Love living here!! Moved into Woodtrail 3 weeks ago and have nothing but good things to say about the staff, complex and amenities. I love North Austin and was definitely worried that I would be too far from downtown but now that I am here I wouldn't have it any other way! Five stars Riata

The Good: Great amenities, awesome Gym (save yourself a gym membership), great sense of community, bocce ball courts
The Bad: Stupid, Stupid, Stupid Staff. Gates are constantly breaking.
Decent place to live as long as you never have to interact with any of the mentally deficient staff.
Note: If you are thinking about moving here the rates ARE negotiable. Try it! -

I'm in my third year of living at Riata, and I love it I started out in Arrowwood in a one bedroom and have since upgraded to a two bedroom in Woodtrail.
The gym is great with friendly staff, and I love running on the many trails throughout the complexes. They host lots of fun activities throughout the year and have tons of other great ammenties.
Of course Riata is an apartment complex. Some of the stuff in the apartments are made cheaply and you can sometimes hear your neighbors. People don't always pick up their dog poop or put their dogs on leashes. Sometimes the hot tubs break and the pool gets dirty, but realistically this is not a problem specific to Riata. It is going to happen at any apartment complex! But Riata is really great about maintaining their ammenities, and the things I have noticed broken get attention and are fixed very quickly. The maintenance guys are really great. They come quickly and are more than willing to return if things aren't fixed to your liking.
In almost three years, I've only had two issues where employees handled something in a way I was dissatified with, but the issues were resolved in less than a day in both instances. If you follow the lease rules and your complaint is valid, you should not have a issue getting what you want done to happen. -

Riata is nice for young families or for people who want to live in Austin but not have to deal with crazy college kids all the time.
It depends which village you live in, but there are lots of available amenities. However, to get all the upscale amenities expect to pay a premium price! -

I am new to the complex but not to the area, and everything wonderful I'd heard about Riata turned out to be TRUE! love the activities amenities view from my balcony, the people are friendly! The ceilings are 18inchs thick so I have never heard my neighbors. Amazing storage. Riata all around is a great community !

So, I just recently moved out of Riata after a few years living there. I enjoyed everything about Riata, but when it came time to move out, I quickly learned that the things I had multiple issues with during the move out outweighed the two years I stayed there -- that's the reason behind my low rating.
During the time I was moving out, there was a HUGE problem with millipedes crawling through my apartment. Like hundreds of millipedes EVERYWHERE. It was pretty gross. I'm terrified of anything that crawls to tell you the truth and when i informed the village office that the millipedes were causing problems for me moving out, there was little accommodation. Instead they asked me how much longer I'd need and that they'd just bill me for those additional days.
Pretty frustrating.
Apart from this and a few hiccups with some paperwork being faxed that I have a sent confirmation for being "never received" in the village office, I think that the actual duration of my time at the Riata was all in all pleasant.
I DID love the gym. It was convenient, the gym staff was awesome and I wish I had a gym like that that close to me now instead of having to truck myself over to 24 hour fitness. -

I was new to Austin and chose to live at the Riata based on a friend's recommendation. I kinda see why she would recommend it-the "luxury" amenities, gated communities, not on UT drag-but I don't know why she would do this to me-far from social scene, far from job, traffic. I am a young professional, but I think all of north Austin is more established individuals or young families. Don't do it if you want to socialize or meet people.
I was excited for the amenities. People that work at the gym are nice and this is the best gym I have seen in an apartment complex. I am a 24-hour fitness member, so I do not see the benefit of giving up my membership for this. I barely run around the lake; never play racketball and there is always a crown at volleyball. I am glad that as soon as it begins to get hot, the pool in my complex is being fixed. What were you all doing the whole winter? In the end, these do not balance out the higher rent costs.
Once they have you hooked, the fake-niceness disappears and they dont care too much. I believe my complex manager forgot that I took over the lease (and signed paperwork in December) because all paperwork is still in the name of the previous tenant. Thank goodness I took this 5 month take over to explore Austin. Goodbye Riata-I am moving closer to Central Austin. -

I'm just going to go ahead and state that I cried when I left. This, by far, has been the best apartment I've ever lived in. And, while I know it was time for me to go. As I was driving away, the birds were chirping, dogs playing at the park, joggers running, and the sun shining through the vast trees, I'll miss my paradise...

