    Okay an amazing down home breakfast joint in the middle of no-where.

    Service was friendly and engaging. The food was fast, made to order and delicious! Prices were very reasonable and I could have very easily left with some to-go, but I had been eating healthy all week to come here and do it right! And the ambiance was homey, clean and I love love love the warm patio.

    I'll def be back!

    Went there this morning for the first time and I really enjoyed it :)

    When my friend and I drove up to the restaurant, it was kind of hard to find parking... the restaurant was located in a some-what cramped neighborhood area, also the place itself looked really small, I thought we weren`t going to be able to get in! But after parking and walking in, the place was actually pretty big inside

    It`s a really cozy diner that serves breakfast & brunch/lunch foods. I ordered the Pasta Alfredo, which came with garlic bread and a choice of soup or salad, & it was delicious! The pasta was hot and fresh, the bread was just right, and the salad was pretty good too. Also I would love to comment on the service I got there, They were attentive and they were all very friendly.

    Next time I wanna come by again and try out their breakfast this time!

    I've been here a numerous amount of times. The four star rating is because the wait times are pretty long sometimes. Other than that, the service is AWESOME, the food is great, the prices aren't so high and they have outside (patio-style) eating.

    When we go, it's typically for breakfast, we outside and they have the heaters going. I will be back here for sure. The mimosas they serve are great (wish they were bottomless lol) and again, the food is delish!

    My wife and I just moved to San Mateo and we were looking to solve our U Haul sized trucker hunger with a mean Pancake plate breakfast. Nini's was more than up to snuff. I mean, this is a place my "Somewhere out there in the middle" father from Michigan would love! The pancakes are huge and the waitresses call you hun... The coffee isn't anything to get too over excited about. Both myself and my wife enjoyed our pancakes and sausage. The home fries were tasty but needed moar pepper. I say this ranks up there with the Buttercream Bakery in Napa, Deans Cafe in Pleasanton and the dearly departed Washington House on First st in Benicia...  Price was reasonable and service was friendly. We want to explore their menu more...

    Came here when I was craving for some diner food. Opened up yelp and out popped Nini's. The reviews seemed promising so my girlfriend and I decide to make the trip down here for some food.

    When we got here, we found parking right away less than a block away so that was a good thing. We saw a bunch of people outside and assumed that they were done eating and were chatting it up with their friends but turns out they were all waiting for a table. People waiting means the food is good right?

    So we went inside to look for a place to write our names down and waited inside for about 5 minutes before my girlfriend decided to ask an employee there if we can get a seat. He said that someone would be with us in a minute and about 2 minutes later, the lady taking names down showed up. The wait was about 15 minutes for a table, which isn't so bad considering it was brunch time. They also had coffee outside that you can help yourself to while waiting.

    We sat down and tried to take a quick look at the menu and order as soon as possible before the larger party before us ordered. I ordered the Italian Omelet and my girlfriend ordered the Cajun Chicken Omelet. The Italian Omelet is what it sounds like actually. It was basically like a pasta except instead of pasta, you get about 3 eggs with meat sauce and ground beef on top. It wasn't really anything to gloat about but it wasn't THAT bad either. Overall, a 3.5 for the omelet.

    Service could use a bit of work. Yes, I understand that you guys are busy and all but if it's like that every day, it doesn't hurt to hire another waitress or waiter to save people from the wait. It was a bit slow but they seem like friendly people. It seems to me that they treat their regulars better than others here.

    ***Parking***: May be a bit hard to find parking during peak hours. Park a block away to avoid circling around. Street parking only.

    This place has everything I love: cute, kitschy decor (including old pictures and license plates), a fantastic outdoor patio with heaters, friendly waitstaff and perfect breakfasts. I have been here a number of times, but I usually get the exact same thing: the Popeye. It's an omelet with spinach, lots of cheese and sour cream on top. It comes with toast and hash browns that can be made without peppers and onions.

    I love Nini's, and I want everyone I know in Chicago to come here with me every Saturday morning for breakfast after a long run.

    There is a wait here, but it's worth it.

    Really good food. Friendly service. Nice vibe. Old school.

    Great place.

    But you gotta remember -- ask. You can have half orders and the menu doesn't tell you. Short stack = 2 gigantic pancakes. But if you want, you can have one. Side of bacon = 4 thick slices. But if you want, you can have just two slices.

    Ask already. They'll do it. Happily.

