Stayed here for a conference, and it turned out to be a great place to go for one.  My room was clean and comfortable, and the staff was helpful and friendly.  I am amused by the little things, so I loved it when you push a button on the light switch saying "Do Not Disturb" it lights up outside your room instead of hanging up a sign...fancy!

There is also a hot breakfast every morning and a cocktail hour every evening.  I thought the hotel would be closer to the beach, but instead it was pretty close to the Outlet Mall so I wasn't really complaining!

Conference wise, the room was a good size and fit the needs.  My only complaint was the the bathroom around the corner felt like a sauna and smelled like a garbage dump.  I don't think there was any ventilation in there.  But other than that, everything else was great.  I would recommend it to others-price was very reasonable and the experience was great.

For Pismo, this may be one of the best. Newer and clean, this place beats many of the over priced shit holes down on the sand.

Lots of families, but that's to be expected in the summer. Staff was helpful enough and the complimentary draft beer/wine  was an added bonus. Unfortunately, I didn't get to try the breakfast, but the dinning room was full, so it must have been decent.

$10 cab ride (w/tip) to the beach. Not much to do near the Inn which is backed up to a residential neighborhood, but overall, a good value. Ordered Chinese out of the yellow pages and had it delivered to the room. :)

Stayed here the 22nd-24th, on a little personal escape time.  I'm not a huge beach person, so it's minor separation from the beach came as a plus to me.  Vouchers for a free drink each night in the lounge (limited to wine and beer, not a fan of either), and the variety at the breakfast was pretty good (scrambled eggs, sausage, bacon, belgian waffles, etc).

Had a patio room, and didn't notice any noise from the pool (well insulated?). AC kept things comfy, and the fridge kept the drinks cool.

Only negatives are the internet connection was slow, even wired, and the fact that my room keys mysteriously demagnetized themselves three times.

Great deal for the price ($101 AAA rate, weeknights), bed was definitely comfy (even the pillows were great!).  For those times when I have no need to be next to the beach, I'll definitely be back.

The Mission Inn at Pismo Beach is a great place to stay if you want to save a few dollars and don't mind not being on top of the ocean.  I have stayed here while visiting family and each time I am glad I did.  The rooms are always clean, well equipped and comfortable.  The complimentary breakfast is hot and not that bad if you want a cup of coffee, some eggs or a bagel and cream cheese.

We had an issue where our booked suite was not available, but the hotel gladly gave us two rooms at half off.  This gesture turned a horrible situation into one that really made us glad that we chose this location once again.

If you want a quiet stay in the Five Cities area at a new hotel, don't look anywhere else.

I read reviews about this motel on TripAdvisor and it was really great. I'm so glad we stayed here. The room was spacious and clean. The pool was nice and everything had a modern and clean feel to it. They even have a little bar where you can get a complimentary pint of beer or glass of wine. And they have a nice free breakfast in the morning as well. They were running a special (check their website before going) and the rate was around $100 night, which I thought was very reasonable for the niceness of the motel. We stayed two nights and were very pleased! One more thing we noticed the first night was that it's just inland enough that the fog wasn't overhead and we got to use the pool. I'm sure that's not always the case, but it worked out well for us. Happy Travels!

This hotel was GREAT!! It's right off the 101 and easy to find...The hotel is clean and comfortable...The rooms are spacious and the pool is quite nice...They include a complimentary evening drink and breakfast with each night you stay, you can't beat that and all for under $100 a night

You really can't do better than Mission Inn for the price. The rooms are clean and comfortable. Service is good. They offer a free continental breakfast, which is actually decent--there's more on offer than the usual dry toast and coffee. Each guest also gets a complimentary drink at the bar per night. It will only get you house wine or beer, but that's fine. The hotel bar is really quiet and small, fairly character-lacking and hotel-y, so you probably don't want to spend more than a few minutes there anyway.