I lived at Riata for a bit over two years. For an apartment complex, it's pretty good - especially if you're young. There is generally plenty of parking, which is good since most of the budget units don't have reserved spots.
The amenities across the whole complex are extensive, including everything from laundry rooms to many sports to event hosting rooms. I particularly enjoyed having gas grills available close to every unit, which is a major luxury in Austin.
The management is generally friendly and helpful in all situations, although I never had problems with maintenance since the units were in great shape.
The only reason I don't give a higher score is due to my parting shots with the apartment. We had gone in looking for a 9 month lease, and believe we signed one. Little did I realize that the contract was for 12 months. Despite having signed the contract, we asked if there was something we could do (I had already signed another lease based on memory) - to which the rep for our neighborhood (Riata is broken into several different neighborhoods) accused me of being a liar for having claimed that we asked for a 9 month lease. It ended up alright, but it took some encounters with very unprofessional office reps to sort it all out. -

Alright, this is going to be my final update to the Riata Apartment homes as I am moving out next weekend.
I've enjoyed my time here at the Riata. For the most part, it has been a great place to live. I really enjoyed my time at the Dominion. It's pretty damn quiet.
I know I mentioned this in my review of the Dominon, but I feel it's worth mentioning. The apartments here seem to have an issue with milipedes and pill bugs. They're EVERYWHERE - ew. I have never seen a cockroach though.
I'm not sure if I ran into a random security guard who just hadn't gotten any in awhile or if this is some sort of crazy Nazi rule over here, but I got kicked out of the main pool because I didn't bring my ID card. She was not very friendly either and told me that it would be "good exercise" to walk home to pick up my ID and then back to the pool - nice lady.
Final thought, the grills around here are starting to fall apart. They just kind of grody. They need to have maintenance clean them thoroughly at least a couple times a year AND fix the lighters so that they actually turn on.
Overall, this is not that bad a place to live. In my opinion, Bryan S. really exaggerated the negatives. If you have to live in north Austin, I can't think of many better apartment complexes.2 Previous Reviews: Show all »

Boy, do I love these apartments! If you like a high-end, laid-back, safe, park-like living experience, this is just the best I've seen in Austin. It's really like a huge development -- carefully-planned apartment community, divided into a number of "villages" that house, I've been told, upwards of 3,500 residents.
Here are some things I like about it:
1. Miles of trails wind their way through the apartment villages. Also, the sidewalks that run along the streets are pleasant and tree-lined, so good for walking on.
2. The place really looks like a park with nice trees, grassy areas, landscaping, you'd just need to come see it to get what I mean -- a very well-planned and calming layout.
3. The maintenance is excellent. If something is wrong within your unit, they're right on it. It makes you really appreciate the advantages of apartment living.
4. Lot of pools, almost every kind of athletic court you can think of, a man-made lake with a trail around it, and the largest private gym in Austin -- complete with spin classes, a sauna, a seriously awesome weight room, and tons of aerobic fitness machines.
5. Nice clubhouse area--I mean really nice, completely upscale, with a business center (computers, copier/printer, fax, wireless), a conference room that you can reserve at no charge, and, well, it's just really nice. Much better than other apartments places.
6. They really make you feel like you're living the good life, because there are all these events to go to, and a really serious volleyball scene--very competitive. Those two things didn't exactly go together well, but I'm prone to gushing about this complex.
Come check it out and get a personal tour in one of those golf carts. Only downside is that it's not cheap, but you get a free gym, a safe, beautiful place to come home to, professional neighbors, etc., etc., so I personally think it's worth an extra hundred bucks when you think about it. -

