I recently purchased a home with my fiance through Redfin and I feel that we made the right decision using them. Jim Holt was our lead agent and Jennifer Beehler was his lovely assistant.
Since we were first time home-buyers the whole process was pretty scary... we were always wondering if we had gotten a good deal, if there were hidden issues in the house, etc but I also have two sets of friends currently purchasing homes via traditional real estate agents and they seem to be having the same set of scary feelings so I guess that's normal.
Here are the pros and cons:
PROS:
- huge rebate (yes!)
- very professional and organized
- we beat out another person in getting the house (yah Jim!)
- answered emails within a day (usually in a few hours)
- Everything went smoothly
- website is the best available (everyone I know who is in the market uses it)
CONS:
- Jim is very nice but VERY busy... so after our offer got accepted we didn't interact with him that much. All our day-to-day interactions were with Jenn (she's great though so it's not too much of a con)
- The Redfin person we did the home inspection with (which was not Jim or Jenn) was not the same person we did the final walk through with so it felt like there was a bit of a disconnect. It would have been nice to have a single point of contact who did all home walk through related things with you so they were familiar with the home.
Overall I think whatever cons there were were outweighed by the rebate so I would recommend using Redfin to anyone who is computer/web savy. Thanks Redfin!
I don't know how people bought houses *before* Redfin. It makes the whole process so much easier, pleasant, plus you get a refund check at the end - icing on the cake:)
We looked for a house for about a year, seen over a 100 (half of them with Redfin), made a few offers before finally settling down on one. It was a long and complicated process, but Redfin made it much easier and quite pleasant. The search capability is better than any site I know, which combined with a lot of other resources they provide, fantastic map search and great alerts allows you to be on top of things all the time. It's true - you do have to do a lot of work yourself, but this wasn't a problem for us - actually, with such a big decision I prefer to trust my own research, knowledge and judgment.
We had an interesting experience. The house we liked had multiple offers and we didn't make in time to submit ours. The deal fell through though a week later and thanks to Redfin's alert I got a message as soon as the house status changed. We right away called Redfin to set up a tour and explained the rush - we saw it again the same day and talked to our lead agent right away. The day after we submitted the offer and a couple days later it was accepted. It was only the beginning of the complicated process ahead of us, but our lead agent Charmaine Frank was always there to answer questions, provide advice, and answer the same questions again:) She was extremely helpful, always available, fought for us when fighting was needed and was always on our side. At the end she negotiated a drop of $25K and after several inspections - we closed!
Redfin might not be for everyone - if you don't like to do the work yourself and prefer someone else to drive you around and tell you what to do and hold your hand the whole time it might not be the way to go. We had a terrific experience and received all the support and just the right amount of hand holding, without any pushing. I would definitely recommend Redfin to anyone and look forward to buying or selling another house with them in the future!
As first-time buyers, we chose to engage Redfin through the recommendation of a friend who successfully bought his home through Redfin. Overall, we were very pleased with their service. Our agent was always available and kept on top of our offer process whilst we were away on vacation. She was knowledgeable and provided sound advice during negotiation. We had initially engaged Redfin not expecting much help in terms of putting out the best offer during negotiation, but was pleasantly surprise when our agent was able to advise on this reasonably and competently. We highly recommend Redfin and will definitely return as repeat customers (but hopefully not anytime soon since we will be enjoying our new home for a while!)
Redfin's business model caught my eye after doing some research on buying a house. Instead of the traditional service where the same agent takes you to homes and then helps you with the paperwork, Redfin splits those two. You have "field" agents that simply take you to any house you want to tour. No pressure or sales pitch here. Once you find the house you like, a "direct" agent will do the negotiations and paper work. At the end of all this, you can save up anywhere from 5k to 10k compared to a traditional service.
Miawand was my direct agent and his knowledge and persistence in this tough real estate market was an invaluable asset for us. With his experience in foreclosed homes, we were able to quickly secure our home at an exceptional price. Miawand was awesome to work with and I do not hesitate to recommend his services.
I love, love, love the Redfin model. We just got our refund check from Redfin after working with them on closing our new home and not only can we afford to pay our taxes for the year but we're going on vacation too! Redfin is the new way to close real estate transactions. Instead of your realtor making all the money you get a piece of the action too. You might not get a bottle of wine or a home warranty from your realtor but you do get a nice fat refund check. How can you argue with that?