The downside to Mission Inn is its slightly unattractive location. It's across the highway from the beach. There is a coastal view, but that view also includes a strip mall. On the website, I think they say it's a mile from the beach, but that must be as the crow flies. I did go for a run from the hotel to the Pismo Beach pier, which was about a 6 mile round trip, so getting there without a car is doable, but it's not easy.

Still, overall, it was a great place to stay in a lovely area--San Luis Obispo, cute coastal towns (I recommend Avila), and dozens of wineries are all accessible. I won't even deduct points for the receptionist's suggestion that we spend the day watching movies at the strip mall and dine at Sizzler. After all, she was a sweet lady who meant well . . .

I didn't get a patio room as promised over the phone!  Oh well, still got the state rate!  Wireless internet barely works and when hooked up, it's still slow.  The free hot breakfast included the basics: scrambled eggs, bacon, sausage, pancakes, toast, bagels, cold cereal, breakfast pastries, coffee, orange juice, and fruit.  I like how you could create your own yogurt parfait.  I wish they had ready-to-eat hot oatmeal though (I'm so spoiled by Embassy Suites the other week).  Rooms were very clean and the decor was pretty new.  The room had a small fridge and microwave, too.  The hotel is pretty far from the beach, but you could see the ocean from the Pismo conference room, which was nice to wander my eyes to during the meetings.  Happy hour at the hotel bar could be much better.  They only give you one free drink and they want a few extra bucks for a glass of premium draft beer.

This hotel is good for business, but not meant for a relaxing weekend getaway as it's far from the beach, pier, and good restaurants.

Hey not bad!

Everything here is better than you expect. Of course now that you're reading this, you will expect it to be better, so hell, I blew that.

-- What to expect --
Quiet
Clean
Comfortable
Convenient
No flesh-eating bacteria in the hot tub. Yay!

- Small pool, nice fitness center, wine and beer bar, most everything is new and in good condition.
- One fussy old clerk at the desk, but everyone is friendly and nice.
- 1 free glass or wine or beer at happy hour
- Free full breakfast each day

See what I mean? Not bad!!

Great hotel all around. A great balance of price, services, location and quality. Great amenities. Free internet is a huge plus, though very slow. Outward facing room is very important. Facing inward your view would be a view of a parking lot.

The new Mission Inn of Pismo Beach is located not really at the beach, but on the north side of the 4th Street exit of Fwy-101 at the corner of James Way. The beach itself is not too far, but just about over a mile westward.

It's quite a new place, since it's not shown on our 2007 Streets & Trips software.

The building is on an inclined terrain, with the main entrance & reception lobby at the north side which is at a higher elevation.

The room I got assigned was on the 4th floor, so I ask the lady at the counter where's the elevator, but she said that we were already on the 4th floor.

Sure enough, just across to the south end from the main entrance was the guest lounge with large glass window providing a nice panoramic view of the area below and beyond.

All of the guestrooms here are non-smoking and the room I got also have a large glass window with panoramic view.

I like this place and being a regular traveler, definitely I'll be coming back and book in this hotel again some time soon.

Excellent place to stay whether your visiting Pismo or the surrounding areas.

My boyfriend and I went there this year for Spring Break and it was surprisingly quiet - and affordable!

Relatively new hotel. They offer free breakfast every morning, and free drinks after 6 I believe it was.

The front desk is extremely helpful and honest with you.

I would definitely recommend this place!!

My husband and I stayed here over the weekend and had the best time. This place is a winner! The price is right and the premises are clean and inviting. The ambiance is California casual and elegant, which is a welcoming mix guaranteed to make me happy, that's for sure.

First impressions mean a lot. There is something to be said about the front entrance to the Mission Inn of Pismo Beach. The quaint robot style scarecrow named Rusty holding outstretched "hands" with pumpkin seeds is such a hoot. Not sure if he scares away the birds, though he sure lights up your world. One of the maintenance workers offered to turn on the power  switch, since I was curious to see if the light bulbs on each side of his head did something. Yes, they turned on like a regular energy efficient bulb, but the only thing different about the power mode is that Rusty shakes. Perhaps the shaking motion was intended to scare off the birds?

