We have been using ONEprop management for 6-7years now and we are very happy with Josh Farmer and ONEprop. We used several other property management companies in the past but were not satisfied for various reasons, usually slow in getting new tenant and slow to fix issues. ONEprop management have a very effective advertisement system, which is very important for marketing our rental property and get it rented in a timely manner. Their accounting system is very easy to understand.
We are very fortunate to have Josh Farmer as our ONEprop rep. Josh is very professional and is always on top of things. He promptly returns our calls and take care of issues effectively. We can always call Josh and ask what is happening with our properties and he would be on top of things. Very poor service and a rip off!
First this company was bought out by Property Frame works and continues to be at this same address so they are not closed just changed names. Calling them to have issues dealt with is a futile effort. It took over two weeks to have someone come look at the only light in our laundry room After looking a the light it took another two week to get it fixed. When we initially moved in the house was filthy with animal hair every where. The carpet had not been shampooed and all the window seals were severely scratched up and covered with dead fly's and animal hair. When we sent in our form with all the issues we discovered we got no response or follow up. The paint in the office area looked like it had touched up with the wrong color as well as the living room. Our fence was blown over twice while we were there and it took several days for response each time. After the second fence repair the repair company left material all over the back yard as well as large mounds of dirt. It took 10 days for them to correct this issue. Called them several time over this time frame and was told each time that they would be here tomorrow. When we moved out we used the touch up paint that they provided to ouch up nail hole and small scuffs. They then charged us to repaint the entire house saying there was what they called flash from the touch up paint. $800 dollars to repaint. This company is very unprofessional and does not respond to renters needs in a timely manner. Thy rarely get the items fixed correctly the first time. This is absolutely the worse management company I have dealt with over the 30 years I have been traveling for my job. This is one of the most frustrating and difficult companies to deal with. They force you to professionally clean and steam clean the carpet upon moving out and and even when you have that done they try to charge for it. It's a rip off and they won't even fix the items in the home when they are detrimental to someone... I would never rent another property from this company ever again!! Read other reviews I'm clearly not the only one who feels this way...

I have rented a home from Oneprop for a year now and it has been a GREAT experience! Josh was always available and seemed to be genuinely concerned if ever there was an issue with the property! The house is Beautiful! Well cared-for and in a great neighborhood! When I had a repair, they were quick to respond and the Contractor hired to do the repair was punctual, professional and knowledgeable!

Let me start by saying this company, One Prop, receives ZERO stars from me (but YELP requires you to check at least 1) and if there was a negative option it would be checked. I just received a phone call from my husband stating the deposit refund check from One Prop was finally received and what he saw for the refund was nothing more than an insult.
Apparently, Michael W., the "property manager" took it upon himself to charge $700+ for "partial painting" (whatever the hell that is, seeing as though we touched up the holes in wall from hanging pictures.); $35 for gate/garage repair (ummm pure BS considering the damn gate/fence had to be repaired two or three times during the 12 months we lived there!! And there wasn't anything wrong w/the garage....it was mainly used for storage.); $250+ for carpet cleaning (uh yeah, we had the carpets professionally cleaned 24 hrs prior to turning in the keys and was told by carpet company "the carpet is old/worn and needs to be replaced". So try again Michael.). Next we have $300 for "cleaning" which is straight up BS to the 20th power.....that house was cleaned from top to effin' bottom and looked 2000% better than when we moved in. So all of these bogus/BS/we want to keep tenants money charges can go jump in a lake...or hell.

The reason why I was upset with your company is: the sales rep took her time getting back to us about anything! We looked at several properties before deciding on the one we wanted to rent. She stated that she would call us on the phone the next day...to tell the terms we would have to comply with to rent the property. She did NOT call us the next day and just left us hanging and when I called the office to ask for her, her manager was very rude to me! He treated me as though I was a nobody and wanted to get me off the phone as soon as he could! We had the $3600 needed to move in, but when I was treated like a second class citizen by him, I decided it was in our best interest to look elsewhere! I am so glad we did! If a property management company treats all their customers the way we were treated at the beginning of a transaction, why would you expect to be treated any different throughout your lease term? I own my own business and know that if I treated my customers like this, I wouldn't be in business long! Good customer service always goes a long way! Bad customer service should be shared with potential customers...always! Please read below to see my response to Rusty initial concern. His initial concern was that his landlord requested an additional deposit to allow Rusty to rent the home. Rusty did not like that response and decided that he goes on to complain that ONEprop employs incompetent people. The fact is that ONEprop has some of the highest performing people in our industry. That doesn't mean we are perfect or that we do not have room for growth. Rusty did not explain what he means by stating the employees are incompetent, and if he or anyone else wants to provide examples please email me direct at kmartin@oneprop.com so we can improve our processes and our people. We always welcome criticism and the opportunity to improve.