    I love places like these!!!

    This place has been around since '55, and there are enough tchotchkes and what-not on the walls to prove it.  My server was very friendly and attentive, and the prices are fair.  I sat at the counter and didn't mind it at all...

    The breakfasts here are awesome, and the portions are huge.  I had the "Toby's Special," a hot link and Ortega chile omelette served with home fries and toast.  I can consume a lot of food, but I couldn't finish this.  Very delicious.  Try coming here a little earlier than the crowds to avoid the wait.  Highly recommended...

    Best breakfast in Burlingame.  Tucked away in the neighborhood - this is your family owned coffee shop.  We live walking distance and go all the time - love having this great joint down the street.  The staff is fantastic and they treat you like family.  

    Everything I've had is delicious - top favorites include heuvos rancheros, blueberry pancakes and French toast / egg combo.

    The BFF brought us here for brunch while we were stopping through town.  The wait was long, but for a Sunday brunch what can you expect.  We ended up eating at the bar which was fun.  The inside has a very homey, fun feel and the food was delish.  I had buttermilk biscuits with gravy and ended up finishing the whole thing.  My husband had an omelet and my friend had the eggs benedict and we all loved it.  This place was worth the wait and is a perfect brunch spot.  I would love to come back here.

    This place was ok. We lucked out and the wait wasn't that bad. The food is solid american breakfast place, better than Denny's but nothing to write home about.

    The patio out back is nice and airy.

    If the wait isn't that long and you don't feel like cooking breakfast, give it a shot.

    I like Nini's - love the old school vibe and the homey food is filling and serviceable.

    What I don't like is the wait, cuz if I'm going to wait an hour for a table, I'll go to Millbrae pancake house where you can pretty much the same menu but with a side of  pancakes -  or I'd rather spend 20 mins driving to the city to have a spectacular brunch at someplace like Lusk.  I just don't think this place warrants the sort of wait that people milling about outside are investing in it.  There's nothing very complicated or over the top delicious enough to make me spend the time waiting for a table here.

    I'm still giving Nini's 4 stars but man, we went there 2 weeks ago and waited an hour for a table for 7.  My advice, go in groups of 4 or less and don't bring 2 wound up 7 year olds, a female tween and a male teenager with you as that hour wait is going to feel like 1/2 a day.
    Foods still awesome though!

    Dropped in to this cool little neighborhood spot while I was in the area handling errands. First off, let me say this, I really wanted to give this place a fantastic review. It definitely has that cool neighborhood feel and a sweet interior. Love the old school lunch counter. Alas, the food fell way short and I could not. It is on a corner in a residential area not too far from the west sound wall of Hwy 101. Despite this you really do not hear the traffic.

    When you walk in you are struck by the high ceilings and walls full of photographs. The photos are of celebrities, locals, and scenery with the occasional Marilyn Monroe 10x14. There is also lots of sports memorabilia with Cal and Stanford football helmets on the east wall. As a huge college football fan I love that stuff but where is the SJS helmet? Gotta rep the Spartans!

    I sat at the counter and ordered a veggie omelet, well done hash browns and wheat toast. The friendly waitress mentioned that the cheese comes in slices, not grated, so I skipped the cheese. Dunno bought you but I HATE when diners do this. Sliced cheese is for burgers and sandwiches. For me it is usually a red flag of a lazy kitchen staff, cheap owner, or both. Funny because I later saw a few pics with grated cheese. Oh well, grated cheese will not solve the problems related to this economy so we'll leave the thesis on cheese for another time.

    Omelet: Light on egg but heavy on veggies. Veg were cut in stew chunks with carrots? Probably, in part due to the size of the cut, the veggies were underdone. Lacked flavor as well.

    Hash browns: Not well done and not fresh. That's what I get for ordering an omelet at lunch I guess. Also lacking flavor or spice.

    Toast: Drenched in butter and bearing the NOTORIOUS HAND PRINTS of a waitress in a hurry! Uhhhhhh, NO THANKS SALLY. Needless to say, unappetizing. BTW: I consider this a breakfast service FELONY.

    In fact I left the hash browns and toast untouched. Was hungry so I put down the omelet and bailed. For $10.80 it was a big strike out. Too bad,... with so many enthusiastic reviews I guess I should have asked the waitress to give me the "Whatever you do BEST" plate, without the hand prints of course.