Our room had a wonderfully luxurious king-sized bed, chairs that you could actually sit in comfortably, and an inviting bathtub with a nice assortment of aromatherapy shampoo, conditioner, bath gel, body moisturizer and white fluffy towels, and a mini coffee maker with Peerless coffee, a good thing to have when you get up in the morning. The armoire facing the bed housed a huge tv set, an electronic combination safe for your valuables, microwave and a refrigerator.

When we arrived, they had free drinks with a voucher at the bar. Since I am a red wine afficianado, it was a tough decision between the cabernet sauvignon and the merlot. I went for the merlot, and my husband chose the cabernet. The bartender was quite an interesting fellow, being a veteran of the Vietnam war and a retired police officer. My thought was he must have a blast in his "retirement" just hanging out here and engaging in lively conversation with guests.

We missed the pool, jacuzzi and fitness center this time around because we arrived too late and were off to dinner at McClintock's. The spa area looked so inviting and relaxing. The space was tastefully planned with lovely plants and blooming flowers.

The next morning I had to try out the bath tub and was so glad that I did. I felt so relaxed and was prepared for the day's festivities. Plus, I loved the scent of the bath gel that was provided.

A breakfast buffet was included. They had a generous assortment of scrambled eggs, bacon, sausage, French toast, roasted potatoes, cereals, fresh fruit salad, yogurt, cottage cheese, pastries, toast, jam, orange juice and coffee. Not bad for free, though I would suggest some healthier choices for those of us who prefer that. I had to ask for nonfat milk since it was nowhere to be found. I asked for sugar free syrup and they actually had it. The only problem with the sugar free syrup was that when I opened the small, disposable container, the syrup shot out and decorated my freshly washed hair and left arm. My husband thought that was hilarious and laughed as I cleaned syrup off of myself.

On our last day, we headed for Pismo State Beach. The front desk staff graciously stored our luggage for us in a locked room while we were out.

I'm already planning our next stay there. We're just figuring out our calendars. Can't wait to come back!

My family and I stayed here when my brother had a football game at SLO.  The hotel was neat and clean.  Having some time before the game started,  my mother and I went to the bar and had our two complimentary glasses of wine at the bar and also enjoyed some chex mix.  The bartender was friendly and gave me directions to where my brother's game was.

At the front desk, they had brownies for you to take and were polite enough to warn us that there was a large football team staying in the hotel so it might get loud and it would be busy early in the morning at breakfast.  We were fine with it because we knew it was my brother's team.

The pool area looked really nice and I wish it was warm enough to go swimming.  My bed was comfy and I really want to stay at this hotel again.

Just checked in at the Mission Inn of Pismo Beach and a sudden wave of Deja Vu came over me...it reminds me of  a timeshare unit I once stayed in. Although it's not as big as timeshare units, my room at Mission in was pretty spacious.

I have this weird thing about staying in hotels, it's basically self-induced fear. When I travel alone (which I mostly do for work) I request for a room with a single bed, otherwise I'll have to sleep with the lights on at night, I feel like someone...or something is on the bed right next to me, but I digress.

The Mission Inn is a wonderful hotel, it's tucked away in a semi-residential area and is an inexpensive place to lay your head at night. The theme/style is Old Mission (hence the name) which I love! The front desk staff are very helpful, you get drink and buffet tickets for their happy hour and breakfast . And similar to what other yelpers are saying, there is an electronic "Do not disturb/Housekeeping" sign/doorbell.

For all the amenities, staff and general cleanliness, the Mission Inn gets 4 stars from me. When in Pismo Beach I will make reservations here.

