I enjoyed my stay here. Nothing fancy, it's just a motel rebadged as an "inn." The owners were very nice and live on the property, which shows they care about the place.

The location of this motel is key. A 5 minute walk gets you to the edge of downtown, 10 minutes to the train station. There is ample parking at the motel, so you can leave your car and go everywhere on foot. Also, right next door is a nice cafe.

Not too familure with prices in SLO, but $85 a night (plus taxes) seemed steep for what you get. I would give 5 stars if prices were a little lower.

WHOOOOWEEEE, this place is HOT HOT HOT in July!!

We stayed here for the 4th of July weekend for two nights. The 2-bed room didn't have a window in the back, and there is no A/C, so not having any cross breeze meant the room was 10+ degrees warmer than it was outside. In the afternoon, even though we just stopped in for a bit, it was almost unbearable to be inside. It took until about midnight to finally cool off, and that was only when the door was left wide open for an hour.

Also, the bathroom was really hard to navigate. Now, each bathroom from room to room may vary, but our shower was literally a corner of the bathroom - a triangle shape that was SO tiny that you could hardly bend over to the ground to pick up your shampoo without your bum banging the door open. Speaking of banging, we had to SLAMMM!! the shower door closed to latch it. Good thing we didn't get up early, or we'd certainly wake up neighbors.

With that said, the room was pretty cool, especially for what we paid. Parking is super convenient - literally like 4 feet away from the door. The location in relation to downtown is excellent - maybe a 10 minute walk. I'd stay here again, but definitely not in the hot summer months.

This place wasn't bad. For the price of a hostel we get a basic room with two queen beds, a TV and shower. That's about it. Nothing fancy about the room but if all you want is to pay around $35 a person (there were two of us in the room so it was about $75 total) this place will work out just fine. The staff were friendly and answered all our questions.

I stayed here for 1 night with some of my friends. Great location for a great price! Employees were super friendly and helpful.  I even got a random free room upgrade.  The bathroom was and clean and there was plenty of hot water and water pressure in the shower.  Beds were very comfortable and the air conditioner worked well.  The only thing not super great about this place is the "breakfast". They do have a free continental breakfast but all it is a bad coffee and gross prepackaged muffins. Even with the disappointing breakfast, I would still come back here in a heartbeat!!!

It looks cute from the outside, it's cheap for San Luis Obispo (or at least a lot cheaper than the other places I looked), and is walking distance from downtown. I turned off the heater when I went to bed, because it made a big racket, but then woke up frozen in the morning. My bad!

No breakfast, but there's a fridge and a microwave oven in the room.

Some rip this place but i don't get it. Girlfriend and I stayed here two nights during weekdays in April. We liked it and got a great rate. Staff was friendly and the room was fine, though a little small. The bathroom looked like it had gotten fixed up with new lights, mirror, sink, toilet. Free WiFi internet was appreciated.

We loved the proximity to things. You could walk 10 minutes, or drive 1 into the heart of downtown. In three days we went to a Mexican place, a coffee shop, a specialty hotdog spot, and other things like 1/2 block away. We walked into the downtown for shopping, ice cream, movie theater, dinner, sports bar, a post office, etc. On Thursdays, late afternoon, they close down a major street for a farmers market that was cool with performers and produce and BBQ.

We went for a run on the Madonna hill just down the road, too.

SPECTACULAR value for the money. It's an older property, but it's obviously got owners that love it a lot. It's very clean -- very well taken care of. It's in a great location, easily within walking distance of downtown and Cal Poly, and it's easy to find right off the 101. You literally park next to or under your room, so it's not like you'll be lost in some mega-parking-lot while schlepping your stuff.

It's true that there's no AC. I was skeptical at first, especially when I saw the (deceptively) small tabletop fan that they give you in the room, but that sucker pumps air out to the point where we had to turn it off because the room got too cool. Plus, a warm room is probably just a sign that you should get your butt outside to see the great town around you.

