So far so good. I've been here for a month and I'm happy with my choice to live at Ninety Degrees. It is definitely a step up from the other popular complexes in the area, including Desert Club and Shade.
The front desk staff is friendly and helpful, the complex is safe and clean, and things are generally as advertised. I am fortunate enough to have very quiet neighbors, so noise from within the building has not been an issue.
I have read plenty of reviews that mention loud pool parties, aggressive security guards, shoddy construction, &c. I haven't experienced any of this, so either the management has listened to the complaints and dealt with them, or (just as likely) the people complaining were part of the problem.
The units are a tad on the expensive side, but I have found that when it comes to corporate-owned apartments you do get what you pay for. -

Ok here is the deal with 90 degrees.
It is great if you are single because the guys are all really friendly and considerate. It's pretty quiet except last weekend some kids smashed a glass door but sh*t happens. The maintenance guys are on point. The gym is nice. Super dog friendly which is awesome big dogs small dogs all dogs! The front desk ladies are really sweet and surprisingly good at their jobs. You will not out negotiate them they are masters.
But..
The apartments are TINY and you are paying way above market value..expect about 2-3$ per square foot. Mine is 462 sq feet and 845 a month :/. The hallways smell terrible and are really dirty, there has been a pair of dirty mens boxers in the middle of our hallway for about a week now. When someone cooks the stench stays in the hall forever and its pretty nauseating.
My building is mostly empty and everyone I've talked to is not thrilled about living there but you kind of deal with it bc its such A GOOD LOCATION. You can't beat it. The parking lot is barren and needs a lot more trees for shade and I wish the nature preserve was accessible to walk in.They try to convince you that this is where young people are but I'm 26 and probably the youngest person here, most are older divorced men with drinking problems.

THAT SMELL I WAS TALKING ABOUT IN THE HALLWAY ACTUALLY TURNED OUT TO BE A DEAD BODY. :( sadly enough someone passed away in their apartment and wasn't found for weeks. It was in building 15, first floor. Smells better now....:/ -

So far so good, nothing to complain about except neighbors but that's not the apartment's fault. I had a lady next to me complain about my music being too loud on a thursday at 4pm that I had on for less than 15 minutes. Ridiculous.
Other than that, the staff in the office is very friendly, especially Scott, who I think is the manager up there. They have a lot of little events here and keep you up to date about everything that goes on around the complex. I don't live near the pool so I can't complain about the people that are there late at night. But it still is pretty nice that the pools are pretty much 24 hour.
I guess the only thing that sucks is that the fitness room is not 24 hour, and I work late, so I can't use it ever.

I lived at Ninety Degrees for 16 months from two months after the place was built, until September of 2010. The units are very nice, and in comparison to other nearby apartments, they are priced well.
Rather than focusing and listing every nice thing about this place, I will say it's definitely worth checking out. The pools, staff, grounds, and pretty much every detail with apartment living is up to par or better.
If you haven't checked out Gray Residential properties, they differ by having hallway/hotel like entrances in the buildings. Ninety Degrees specifically has elevators for people who live in upper floors.
Here are the reasons I do not rate this place a maximum score.
First off there is only one elevator per building, and the elevators here are very slow. From floor 1 to 4, or 4 to 1, your commute is going to be lengthy. These are probably the slowest elevators they make, and with only one per building they are often very busy. If you live here I might try the first floor to eliminate the need of riding the elevator, because after a month or so it gets very old. At first obviously it's nicer having and getting to ride an elevator for some. You notice a lot of people here taking the stairs because the elevators are slow and few.
The only problem is Ninety Degrees has their nice and larger models, all with lofts in them, on floors 3 and 4 only, and in reality floor 4 is actually floor 5 because the 3rd floor models are all lofts and 2 floor spaces vertically. This isn't a major flaw on the community, but really consider the elevator and commute times living on the upper floors day after day. They definitely should have added one more elevator per building to eliminate this issue.
Like any apartment complex, noise is going to be an issue. The quality of sound blocked out vertically and horizontally is solid, but anybody playing a stereo is going to disturb nearby residents. For this reason I really recommend living on the 1st or 4th floor only, as being sandwiched in between others is just going to increase the possibility of dealing with more noisy residents. Also consider a corner unit if available so you have one less neighbor to your left or right.
Lastly, the parking lot downstairs is small and always filled. This is parking OUTSIDE of the gated community, but many of us like to park here. When you have guests come over and they cannot get in the gate, oftentimes at night they won't have a space available to park in.
My last complaint would be how the interior floors / carpeting in the hallways that lead to the apartments are not cleaned very much. The elevator would usually have some stains in it (is a thin carpet flooring), and the other flooring not cleaned frequently.
I also want to make reference to what another commenter mentioned about a curfew? Maybe for the pool area only, but they made it sound like you'll get in trouble for being an adult out too late, which is not the case.
I never had ANY bugs in my place, granted I did live in the 4th floor. Living in another Gray Residential community now I have this problem.
Well overall I'd rate my experience an 8.5/10, but I doubt any apartment complex anybody is going to honestly vote a solid 10/10. Having said that this place is above average certainly. -

It's been only two day living here so I don't know lots of detail about it but all the facility is really nice. 24 hrs pool and fitness room and nice people in office.
My unit is next to mayo blvd so I woke up in the morning by cars passing by next to my bed room.... But other than that everything is cool so far
