As a Yelper, I should've taken the below advice into account more than I did before deciding to stay here. We paid $289 a night (granted we booked only a week in advanced).
The service is quite stellar and the valet is super fast. It is an excellent location (but then again, the area is small and there are a dozen great hotels within a couple of blocks. Overall, this property has great history and a certain level of charm that new construction couldn't offer. However, it lacks modern conveniences and simply is "comfortable".
Be sure to get the free coffee delivered to you room. Something else kinda neat - they have actual real metal keys for the rooms. I don't see this as an advantage because they're easy to lose.
The rooms are quite small, but clean. The beds are uncomfortable. They seem old and in need of being replaced. The linens are also not great (normally I could care less but when I pay this much I want some really nice sheets I can write home about).
The Armory bar is ok. Seems like there are a lot of regulars who go there.
My sister also wanted me to comment that the Spa does not offer pedicures and manicures.
I booked for 2 nights in October through their web. They were offering a deal at $190/night to prebook. The staff were wonderful and knowledgeable of the area (eg--Two Fat Cats Bakery for a great whoopie pie). The location of the hotel is excellent to explore the wharf area, walk around the old city, and terrific eateries and beer halls.
I have been burned at other "hotel specials" where the room is less than average. This was not the case. We were given a good sized room on the 3rd floor with giant windows and a wonderful bed with beautiful sheets. The bathroom is average in size but the toiletries were top notch. The hotel must have renovated since the last series of reviews.
My only complaint is that the heater did make noise. Never did try the AC since the temperature was 40 degrees.
Would definitely come back here.
Nice hotel, but make sure you request a room that has large windows! So I should have read the reviews a little more closely before I booked my room because the first room I got was the room on the third floor with a skylight as the only source of natural light. But I called the front desk immediately and let them know I would like a room with a real window, and they moved me to the second floor. This room really nice and put the other room to shame. It had large floor to ceiling windows and was sort of L shaped with the desk over in the corner next to the window.
This hotel has a great location and nice employees. They also have good and fast room service, free HBO, a gym and an amazing spa I didn't have time to use because I was only in town for a minute to see a show. And then there's my favorite perk. If you request it, they will bring coffee -for no charge- along with your wake up call. So when I opened my door, there was a carafe of hot coffee. And I wasn't dreaming!! I could live in a hotel and that is one of the many reasons why!
In all honesty do I think this hotel is top notch no, for the area I would say it is probably one of the better places. Older hotel with some odd shaped rooms that are getting somewhat dated. Even in the summer months I have never paid more than $230.00 per night. For the value it is still a very reasonable deal. You can not beat the location in the Old Port area for sightseeing, nightlife, and restaurants. Great downstairs bar the Armory Lounge and the hotel restaurant is ok especially if you get a breakfast deal included. Short of it is if you want a quick weekend getaway and do not want to do a lot of driving this one of the better places to stay.

I found every aspect of the hotel phenomenal! My room was super-affordable and included $30 toward breakfast in the morning. Our room was super clean and our bedding, etc. was certainly up to par. Not sure if some of the other reviewers were there on a bad day or what. I would certainly return and suggest this place often to friends, etc.
Eh. It's good that it's centrally located, and there is a fun bar in the hotel (the Armory Lounge, I believe), but our room was pretty expensive (close to $300), and they gave us a ground floor/basement level room that was dark and depressing. My advice: find a good B&B instead.
The only reason why this place gets a star is because I can't do zero stars and the hotel/valet staff was great.
I spent two nights here in mid-August and it was a waste of money. The only thing this place has going for it is location. Like Fred said, posh, this ain't. Garage sale, you bet.
I was in a pretty decent room, compared to Fred's, but the air conditioning was loud and the furniture for $270/night was horrible. I hear the second and third floor rooms have been renovated, so try to get those.
I could be a return visitor but not on your life. It's too bad because I would be a repeat customer for the next 20 years as we vacation in Southern ME every summer.

It's nice hotel with a great location. We spent one night over Memorial Day weekend for $129 by prepaying for the room. The valet was friendly and quick, check-in was easy and the room (334) was pretty big for a boutique hotel.
The A/C in the room was very loud, especially when it turns on/off. The windows are painted shut so you have to rely on the A/C to get any fresh air. I tested the heating and it didn't suffer from the same sound issue.
I'd be willing to stay again if the price was right. It's much easier to stay here than on top of the hill (Eastland Park).
This is one of my favorite hotels in the country. Restored from an old Armory, the rooms are spacious with marble bathrooms, 4 poster beds, fluffy linens, and a cozy workspace if you're bringing along your computer. And speaking of computers, they do not have a business center but they will rent you a laptop with unlimited wireless internet access for only $10 per day. They are located centrally to the main tourist drag and some of the best restaurants in the city. Take a drive out to Kennebunkport, Yarmouth, or Freeport and experience the beauty of southern Maine. The hotel staff is friendly and knowledgeable. If you're visiting from a big city (i.e. NYC), the Regency is the perfect place for reviving rest!

Before I visited Portland, ME I was told how posh and wonderful this hotel would be. Posh, no. Wonderful, no. Horrible, yes. We had a confirmed reservation but arrived around 9pm on a Friday night, which is the only excuse I can find for the claustrophobic, attic room we were given. After walking through a narrow maze of hallways, we finally found our room. Most walk-in closets are larger, the bathroom was tiny, and the skylight was the only source of light and air. I once stayed in a garret in Strasbourg to avoid a downpour, and this had none of the charm that you might imagine. None. Zip. Zero. If you stood on a chair it provided a wonderful view of a parking structure. What a disappointment. The furnishings were cheap faux colonial pieces that looked as if they had been collected from a yard sale, and were too large for the tiny room. It only went from bad to worse as I complained downstairs that this was hardly the room I had reserved, nor for the price I was paying, and the desk clerk, seemed non plussed and said I could move in the morning. No offer to make things right, nor any apologies. I told her the room was not satisfactory. Again, no reaction from the desk clerk. Why? Because they knew that was a room no one would want. I was out almost $300. At least I can chalk it up to one of the worst hotel stays ever -- competition for a $16 a night motel room in Vegas that was under the staircase and shook all night -- but that's for another review!

This is a fabulous hotel. The location, the staff, the food, the spa, all excellent. The Armory Lounge is fab. Great service, drinks and food. The gym is top notch, and the locker rooms are fit for a prince or princess. Just one word of advice: We could only get a room with two double beds, and these were SMALL doubles (You could even tell the beds were small because the full size headboards stuck out about 6" on each side of the bed). If you want to share a bed and need comfort, go for a queen or a king.
I'm, sad to say, not a huge fan. my parents always stayed here on parents weekend when i was in school because they loved portland and it was cheap, but it always stunk of stale smoke, and the rooms felt rather blah and tired. still, you can't beat the location, location, location.