Did I mention there's free WiFi!!! I can't even get that from the Crowne Plaza Hotel on Times Square!!!

Tip: Another thing I didn't have at the Crowne Plaza Times Square, a microwave and fridge. My room had it and there's a grocery store near the hotel (around the Outlets), if you wanna save money you can buy frozen dinners at the store and cook it up in your room.

My parents needed a place to stay for my college graduation, and all of the hotels in San Luis Obispo were full. My parents called Mission Inn and found vacancies, and when they came to stay, they were very pleased with what they found. The lobby was large and nice to rest at while having a drink from the bar. The staff was very kind and patient, and were easy to strike up a conversation with. The rooms were roomy and clean, and the fitness center was convenient (especially after eating at A.J. Spurs down the road). Also, the price wasn't bad either!

For the price and locale, Mission Inn Pismo Beach receives four stars.  Front desk services was quick and efficient, and super helpul with directions to restaurants in the area.  Nice that they offer you drink tickets to their downstairs lounge and breakfast tickets for a buffet that runs till 10:00am.

Overall the motel was clean and comfy and service was excellent.

BEWARE!!!!  NO GUARENTEED ROOMS!!!!

We made our reservation over one month in advance and guaranteed it for late arrival with a credit card. We called at 7pm to advise the hotel we would arrive close to 10pm. The person at the front desk said our room was "waiting" and confirmed that our credit card guaranteed the room for late arrival. We arrived at 9:30pm and was told that the hotel had been oversold and that they had given our room away to a online travel agent guest. The front desk person said he had arranged for us to stay in Santa Maria - 25 miles south. The room was close to $80 more per night. Since it was a higher rate, we were told that the difference would be billed to Mission Inn and that the Santa Maria hotel would only ask us to pay the Mission Inn rate. Thankfully I called to confirm this information with the Santa Maria hotel and they said we had no guaranteed room with their hotel nor would they bill Mission Inn for the difference in price. Wow!

The young man at the front desk told us that the whole mess "was not his fault" and if we wanted to "blame someone, to blame his manager " who apparently told him to bump us for guests who had booked through a "third party reservation service". He went on to say "there are no guaranteed rooms here even with a credit card". So beware!!!! This was Memorial Day weekend!!! This hotel is dishonest and does not follow industry standards for guest reservations.

After waiting at the front desk for close to two hours, the Front Desk Manager arrived, and gave us a room at 11:15pm. I think they would rather give us a room then have us sleep in their lobby.....

My girlfriend and I stopped here on drive down from the Bay Area to Orange County. We had researched a few hotels/inns in the Pismo Beach/SLO area before ultimately deciding on this one. The website gives a nice feel what for what you're getting here - a sedate, comfortable experience.

This place has only been around since January of this year, so it's still got a fairly nice sheen on it. In fact, one of the first things I noticed was that the shower curtain didn't have that traditional rotting water/mold smell that so many other hotels are blessed with. The bathrooms are all nicely tiled with granite and marble. Most of the views face toward a partially obstructed view of the ocean. The pier is one exit off the freeway.

And the price is not bad at all.

We stayed here this past weekend for one night and I was impressed. Everything was new and clean. The bed was very comfortable (I usually have issues with hotel beds) and the sheets were nice and soft. The rates were decent also. It was $150/night on a back-to-school weekend for calpoly.

The same night the whole football team from Weber University was there so the breakfast line was slow, but a staff member (or manager) thanked us for our patience while we were waiting in line. Everyone there was really nice. Breakfast was pretty good - they had toast, french toast, muffins, danishes, scrambled eggs, hash browns, sausage, ham, bacon, cereal, coffee, juice and yogurt. Not the best quality stuff, but the selection was pretty good.

You get a partial view of the beach on the 'view' side. We got a view of the charter bus. The landscaping is really nice also. The only gripe is that the bathtub is a bit shallow (but I guess that's standard) and the TV in our room was placed perpendicular to the bed so we had to watch somewhat sideways. But who spends their time at pismo in the hotel anyway?