I am sorry this person was not happy with their experience. In an effort to help everyone understand the process we publish the criteria for renting, including credit checks, background checks and criminal checks. I am disturbed that this person feels ONEprop is shady, as a matter of business policy we make a concerted effort to make sure everyone understands the rules. I welcome feedback on what we can do different to make things more clear.
A great thing is that if you have poor credit or rental history many of our landlords will accept the higher risk if a resident will place an additional deposit to mitigate risk. The deposit is fully refundable at the end of the lease if the property is returned in accordance with the lease and most tenants receive anywhere from 80-100% of their deposit back after leaving and we provide detailed instructions on how to make sure you get as much as possible. This person did not welcome this opportunity, and chose to rent elsewhere. However when you Google your name it brings up your LinkedIn page first and then the next page is a page called OneProp.OnePissedCustomer.com with several reviews from pissed off people who either tried to rent a property or who have property managed by Oneprop. Seems to me that if you had that many bad reviews from not only Yelp and Onepissedcustomer.com, not to mention your own Facebook page...you would be doing something different to fix your business and squelch all the negative reviews about Oneprop! I understand the double deposit business for people with bad credit. That's what people have to do when you have not so good credit. You are made to pay through the nose to get anything...be it a house or car or washer & dryer. But what I don't understand is why a company would employ such incompetent people to work for you. If I owned Oneprop, I would make sure that "customer service" was FIRST on the list of requirements for an employee to continue to be employed by me! The treat ment I received from the office in OKC , was worse than trying to get your cell phone fixed "over the phone" by someone located in India!!! I guess that's what America has become, though. Pretty sad!
Jun 27, 2014Previous reviewMy girlfriend and I tried to rent a home from these shady people...Deana Irving was the woman we dealt with...it took her over a week to process our application...they charged us $135 application fee...and then told us we had to put up a double deposit of $1200 + the first months rent of $1200...for a total of $3600 upfront!!! We didn't want to buy the house...we only wanted to rent it!!! I called the manager Josh, after Deana Irving did not get back with us by noon the next day...He was an asshole to me and said he had to take another call, so he could get me off the phone with him. Totally unprofessional company to deal with. I will tell everyone I know about this company and how shady they are!!!

Do yourself a favor and RUN!! This is about as shady as it gets. These people work for the owner of the property, not you. Getting into a house is about as easy as it gets of course, as they will be extremely accommodating to make sure you get suckered into your lease. The issues come when you try to move out. Firstly you have to give 45 days written notice or else they charge you per diem for each day you didn't give them notice. Meanwhile there is absolutely no warning that you are about to break this 45 day threshold. I had let them know over the phone that I would be moving out over two weeks before my lease was up. But since it wasn't in writing they made sure to charge me 8 days per diem rent as I sent a letter on day 37. So they got to essentially show an empty but still rented house, while charging per diem for days that I failed to inform them. While legal, very shady to someone who had reliably paid over a years worth of $1000 rent on time. Then when it was time to move out got hit with $600 of "painting" and "cleaning" charges. Even though when I moved in I had to dust the fan myself and they clearly do not re-paint anything between tenants. Total money grab. After confronting them with picture evidence that the marks on the wall were there when I moved in they dropped these fees to $200. Which was still outrageous but I couldn't do anything as they have your deposit held hostage. Speaking of which they wait a full 30 days to refund your deposit and require you to provide them your next address. This is clearly to make it easier for them to serve you in court if they decide stealing your entire deposit isn't suitable. Take your business elsewhere, don't give it to these crooks.

They charge an extremely high set up fee. I was paying 70% of the first months rent at One Prop (nearly $1200.00). My new property management team charges $395.00 and the same monthly charge of 10% of the rent. I have worked with One Prop for a number of years and it all started out well, but each year it got extremely difficult. The team stopped treating me like a client, but more like an employee and I was once told by the manager to start acting professional. I was upset about a situation that was detrimental to my property and I was not made aware of and I did raise my voice, as well as he. That is when I decided to start looking around and found that other management companies had much more reasonable rates. I am so happy with the team I am working with now - RPM Enterprises. They are great.

It is unfortunate we were not able to meet Cindy's expectations, but do recognize our management is not for everyone. If ever a client or their tenant has a concern, I invite them to call senior management to discuss. Perhaps had I known about Cindy's concern before it was at this juncture more could have been done to be more closely aligned. We wish her the best of luck with her new management company. OneProp has just begun to manage a residential lease property for us in Edmond, OK. The company was recommended by a friend who is a realtor. From the outset we were very impressed with how OneProp does business. Our contact/management specialist is Josh Farmer. Josh has been lightning quick in getting full control of our needs. This has been somewhat challenging since we live out of state. But this fact has not been a factor. Josh and I have remained in contact by phone and email. This has been an outstanding relationship. With his professionalism and efficiency we are confident that the property will be successfully leased very quickly. OneProp and Josh have my full confidence and I would not hesitate to recommend this team of dedicated professionals to anyone interested in their services. Go Sooners!!!

Lessee beware!!!
I rented a house in Norman through another management company that went belly up and the owners sought out the services of Oneprop. While there were never any issues while living there and paying rent, it is quite a different story trying to get them to release my deposit. After waiting a month from my move out date, I received a move out calculation sheet in which their is a list of trumped up charges to the tune of $1,615. My deposit was $1300 and they are suggesting that I owe an additional $315. I have been renting homes for the pat decade and have always taken care of the houses that I rented. We rented this home for 3 plus years and took good care of the house. I have no problem with a carpet cleaning fee or small make ready charge, but to ask me to pay for repairs to the outside of the home that are clearly due to age and weather is ridiculous and should be the responsibility of the home owners.

I have sent a private message to Steven asking him to detail his issue so we can resolve any errors.
Until I hear back from Steven I cannot speak to his specific situation.
A note to all. After a resident moves out it is possible that part of a security deposit could be withheld in error. Our first request is the opportunity to make it right. ONEprop does not get to keep any of the security deposit, however, the lease gives the landlord the right to withhold any amounts they spend to solve a situation which the resident was suppose to take care of.
If repairs are made due to normal wear and tear they are not owed by the resident. We look forward to hearing back from Steven so we can resolve any charges which may have been assessed in error.
