I know that you cannot give half-stars, but this place is really a 3.5.  The reason that I rounded up instead of down is that the lady at the front desk went out of her way to be nice to us.  A+ for the service!

The rooms themselves were quite nice.  We opted for a creekside room because we wanted a view (and should have known that the creek has dried up in the summer).  The patio, however, was a nice addition.

Unfortunately, the room lacked air conditioning.  I'm assuming that this was due to the fact that there weren't really any non-door windows in the room (except in the bathroom, and an air conditioning unit isn't going to do much in a bathroom).  They provided us with a couple of fans, but we ended up having to leave the doors open with the screen closed.  Even then, it was really hot.  However, that's my only complaint about this place.  I believe that the other rooms have air conditioning units, so if we stay here again, I'll keep that in mind.

Otherwise, it was a delightful place.  Free breakfast is always a plus, too!

I've been coming to San Luis Obispo en route to Santa Cruz for years. On my last trip I decided to save a few bucks and try a more reasonably priced motel. The Peach Tree reviews were phenomenal, so I went for it. Indeed this place is sweet: 40's style bungalows (get a "king"), cool staff, great location. I had to skip my usual breakfast spot because there was such a great complimentary spread right at the motel. No refridgerator but free ice. Restaurant next door is a burn ($13 tuna melt) there's plenty of better eateries nearby.
I will definitley return to this relaxing hide-out.  G

Basic and clean, we stayed at the Peach Tree Inn a few weeks ago whilst we were up in the area wine tasting.

The lady behind the counter was very helpful and friendly.  She even gave us a discount at checking out for not placing our room next to our friends!!

If you want something basic, clean and within walking distance of downtown SLO this is perfect!

This place is great.  You just don't find places like this anymore.  Small, friendly, super quaint and they bend over backwards to make you happy.  Claire welcomed us like old friends when we came in and gave us lots of great tips about the area.  Offered us fresh watermelon and gave us free run of the kitchen in the check in area.  The morning breakfast was very nice.  Loved sitting out on the rocking chairs on the balconey and having coffee.  Lots of hummingbirds and the view is pretty amazing.  The room is basic but clean.  The bed was comfy and we were upgraded to a king room since they weren't fully booked.  We'll definitely be back if we're in the area again.

We chose this place because it fit our budget mostly. It is a little bit older, but it was more than adequate for our one night stop over.

The young man who checked us in went above and beyond in assistance. He gave us a map of the area and recommended a place for dinner which we went to and loved. Many thanks.

The shower left a bit to be desired, very very small and dark. But again, for a one night stopover I won't complain.  The breakfast in the morning was adequate, and there were movies available in the lobby that you could watch for free on the VCR in the room.

Cute spot, good location to town if you brought a car, price is right, and staff is friendly.

This is the pre-visit review: I booked online where there was a special of "Stay 2 nights get one night free."  Cool.  So for 3 nights, it averaged about $70/night.  Sweet deal.  Then I get an e-mail from Claire saying that I can get an even cheaper deal if I call.  So I got the same 3 nights for $66/night or could have gone down to $59/night if I wanted a queen bed.  I'm already excited about my trip at the end of the month.  I'll have a follow-up review when I get back by the New Year.

FOLLOW UP: I just knocked it down a star.  Yeah, it was cheap, but the rooms were just not up to snuff.  I truly expected more.  

The bads:
- Keys to your room versus keycards
- Zero pressure showers
- Hard beds and pillows
- Noisy heater (you can hear the metals expanding and contracting)
- Continental breakfast (mediocre)
- Sink needs to be replaced
- Clock doesn't light up, so you don't know the time at night

The goods:
- Very clean
- Nice staff
- Great location
- Cheap
- Clean carpets

I will likely go elsewhere the next time I come down.  I really think they need a big renovation and it will be very attractive.

The Room:  Although Peach Tree Inn is similar to other old motels in San Luis Obispo (most/all of them are pretty old!), the owners have upgraded a few items in the room: shower head, blow dryer (nice and strong, not like the puny ones at some hotels).  The room was clean and inviting.  My only compliant is the cracked sink; it's functional, just a little unsightly.  The mattress is also a little old, but it works.

The Location/Environment: Peach Tree Inn is located in a convenient location in San Luis Obispo and offers a comfortable and relaxing environment.  Right next door to the cute, Victorian Apple Farm, gas station across the street, and only minutes away from downtown.  A trolley that goes back and forth to downtown stops in front of the motel.  Inside the motel are numerous wooden loungers, rocking chairs, some on the porch, some under huge trees.  Behind the inn is a creek.  

The Breakfast: Peach Tree Inn offers a good continental breakfast, with freshly cut fruits like strawberries, watermelon, etc., different types of bread (the cheddar jalapeo bread though dense was yummy!), hard boiled eggs, muffins, orange/apple juice, and coffee/tea. Unlike most hotels/motels that offers items that look like they're straight off the shelf from Safeway and Costco, the breakfast fare at Peach Tree Inn looks healthy and appetizing.  

Booking Tip: Look for availability online, but book via phone.  When we checked out at Peach Tree Inn, I asked about AAA discount, the innkeeper informed me that since I booked online, she wouldn't be able to offer the discount.  She said that if I hadn't booked online, she would be able to take off at least $10 (or was that 10%?  I forget...).  Peach Tree Inn pays a commission % to the ASP for each online booking.  

Overall, I would rate Peach Tree Inn at 3.5 stars.  Our stay there was pleasant and we will certainly return in the future!

The Peach Tree Inn is a pretty inexpensive, homey inn that has more of a B&B feel than your typical chain.  Apparently the business is family-run, which would explain the friendly service and quaint feel.

Rooms are clean, there's a decent selection of breakfast foods, location is very convenient to campus, and there's a shuttle to downtown so you don't have to worry about parking.  Good quality for the price, and fairly quiet so it's easy to recommend to grandparents coming in from out of town.  Not so appropriate for your romantic vacation or those traveling with kids.

More like 3.5, but I'll give them the extra points b/c of the very friendly staff, who found the coat I'd left behind and had it waiting for me at the front desk.  (I hate it when the front desk transfers me to Housekeeping and I'm dropped into a black hole of voicemails that never get returned).  The room is tired and the toiletries are chintzy, but the place apparently inspires a fierce loyalty, with everyone in the breakfast room greeting each other like long lost friends.  The breakfast spread was quite substantial too.  There's free Internet access, and we got a free 2009 calendar upon checkout.  We also appreciated the VHS tape library that allowed us to catch up on old favorites like the Hallmark version of The Secret Garden, plus the fascination with hummingbirds.  Unfortunately, the giant peach tree in the picture was chopped down last week, and with it went some of the hummingbirds, as well as the rural feel trumpted on TripAdvisor.  Nevertheless, a very reasonably-priced alternative to the Apple Farm Inn next door, and more appealing than the chain motels across the street.

My stay at the Peach Tree Inn was mixed to say the very least. Lets start with the pluses. I was surprised at the cheap price. With my girlfriend's AAA membership it was only 69 a night. Also, they made fresh-baked cookies the day we were there. There was an extensive library of books available to read and you had to like the friendly service there.

Unfortunately, the bed was incredibly uncomfortable from the feel of the mattress right down to the linens for the bedding. The bathroom was quite small, and lacked character.

All in all, you could definitely go worse but i wouldn't plan on revisiting this place.