It's been a few months. It got worse. I've lived here 5 months and my car has been broken into twice.
WoodTrail once had a gate, but someone apparently rammed it with a car and there's no clue on when there will be a replacement. Every two months or so we get a notice that there's been more car burglaries and now the notices point out there's been a few home break-ins as well. I'm halfway expecting the next notice to suggest not storing valuables in my home.
In these 5 months, 3 tenants have left my apartment building. I don't know why, but I plan on being one of them soon. I've lived in seedy neighborhoods, trailer parks, and left my car unlocked in New Orleans. Only in Riata have I ever been robbed.1 Previous Review: Show all »

If you live in North Austin any other apartment complex is just scrubbing it. There is no other better option if you are not in a house yet. Its so popular that they cant keep the random non residents off the Volleyball Courts or Pools in the summer. I have lived in 4 different villages in 4 years. Riata is awesome.

great apartment complex, huuuuge gym, pools, etc. it was built fairly recently, so the walls, floors, and ceiling are nice and thick. we could never hear any of our neighbors.
the only downside is the way they bill for water. you do not get billed based on your water consumption - you get billed based on your building's water consumption. this may not seem like much, but the bills start getting very steep if there are units in your building without tenants, because you have to pay a bigger share for water consumption in your building (ie sprinkler system, etc). -

I've lived at the Riata about six months, and this is probably one of the best complexes around. Being from Austin, I have lived many places over the years. While convenient to 183 and Parmer, the entire area is surrounded by trees, so you have a sense of quietude not found at many other apartments (except a few off 620 or Parmer). There's even wildlife that you don't typically see in the city.
The rent is pricey as Alex stated, but you have to decide if you will use the amenities. If you do, the rent is completely worth it. Daily use of the gym alone will negate the increased rent you might pay to live here.
There are several neighborhoods, eight I think, available to live in at different price points. I live in the lowest price point and thoroughly enjoy it. I do disagree with Alex in the makeup of the neighborhoods. She is right for the most part, but I would venture to say that at least 40% of neighborhood is inhabited by families with children and couples.
Each neighborhood has its own leasing and maintenance staff and holds occasional sponsored activities such as a happy hour or weekend brunch. Each has its own pool, mail center, several gas BBQ pits, trash compactor, and walking path. There's also the main pool, pavilion, bocce ball court, beach volleyball courts, basketball court, racket ball courts, tennis courts, and "lake" with trail and outdoor workout equipment.
There are classes held weekly at the main center to teach everything from budgeting and healthy eating to Malibu rum beverages and spa nights. This is an awesome place to live if you hang out at home a lot!
My only complaint is that the trash compactor in our neighborhood is not run frequently enough by maintenance and can occasionally stack up. This may not be true for the other neighborhoods.
I will also give the gym big props as it is staffed with friendly professionals, some of whom are trainers, that always greet you with a smile when you come in. The trainers are available for hire for a typical fee, but they will answer any general workout or equipment question you may have along the way. There are generally enough machines and space to accommodate everyone even at its busiest. -

For the most part, RIATA is a very nice place to live. Like most everyone else has mentioned, there are a lot of community amenities that make the living experience very nice. If you actually use said amenities, it can more than make up for the extra cost. It is a bit more expensive to live at RIATA than other "upscale" apartment complexes in the area. However, because RIATA is like its own neighborhood, the comfortable setting is something you don't normally get at most other properties. The trees and nature close in the community to provide a feel of escape from the city. When added to the fact that it is right off 183 and has easy access to/from Parmer Ln, it is a pretty great combination. There is a very nice mix of residents ... young professionals, families w/children, golden-agers, pretty much anyone would feel welcome. Maintenance is fantastic at resolving issues in a timely fashion.
While the rack rent is somewhat high compared to what you can find elsewhere, there is usually a special or two that is going on that saves you a few bucks. That said, the specials aren't really consistent. When it is time to renew, it usually means your rent will go up. Rarely does it seem like you will get extended the same rate or better. Other than that, it is a pretty decent community.
