We have now closed escrow and will be forever grateful to you for your efforts on our behalf. You charged only 1%, but the service you provided was worth 10% or more easily. We felt very comfortable during the entire escrow process and your true professionalism was never more evident than when you were able to arrange a home inspection with less than 24 hours to do it on Christmas eve. You are the One Percent Broker, but your service goes far beyond what any other full price broker provides.
Thank you again for all of your efforts and if anyone wants to know whether or not you can provide what your website advertises, have them call me. Hugh is truly a stand out in his field. You may have encountered real estate agents who appear to be sitting at home eating bonbons and getting paid exorbitant amounts at the end of the deal, and you may wonder how you could possible get any service from an agent who will get paid one-third the amount. It may seem too good to be true, but I promise: you will get better service than you can find anywhere else, and also save a large chunk of change.
This is, of course, if you want to use redfin or other resources to do your own searching and screening and take advantage of open houses, and rely on Hugh to get you into places without open houses and to write offers and get you through the purchase process.
He is an excellent communicator, a hard worker, and tailors his style to meet each client's individual needs. He will get back to you immediately at any time of the day or night with a clear and concise answer. He will use whichever communication medium (email, phone, text) works best for you and will give you as much or as little of his professional opinion as you want.
My husband and I are now proud owners of a (short sale) townhouse in West LA. We highly recommend One Percent Broker. -

Hugh is an excellent realtor who is kind, intelligent and extremely helpful with our first house purchase.
He was always available for questions and guidance during very challenging and stressful negotiations and never pressuring us into making decisions, but instead gave balanced and thoughtful points of view.
I can't imagine a more dedicated and caring realtor, whether full service or not. -

I can only echo what others have already said, Hugh and Sarah offer outstanding personal service coupled with excellent and straight forward advice.
An absolute pleasure to deal with from start to finish, nothing was too much trouble and everything was handled quickly and efficiently.
As a new arrival in the US, I was a little perplexed that you needed agent to purchase a property and was somewhat disturbed at the amount it was going to cost me (indirectly). However, now having used Hugh and Sarah, I can say that their service is worth every penny (and more).

I just had the greatest experience buying my first home because of the individual care of One Percent Broker. I assumed a discount broker would not take care of me in this unknown process of finding, negotiating and buying a home.
I really knew nothing about this business but that was okay because I had the guidance of Hugh Borax. He was the most trusting hand in such a foreign world which allowed me to find the right house for me and successfully get a loan and have my offer accepted. He took me through step by step caring for each stage with me so I never felt alone in this. I would recommend him to anyone who wants to be treated well, carefully overseen through the inspections and get the best deals on a new home.
And all of this with getting 1.5% rebated back to me because I can use the internet to follow the lists of homes on sale. -

We used Hugh's services to buy our $1 million+ home in West L.A. We were very impressed with Hugh Borax throughout our entire experience with him, from our initial meeting to receiving our rebate check after closing. We bought a home after a nine-month search and Hugh was very patient with us. Having purchase two other homes in the past 12 years and worked with two other buyer's agents, we can say that Hugh was the best broker/agent we've ever worked with.
There are several things that made Hugh an ideal broker. He is very experienced and provided thoughtful, incisive, and astute advice, without being overbearing or placing his self-interest above ours. Over those many months, there were a couple of houses we had considered making offers on that required Hugh to get information from the seller's agent and do associated work. When we decided against making an offer, he didn't pressure us or behave in the least bit annoyed. Similarly, Hugh recommended a great home inspector, who was extremely thorough, having exceptionally high standards, taking over four hours to complete a very detailed inspection. Some brokers/agents may want hurry a client to make an offer or recommend a home inspector who would find the fewest possible deficiencies in the home, reducing the chance of the sale falling through, but not Hugh. Through these and many similar experiences, Hugh made us feel as though he was looking out for our interests above all else.
All of our interactions with Hugh -- phone calls, emails, discussions -- were very professional. He has the mindset of a business person handling a business deal, while at the same time being very friendly and down to earth. Hugh went out of his way to be accessible to us, even when he was out of town. Our calls/emails were returned/responded to right away. We also appreciated Hugh being detailed-oriented. Coming from two Type A Ph.Ds., that's saying a lot. He followed up and followed through when he said he would, and never showed annoyance with us when we butted in when he already had the situation in hand.
Our two previous buyer's agents were full-commission professionals. I would rate Hugh's service to us as the best of the three, and our substantial savings on commission was icing on the cake. We will highly recommend Hugh to our friends and family and know that he will do a great job for them. When we buy or sell our next home, we won't hesitate to use Hugh's services again. -