    Our experience here was far from good.  First off, the hostess was no where to be found.  Second, the waitresses are jerks and only treat regulars like customers. A regular came in and sat next to us and all the sudden the waitresses were sweet.  They should put a sign outside saying 'Regulars Only'.

    Lastly, the hygiene here is questionable.  Katie, who works the register, was witnessed the whole time handling cash and credit cards and then making toast.  She never washed her hands once.  Is Katie unaware that cash is one of the dirtiest things you can touch?

    LOVE!

    WHY?

    1) During your wait, they serve coffee outside. Perfect on these cold winter mornings!

    2) Ambiance! It's such a cute breakfast restaurant. Very quaint - feels like home!

    3) MIMOSAS - I don't know if it's their orange juice or choice of champagne, but their mimosas were sooooooo good. Really dangerous. I couldn't stop drinking it. RECOMMENDED!

    4) Katie's Breakfast Sandwich - Although this sandwich is pretty simple (sourdough bread, cheese, egg, and spicy sausage), it was so delicious. It was warm, straight out of the oven, and perfectly cooked. My other friends got this too and they loved it. We could attempt to make this at home, but Nini's does it in such perfect form.

    5) Potatoes with bell peppers - Warm, soft, yummy! If you love potatoes, you'll love that Nini's serves your meal with this side.

    I would definitely come here for breakfast again and again!

    We drove by Nini's each Saturday for the past 3 weeks hoping to find a short wait time.  Sadly, the wait line wrapped around the corner and down the block.

    One particular morning, hubs and I were feeling extra ambitious and high-tailed it over to Nini's at 7:30am.  Sure enough, the place was already packed full of hungry folks.  We were offered a seat on the heated patio which we eagerly accepted.

    Hubs ordered something sausagey and I ordered, through chattering teeth, the huevos rancheros.  I wasn't very happy with my meal, it resembled more like a plate of nachos than a decent huevos rancheros breakfast, if anything.  I asked for my eggs to be cooked over medium, but what I got was goopy sunny-side up eggs.  Plus we only visibly saw our server only twice:  once to take our order and twice to drop off our check.

    So much for venturing out further for breakfast.  Nini's is very kitschy and pretty cliquey...If you're not a regular here, be prepared to be ignored. =(

    Love love love Nini's Cafe!

    It's comfort food at its best.

    Wait staff is super friendly, there is a nice buzz of activity during business hours, and my favorite part is the neat patio seating in the back. Perferct on a warm sunny day.  

    Expect a short wait on weekends for brunch, but worth it :)

    My server was super attentive and very warm and welcoming.  She kept my coffee mug full and always did it with a smile.  It's on a corner in a neighborhood so it may be hard to find the first time, but use your nav and get here.

    Came here with a girlfriend. I got the vegetarian omelet with hot links... which turned out to be a bit on the bland side but STILL YUMMY. The vegetables were actually cut into thick delicious chunks and I liked how the omelet wasn't as greasy/oily as it usually is at most other places. I was super full after eating most of it, but didn't fall into a disgusting food coma like one would've expected...

    The potatoes didn't taste that good to me (tasteless, I guess this is one thing you do need a lot of butter for)...

    I would also pass on the hot chocolate next time because it's just the typical mix with some whipped cream on top.

    Let me start off by saying this restaurant is really cute and the atmosphere is fun. I like the outdoor patio a lot but..... I came here with my boyfriend on Halloween awhile ago... got bacon, eggs, and apparently a heaping pile of oily potatoes. It tasted good, greasy, but I was hungry as hell so I ate it.
    Two hours later, I was writhing in pain clutching my stomach from what I can only assume to be caused by the amount of grease.. Everyone was nice and I know it means well but... wow. A cautionary tale to all you breakfast skeptics out there like me

    Nini's is in the middle of a residential neighborhood. They provide coffee for you in the morning while you wait for a table which is nice. Inside, it's a very homey diner style ambiance with old pictures on the walls, busy menus, white boards, black boards and various signs and decorations posted.
    The food, in my opinion, is typical American breakfast. Prices are right around the same as Stacks. I would say that this place has better service than both Millbrae Pancake House and Stacks though.
    Nini's also has outdoor seating on the back patio. While I've never sat there on my two visits here, they've got a lot of what look to be vintage, trinkety, hodgepodge of decorations out there.
    When I'm in the mood for Sunday Brunch or breakfast, I'll definitely come back but am not in a hurry to do so.

