    Agree with SFgirl B.  We had no choice since our condo unit switched over to PML. The only person who has been helpful and knowledgeable is Patrick G.  (He gets the extra star.) The others are less than informed.  I sent an email to the CEO and received no response.

    This compamy manages our condos. I don't have a problem with the job that they do maintaing our property. My problem is their lack of response to issues or just ignoring an email that you send to the property manager. You hear no respose. The two times I emailed them in the last 3 years, never got a response. A company is defined by their employees, so they get an F from me.

    I live and own a unit that was managed by PML until a month ago.  I had a couple of issues with work that was done on the outside of my place (by a vendor they contracted), and whenever I called to ask when it would get fixed, it was as if I were calling for the first time.  I had to explain myself over and over, only to get the same response of "We're looking into it."  Ya, right.  The problems were never fixed, and they never even followed up with me.   Now they're no longer the property management firm, and the problems are still there. What a waste.

    I was a unit owner of a property managed by PML. Our association finally got rid of them after years of complaints. Basically PML doesn't care, they only want your association's money and doesn't want to do anything. They "lost" our association's records when we chose to dump them.

    Horrible attitude, lack of follow-up, mistakes at every turn and incredibly rude employees.  Its shocking they are still in business.

    I completely agree with Joe T, SF girl B.   Our experience: This company created flagrant costly mistakes due to their admitted negligence (they had to admit, we had documented paper trail), mainly not having a working knowledge of  by-laws/CC&Rs, making decisions without approval, not keeping tabs on vendors they sent out to property to ensure high quality service, and flat out incompetent maintenance.  How does a property management company manage a property when they rarely conduct a site visit on the property? This is how they run their business.   Moreover, simply no integrity under an owner who gave his word to correct costly problem they created, and never saw it through, no followup communication or restitution.  We cut our losses.  If you care about protecting your property, you value honesty, and are seeking a partner in a management company -- this is not the place to be. On Yelp, they are listed at PML Real Estate where others have commented - check those reviews as well.

    I live at Spinnaker Cove in Foster City which PML manages.  They do a wonderful job of maintaining the property, with excellent maintainance crews keeping up the property, excellent gardeners who do a great job except for missing some overgrown trees besides a couple staircases and a old tree, as well as hiring excellent sub-contractors like American Asphalt to reseal a good portion of the complex and R.E. Broocker to repaint the outside; the window washers did a good job, as well as the pool contractors refinishing one of our pools.  Sure, the building is older and could use perhaps some new plumbing, interior painting, and some way to abait the lived in type smell in the hall which is not that bad.  Our complex is well run fiscaly with steady HOA dues with their reserves well in check.  Everything is included in the dues that you might expect, such as garbage, water, maintainance, and so forth; it even includes earthquake insurance which you cannot find everywhere now a days; what a treat.!  I am blessed to live in such a well run complex managed by such a well run company.  Keep up the good work guys.!
