Enjoyed this last weekend here with some friends from the Austin area. For the past decade plus we've stayed at a place in nearby Mo Ranch for this annual trip, but this year we changed things up.

Upsides: the river is super close, and there's an excellent stretch of land, good for frisbee, bocce, or my new favorite game Hillbilly Golf, also known as Balls. The house itself is clean and spacious, with room for up to 8 or 9 adults to sleep depending on how the dynamics break down (for instance, there are 2 double beds in one room, but maybe you don't want 4 adults in there). Everything worked well and the kitchen was in good shape.

There is also bunk house in the back that can sleep another 10, preferably under 6' tall. The upper bunks lack guard rails and as such can be a little discomforting as no one likes to sleep worrying about an 8 foot fall. One of my companions did apparently wake up with a cockroach in his mouth, but this is Texas and there's only so much you can do about that.

Downsides: the space lacks some of the privacy we are accustomed to, and people came through all weekend trying to usurp our excellent river access. The river is a little dirtier than our other spot and lacks any particularly cool features like a dam/waterfall or slide, but was still easily accessible and refreshing. And the place lacks a little majesty, but that's not such a big deal. Overall we had an excellent time and given that it's a lot easier price to swallow than some other places I think we will be back.