    I just love this place.
    The food, the atmosphere and the staff is awesome.
    I have been here about 10 to 15 times and it is great.
    I love the breakfast - brunch hour.
    Do yourselves a favor and go have breakfast and or lunch.
    I always have a great time here, the staff made it a great experience,and the food, the chefs/cooks are great.
    The location is right in a neighborhood which is great and cozy,a homeowners paradise of sorts. I love this place.
    Very Very busy, does have a wait at times, but I have never experienced this, I always arrived early 8 to 9am.

    I am salivating as I write this.

    You will notice that this coffee shop planted itself in a rather cozy, suburban, neighborhood. In fact, if you look on the map, it sits very alone in a sea of suburbia. Really, it felt almost out of place; much like the proverbial sore thumb.

    Come early, and come in a small group. This place had a line going out the wazoo. The seating arrangements call for this, although they can handle a rather sizable group. Free coffee and tea are available for those waiting outside, because there is barely any room to wait inside.

    I banked my entire appetite on the steak and eggs, and everything was much tastier than I expected it. You have to really try hard to screw up a serving of sunny-side eggs, but the steak was cooked perfectly. Actually, I think this was by far the best steak and eggs I've ever eaten.

    Now, if only I can peel myself away from my morning cartoons, I'll go back for more.

    My review is for the item I ordered only...I have been coming here for years and I am a local. I am used to the no parking, the wait for a table and even the (at times) slow service. This doesn't bother me...HOWEVER, I don't understand why you all don't use fresh spinach and not frozen. I ordered the Turkey/Spinach benedict and always forget you all use frozen spinach which just ruins the meal. Please consider switching to fresh...it would make a difference for me returning or chosing another place to eat.

    I have been here a few times now and I love old timey like coffee shops. It has a beginning that started from the heart and I am all for hopeless romance.
    The shop is cutely decorated with all kinds of worldly novel relics and there is an indoor/outdoor dining option.
    Yummy breakfast and yummy food period! Cute for dates and cute for groups or families. It's def all American. And you can't get much nicer than the price!
    I had sooo much food when I went for breakfast I could have shared my omlette meal.

    Nini's is officially  my favorite breakfast place in san mateo! its a hidden gem that was introduced to me by my girlfriend. The decor on the inside reminds you of a good old American breakfast place and the pictures on the wall show that they have been in business for a really long time.

    If you decide to come on a weekend morning be ready to wait a minute before you get seated. Any weekday doesn't seem to be much of a wait tho. The service is always spot on and the servers are very friendly.

    I usually order the "joes-al-a-nini's" in an omelette instead of a scramble. Its packed with meat and veggies in an enormous plate of deliciousness. Also, try their biscuits and gravy, soo good!

    Great food! Their menu is pretty big and well priced, so everyone can find something to eat.

    Service is great, the staff is really friendly and always attentive. I always get the chicken apple sausage scramble with potatoes.

    Love sitting outside in the patio area, and they have really nice decorations everywhere.

    Nini's is definitely a hit in my book!

    For years I have been making the bay area trip to visit the my wife's family and for every time I go to the bay area I always dread breakfast.  Bay area breakfast restaurants have always left me disappointed.

    On my last visit I suggested someplace new.  After checking Yelp I suggested we try out Nini's.  When we pulled up there was a crowd out front.  Our wait was not too long and they had coffee out front for those waiting for a table.  We also checked out their huge menu while we were waiting.

    All I can say about the food is AWESOME!  At last I have found a GREAT breakfast place in the bay!!!

    Came here on a Sat for lunch. The place was full but not packed.

    We sat outside on the porch...we got our coffee pretty much right away but it took a while for the waitress to come get our orders. However, it didn't take too long to get our food once ordered.

    we had the steak & eggs breakfast, biscuit & gravy & eggs & home potatoes....the home potatoes was more like a chunkier version of hash browns...got some nice crispy parts in there with chopped bell peppers and onions...

    the biscuits were super buttery! I had my eggs over easy on the biscuits...it was melt in your mouth yumminess.

    The steak was pretty good too. I think the food's on the slightly pricey end but you do get pretty good portion for the price.

    Yelp was right!

    So I'm in San Mateo this week for work and blah blah.  I yelp to find a good breakfast spot and low and behold I find one.  Teriyaki steak and eggs you say?  At a white diner?  hmmm...okay fine.