I just finished purchasing my home and used One Percent Broker. I can't say enough wonderful things about Hugh Borax. Hugh is the type of person who excels in whatever he sets out to do. He stays on top of everything (including things we forgot) and made sure all loose ends were tied up at the end (other agents wouldn't have cared after the papers were signed). Even our escrow broker was so impressed with how responsive and on top of things Hugh was.
He was always so professional and responsive to our questions and concerns anytime of the day. We commonly traded emails past midnight. He always told us our options and never pressured us to make a decision but supported whatever decision we made. He was never out for his own interests which is so rare to find in a realtor. We wanted to ask for $28,000 in credits...most realtors would have said no way and would have never submitted a request for that high of an amount. Hugh suggested a tactic to use to get the credits and it worked! We ended up getting a $28,000 deduction to the sales price we had previously agreed upon.
In previous home purchases/sales my agents were always hard to get ahold of, could never keep which house it was and what problems needed to be addressed straight with their other listings and always seemed to be put out if you ask them to anything more than they felt was their "job". If a tennis lesson, children, or vacation came up, my interests were put on the back burner. Hugh was the complete opposite. He made us feel like his number one priority. I can't say enough wonderful things about Hugh. Through a long, unknown, and stressful process, Hugh is exactly the type of agent you want by your side. I highly recommend him and cannot say enough wonderful things about him. -

In West LA, where homes start a million dollars, the 6% agent fees have seemed absurd, especially since my wife and I prefer to use the many on-line tools to find the best candidate properties for us. But we knew we still needed an agent who represented our interests to help us through the actual purchase and escrow process. But I was leary of what I would get from a discount broker.
When I first signed up with One Percent Broker, I expected that discount broker would mean discount service - in other words, someone who would hand us the forms and take care of the legal requirements, but that otherwise we were on our own.
I'm happy to report that this was not the case with Hugh. In fact, Hugh was not only behind us through the entire process, but was more responsive than any other agent I've met. He answered all of our questions, helped me get the data I needed to feel comfortable with the pricing, pushed the bank to get the loan done on time, and generally kept everything moving forward smoothly.
Even without the rebate at the end, Hugh was a great agent, and saving money in the process made it a perfect experience. If you're getting ready to purchase a home in West LA, I strongly recommend contacting Hugh. -

THE MOST PROFESSIONAL REALTOR EVER.
IF you're smart enough to know 1) that there's nothing to finding a home online and 2) that the buyer does indeed effectively pay for the brokers' commissions, THEN what you really need is an agent who's a true professional and workaholic AND gives most of his commission to you!
Hugh Borax at One Percent Broker is precisely that person. Every one of my emails was responded to within a few minutes, even when I sent them past midnight, and sadly there were many, many of those!
I work in the often cut-throat world of corporate finance, and I can confidently say that Hugh is as responsive and as devoted as most captains of industry. This is especially refreshing because you'll find that many realtors treat their work like hobbies and/or have overbloated egos simply because they can find properties online - kind of like having an ego because you can eat with a fork...
If you don't have time to surf http://themls.com or the other real estate sites, then you may want to go with a full-service broker instead. But if you're happy to look for a house yourself and don't see the value-add of a broker's company to every house you visit, then you might as well go with an articulate, uber hard-working agent who gives you most of his commission! -

I'm going to keep this short and sweet. Hugh has been my agent for the past several years. During that time, he was always available to answer questions and provide guidance. He never pressured me in any way, and made sure I considered the pros AND CONS of each property. I finally bought my new condo last month, and Hugh was there every step of the way. He kept me calm when I thought I would lose it. And he helped resolve every issue I had. He was a rockstar!

One Percent Broker, through Hugh and one of his associates, sold our condo during a volatile time in the market and helped us buy our current home in which we've been living for 5+ years. If we were to sell and buy again, we would certainly use One Percent again, because they are professional, experienced, very knowledgeable regarding West LA (among other areas), and of course, they are an excellent value. In today's internet age of real estate, it makes ABSOLUTELY NO SENSE paying a 2.5 or 3.0 percent broker fee!