There's a neat little picnic table in the middle of the driveway that's situated under an orange tree, and benches near most of the room entries. Irons and ironing boards available at the front desk, where you'll also be offered coffee that's not bad considering the (free) price.

If you're looking for five-star climate-controlled Marriott plasticity, this place isn't for you, but then I'd probably suggest that you also take a look around when you arrive to SLO, because there's not much around the town that is that artificial. This is exactly the type of place that you'd expect to find in smaller, college towns right off the highway, with service that probably puts the other hotels in town to shame.

Going on Yelp alone to book a hotel is always a challenge, so people are more tolerant than others of all sorts of different things. So I'll try not to be too subjective so you can make your own choices.

    1. Our rate was not that spectacular compared to a Motel 6, which might have actually been less expensive. But I booked anyway because of the generally positive reviews.
    2. SLO can gets warm in the summer - sometimes it cools at night, sometimes not. There is no A/C in the rooms, and very little (if any) cross ventilation. Our room had a ceiling fan, but not enough to make it comfortable without open front window.
    a) open front window, even with screen, is a bit disconcerting for women especially
    b) the motel is on a noisy road that stays noisy late into the evening. As a light sleeper, I was up most of the night.Add to that the nearby train tracks, and the late returning revelers - none under the control of motel owners, but they might impact your stay and the nature of the physical space cannot help ameliorate these issues.
    3. When I went to check out at a reasonable time (I believe) since the office was open, in spite of numerous bell rings and several "hellos" no one came to check me out. I had to get on the road to make an appointment, so had to simply leave the key on the desk. A small point.

The motel is close to downtown. The fellow at check in was nice. It is generally a clean space, including the room. Free wi-fi was consistent.

So caveat emptor. If these issues seem manageable to you, and you can get a good rate, go for it.I always think it's better to support local businesses rather than chain hotels - all things being equal.

If you're traveling with kids, this may not be the best option.

Stayed here for a weekend with the bf and we were happy, considering the price. Let me start by saying this place is a two star motel, NOT a hotel so don't expect anything fancy or extra amenities. We chose this place because of it's great price and location and we were not disappointed in that aspect! Walking distance from downtown and also a delicious little cafe called Splash (bakery, cafe, and extensive lunch menu with mostly seafood items) was literally one minute away. The motel is run by a nice family and they were helpful and pleasant from the start (again, nothing fancy, but nice people). The room was quite small (as expected) and the bathroom was pretty outdated (as with most everything in the motel). Our bathroom door didn't even shut and we did actually ask to be moved to a different room after staying one night in the first. They were happy to move us and apologized for the door not working. The second room was slightly better in that the bathroom had been more recently remodeled and we had a mini fridge and microwave in our room (movin on up lol). I peeked into some of the rooms as they were being cleaned and noticed that some of them are slightly nicer than others (like I said, some more recently remodeled). It's true that the beds were pretty uncomfortable and the rooms are noisy and bright if you like to sleep in (we weren't able to). The towels were not the nicest but they were clean (as were our sheets), and again, this is a two star motel, so yeah. The shower (although outdated) had plenty of hot water and good water pressure. We had free wi fi which was nice as I needed to use my computer while there. It would be great if they could just update a few things here and there (a minor "face lift"), add some better (light blocking) curtains, and possibly make it a little more sound proof. If they did all of this I would absolutely give it 5 stars. Some people mentioned the rooms being either too hot or too cold, depending on when you stayed there. Well, we went when the weather was gorgeous so I really can't comment on that. They did have an overhead fan and a small fan/heater in the room, but we were comfortable without either of those. If you're looking for a place with continental breakfast, luxurious rooms, and room service- don't stay here. But, If you want a decent place to crash with friendly staff, great location and a very good price then I'd recommend Los Padres Inn.

Just stayed there two days this week visiting my daughter who goes to Calpoly. Very nice place, family run, clean and comfortable and very affordable. Five minute walk to the restaurants downtown and next to Frank's and Splash Cafe, two great restaurants. Not on Orbitz or Expedia which is good. I"ll try to stay there the next time I am in San Luis Obispo.