    Besides being a chad over marinated, it was delicious.  A big cut of tender flank steak cooked very well.  It was a bit salty but overall it was a GREAT way to start the day.  The crispy home fries were good too and the over easy eggs and wheat toast sent us all off with smiles on our faces and only a salad for lunch.  It was that hearty!!!

    Nini's will be around for a long time to come serving up treasures like this.

    This tiny and cozy coffee shop is hiding in the residential area near the borderline of San Mateo and Burlingame.

    Amazingly on a quiet Sunday morning, usually one of the busiest days of the week, I was seated immediately at the counter.  

    From the menu, I had the popular Teriyaki Steak and eggs. For $13.95, the dish had a piece of flank steak marinated in a teriyaki sauce and grilled to a nice flaming taste. The dish also has eggs (any style), home fries and a side of toast. This is an exclusive dish that I have never seen and fortunate enough to able to eat and enjoy the dish from this peninsula coffee shop.

    As I was eating my meal, the workers in the cramp kitchen in the back screws up many of the other people's dishes and orders. I was blessed that they didn't make a mistake on my dish. But I do advised you to watch your order.

    I hope on my next visit, which will be in no doubt, the workers will get it together.

    A great place to grab breakfast! It is a bit out of the way but it's so worth it. Tucked away in a neighborhood area this place is so quaint and it has a great outdoor patio area.

    I got the Polish Sausage scramble. It was delicious and the home fries were excellent. I loved the red bells and onions in the mix.

    This place gets 5 stars because of their service. I was coughing ridiculously hard because I think some food went down the wrong tube. One of the servers (or maybe one of the owners) brought me a cup of hot water and said it may help my crazy coughing bout. It was unexpected and very observant of her to help me out :) It really did help!!

    I will be back again!

    This place is good, but not as good as some of the overly-enthusiastic Yelpers proclaimed.

    Perhaps the temperature gauge was faulty that day.  Or maybe the cook just needed a new battery for his watch.  Whatever the reason, heat control was on the fritz that day we visited.  There were seven of us, and every single person had something burnt on the plate.  Some people may prefer the smoky charcoal flavor.  Personally, I'd rather do without the carcinogens.
     
    Don't get me wrong.  The food wasn't inedible.  In fact, after we cut off and scraped off the scorched bits, we actually had a fairly decent brunch.  The portions were more than generous.  The prices were reasonable (most of the dishes range from $8 to $16).  And we really enjoyed the friendly and attentive service.

    Located right off of 101 in a residential neighborhood, Nini's has a very thorough breakfast menu, cooked homestyle. I came here with a group of six on a Sunday morning and we were told the wait would be roughly an hour. Being too lazy to drive elsewhere, we sat on the benches lined up along the side of the restaurant and actually waited less than the estimated time. Nini's does have a coffee cart right in front of their restaurant to help with the wait time.

    We were seated in the back patio area which is decorated with all kinds of license plates and signage that keeps you staring at all of the decor. I settled with the corned beef hash that came with eggs, home fries and toast. I really like that they ask if you'd like to add onions and peppers to the home fries and they also have sourdough toast which some places don't have! Overall my breakfast was cooked well and was very homey and yummy.

    Service here is very friendly and because the restaurant is in a residential neighborhood, parking is a piece of cake. I'd definitely like to return to try their pancakes or their teriyaki steak.

    My husband used to work near Nini's and it was quite often he'd go there for breakfast and/or lunch.  He'd frequently tell me how good the food is and how I need to try their Steak and Eggs.  It didn't sound so great then and I thought it was pretty far just to try some steak and eggs, but let me just say... after months of hearing about this place, I only regret not trying it sooner.  I absolutely loved their Teriyaki Steak and Eggs.  It's so tender and juicy.  That mixed with over-easy eggs and home fries.... YUMM! That's def a must try.  

    If in that area again, I'd want to try the Eggs Benedict.  I was looking at some of the pictures and it looks so D'Lish and according to some of the reviews it's also a popular fave.

    WOW is all I can say and worth the wait too. My hubby found this hot spot but we were not able to go last time we were in the Bay Area, well today we were in the bay and wanted to go, the food is FANTASTIC! The service SUPURB!
    And the price's are very reasonable. All I can say is this places ROCKS =) ands we will for sure come back, guarantee it!

    If you have not checked this food spot out, go go go, its so so worth it!