I'd definitely stay here again.

some on here already talked about the view. we literally could not open the blinds to our window because the parking lot was RIGHT there. the pool was pretty bad, again, right in the middle of the parking lot. the internet service they advertise only frustrated us further...it was horrible. if you are going to stay, request a room on the 4th floor, you will be able to open your shades and your internet will work.

the service they gave us was nice. after our night 1 of 3 we asked if we could cancel the reservation with no penalty and they said we could, but after looking for another hotel we realized everything else was booked and decided to suck it up. housekeeping forgot to clean our room one day (how, I don't know) but when I called the front desk she came down right away with items I'd requested. the breakfast was ok, I stuck with some good Pete's coffee

we went here with our daughter for a nice vacation, and I personally would not go back. I don't really like the distance from the beach and there's no way you can get downtown without getting back on the highway. like I said, for a family with a child who wants to use the pool, I was super disappointed.

Loved the room.  Nice touches to this new, clean, motel.  There is a doorbell and electronic "DO NOT DISTURB" button on the outside of each room.  Two sinks - one inside the restroom and one outside the restroom-- are included in the room.  This is an upscale motel feature.

This is one of the nicest motels in the area.

Our room had a distance view of ocean.  That's fine with me because then I would have to pay for being on the ocean, nevertheless, it was still a nice view.

Located across FWY 101 from the Pismo Outlet Mall on east side of freeway.

Our room rate included a full, self-serve breakfast.  It was pretty good, though, when we lifted a couple of hot containers (bacon and scrambled eggs), there was initially no food in them.  My 2-year-old son got upset and voiced his displeasure with the motel by saying, "Oh, no!  No food!  I'm hungry!"  Within 15 minutes, the food staff had more bacon and eggs and patrons were lined up for it.

Rates usually range from $100-250/night.

i won't go into much detail, but i have to mention that there are two sinks--one in the bathroom, and one right outside. this makes is super convenient for two people trying to brush their teeth.

also, we forgot to bring toothpaste, and the rite aid across the street was closed, so the the lady at the front gave us free mouthwash (they were out of toothpaste). nice!

they also have complimentary drinks at night, though we didn't get any, and cookies in the morning. yum. it's quiet, clean, and comfortable.

We stayed here for a couple of nights in the suite as there was a great rate going at the time in August.  The suite has three rooms, counting the bathroom.  The living area had a sofa bed, a bar, a desk, other chairs and tables, and good size LCD TV.  The bedroom area has a king size bed with closet space and another LCD TV.  So, if you have kids, they can watch TV in one room, while you can watch TV in the other.  There was a refrigerator in the bar area along with cabinetry to accommodate dishes if you want to put them in there (I don't see why?), and a bar sink.

This suite was located on the second floor with a view looking at 101, Yanagi's Sushi Bar, and the shopping area alongside of 101.

During the time we stayed here, however, the sofa bed linen, we found, wasn't washed.  And for a new hotel, there was mold growing in the grouting in the corners of the bathtub.  Housekeeping never showed up during our stay at all to refresh the linens or replenish the towels even though we put the signs on our door for housekeeping.

The staff was pleasant, but it was readily apparent to us this hotel needs to work out some of it's newness and kinks to really run smooth.  So for us, we like the suite, but the staff needs to know people are staying in it and it needs to be serviced periodically while guests are there.

We stayed for three nights and enjoyed the hotel ammenties immensely. The free breakfast was pretty decent.  Every staff member I've encountered has been very customer service oriented.  The wifi worked perfectly for us and we stayed on the 3rd floor.  The views aren't anything to write home about (our window looked out on the parking lot) and initially I was surprised that the hotel was so close to the freeway rather than the beach - but no big deal.  For the price, this is a great place and would venture to say this is one of the better places to stay in Pismo.
