up. It's almost like not having a management company, except for the interference headaches they cause.
Granted some employees are nice enough, the tools they have and the workload leaves them unorganized and unable to execute anything. It is very scary. Watch your money and your statements. And please don't expect them to come to your board meetings.

Our Condo Building used Rosen Mmgt for the past 2 years until they decided to quit on us. A few months ago they complained that we were sending too many emails and requests for things and they were unhappy. We talked them off the ledge at the time, which was our own mistake. I guess they think that being the management company means you don't have to help the home owners.
The 1st week of July they decided to "fire" us. They gave no reasons at all. They did give us the required 30 day notice but then refused to field any non emergency requests during the rest of the 30 day period. Yet, they still took their monthly payment. What a great company.
I would never ever recommend this company to any one. They are horrible on their response time, never are nice when you call them and give no reasons for any of their actions.