NOTE: Redfin is not a full service agency but if you're willing to do a bit of leg work yourself (and let's admit it, most of us are going to) and use their great web site (which is kind of addictive) to find properties then you will love them like we do.
They have friendly and helpful staff who want you to find your dream home. They will help you close it, and then they write you a check for your trouble.

The way Redfin works is simple. Many agents combine as a team to work efficiently, and you (or in my case, me) the buyer get extremely well qualified support.
I just bought my first house. Yeah, it was an REO (read: bank owned foreclosure). Yeah, it was a fixer-upper. And yeah, the whole experience aged me 20 years. But honestly, I'm so happy with the service and people at Redfin. Emails and phone calls are politely and thoroughly responded to, even when it's anal-me re-asking the same question in 5 different ways because I feel anxious or doubt my 1/2 million dollar investment. OMG, see: buying a house in the bay area is a huge thing, and don't settle for the untrustworthy "experienced" agents out there that want you to pay more and buy fast (read: rushed!) so they get a bigger chunk (that 3%) themselves quicker. If you don't have a best friend or a real estate license yourself, my advice is to definitely work with Redfin if you can (I think they only have staff in major metropolitan areas right now).
My fiancee and I were in the process of shopping for our first home the traditional way, meeting agents, driving around with them, etc, when I luckily stumbled across Redfin. Reading about their huge rebate offer seemed too good to be true, but I did the research and it seemed like a reputable company to work with. We do most of the research online ourselves, so working with a service that catered to our style of shopping and offered a discount made a lot of sense.
When it came time to put in a bid, Rosemary Vo and Max Diez were there for us every step of the way. They were very professional in helping us with our winning bid and with all of the closing details. I'd recommend Redfin to anyone who is tech savvy enough to research on their own, and confident enough to know what theyre looking for and make a reasonable bid, with a little support and advice from the Redfin agents.
Having done real estate deals in other parts of the world but never in the US before, it felt weird to pay 6% commission to real estate agents for a house that was twice as expensive as what we had owned abroad before. Twice the commission for a property twice the price = 4x the fee for the same amount of work. It just did not make sense.
Redfin cuts right through that crap and you only have to pay for the services you really need, the negotiation and closing part. None of the riding around in a Lexus for what works out to be a thousand bucks an hour in the end.
We put in a bid for a house in Marin with Redfin and the rest of the transaction was as ordinary as could have been. No surprises, everything the way we had expected with a very pleasant 2/3 of the buyer's agent commission paid bad after closing. We worked with Max Diez and Gina Pio Roda. Max is a seasoned Realtor with plenty of experience from before joining Redfin and Gina is one of the sweetest people I have worked with for anything housing related.
The money alone would have been more than enough to make us seriously consider RedFin, but it turns out to have been just the icing on the cake of what is by far a superior home buying experience.
My wife and I just bought our first house using RedFin and were extremely happy with the experience. In the past, we tried using several traditional agents, and each time felt very disappointed with the level of interest the non-RedFin agent showed in what we wanted out of a home, knowledge of the home, schools, or any other factors affecting a home purchase. Plus, it always felt we were being given a line that made no sense to get us to buy, buy, buy! One example: "Now is the best time to buy, homes never go down in value - and they are lower now than they were last year!" (What?) When we switched to RedFin, it was completely reversed. The field agents were very interested in getting us into the homes *we* were interested in, answering our many questions, and were very laid back: no sales pressure at all.
Then when we decided to make the plunge on our home, they handed us off to an experienced Lead Agent. We received an hour long home buying 101 session with Jim Holt, and later transacted with Gina Pio Roda on a holiday weekend. They were extremely accessible and very focused on meeting our needs as first time home buyers. With their help, we negotiated a 3% below-asking price in a neighborhood that consistently sells above asking, favorable contract terms (including a seller-paid home warranty) and lots of help dealing with the seller and their agent when our lender repeatedly missed deadlines with the underwriting process. Gina was great, wisely coaching us to *not* remove our financing contingency and take on a huge risk until we were covered despite our worries about losing the house - we didn't, and she worked with the sellers agent to get the contingency deadline extended, *and* hounded our lender to get their act together with consistent phone calls. It worked. With RedFin's help, we closed 1 day early.
The system and Bay Area team are outstanding. It genuinely feels like you have someone on your side navigating you through the whole process from start to finish, not like a full-service Agent - but actually far better, in our experience.
We will definitely buy with them again, and have already referred several of our good friends to them. Give them a shot!
