I will inspect your home as though it is MY home. Very thorough and detailed reports with photos for easy clarification. Home, mold, radon and thermal imaging inspections. I will not perform more than 2 inspections per day. One inspection icluding the time to wite the report takes approximately 5 hours. If an inspector is doing 3 inspections, then you are not getting a good inspection

We felt lucky to have found Jim for our home inspection because he did a very thorough job and identify a critical mold problem that helped us to make final walk-away decision. It was a meticulously maintained old house, perfectly kept from inside, so the owner themselves might have not realized the attic mold problem. Jim used nearly 3 hours to go through the inspection almost turning every corner. We were disappointed in the outcome but appreciated his inspection greatly! And Jim's service came with a very reasonable price tag compared to other folks in the area.

The house had foundation issues that he failed to notice/notify only pointed out couple of cracks. Foundation settling had cause half inch wide cracks to form on floor of the basement which he never said anything because of what you may ask? It's because of CARPET. The fact that a CARPET is stopping him from inspecting much needed problems tells a story of lazy/tired inspector. I am still fixing the multiple issue as he failed to notify or warm me about which lead to massive unforeseen bills. He keeps mentioning to contact him, unless he is willing to fix all of the problems he failed to notice I don't know how contacting him would help? You would like to think that the inspector that YOU hired would do a good job the first time is too much to ask for Jim. He didn't go into attic because he wouldn't go into such a small opening he says. He didn't check asphalt driveway which allready cracking and needed repairs, didn't check electrical box outside which needed replacing because of rust and other problems. Never mentioned nothing about tuck point issues or band board that had 1 inch gap that water can come in. Or the mold issues inside the bathroom windows. Or the house have no plumbing vents so the basement smells like sewer gas. There were so many problems he glanced over or never checked to begin with that make me think he never really cares about his work quality. The fact that I paid for him to do job probably made the sellers extremely happy. As a new homeowner the whole process was confusing, frustrating and down right burning money. Jim mentioned the review was 3 months later because we moved in 3 months later because of all the problem he failed to mention. If you need someone to ruin the feeling of being a homeowner definitely call JL inspections and make sure you have THOUSANDS OF DOLLARS handy so you can fix all the glanced over problems you needed to fix.

The inspection was Aug 6th, 2021. As always when I leave the inspection, I tell the buyer to call me with any questions. She never called me but when I found the review, (review posted 12-6-2021, probably 3 months after occupancy). I contacted her by email, phone and texts explaining that I wanted to discuss her concerns. She texted me back and told me never to contact her. EVERY issue she talked about in the review was addressed in the inspection report, mentioning she needs to call out a contractor, whether it is a tuckpointer, foundation repair etc. I have photos from the inspection of the attic space which she says I never inspected AND the multiple foundation cracks for her to have repaired. Her photo of the basement floor is laughable because at the time of the inspection, the floor was carpeted. Her sarcasm and fabrication of the facts is not needed and does not further resolution. Looking back, I wish she would have called me following the inspection and I could have gone through all the items, ending with her having a full understanding of what was needed to be done. With her knowing what the repairs were, she may have walked away.
Dec 9, 2021Previous reviewUnfortunately I have to write a bad review for JL inspection. Jim feels like a good guy unfortunately his work is terrible. Hired him for a while home inspection for a new purchase. I'm am a new home owner and my realtor referred me to him. Also terrible idea. Jim did the inspection and totally missed the biggest problem the house had. I wouldn't hire Him to inspect my daughters doll house. If you're looking to inspect a house throughly I would trust my right thumb before calling Jim. The house had a major foundation issue with multiple and I mean multiple plain cracks he failed to see. The fact that he spent more time inspecting the oven which I said I was replacing instead of warning me about multiple foundation and tuck pointing issues have led me to spent tens of thousands of dollars and many sleepless nights. The fact that he glossed over most of the inspection never went inside the attic, never warned me about unsettled and shifting foundation leads me to believe either he is extremely lazy or just plain tired. If you want to spend tens of thousand of dollars on surprise repairs on your house call Jim.

Jim was the best we have worked with by far. He is thorough, professional, and his report was the best I have seen. We have used him twice and will use him in the future. You can't go wrong!

Jim was on site within 24 hours for a partial home inspection our lender wanted conducted to evaluate some water damage on a wall in the basement. He was thorough, knowledgeable, and our interaction was very pleasant. I was in a pinch to get it all done quickly and Jim was quick to take my calls and respond to emails. I recommend him highly.

It is my third time to work with Jim about my home inspection. He is very knowledgeable and helpful. He gave me the report with pictures at the same day with all the details about the the property. And he also advised every single problem that need to be fixed. I will recommend him to my friends.

I wouldn't even recommend jim for my enemy. Worst inspection job ever. He doesn't go up on the roof and he will check attic standing on a ladder with his half body into the attic.He took pic of roof from the ground and put it in the repot and stated roof and flashing is in good condition.He missed so many things that very easy catch. Bec of lousy inspection i m spending $$$. If you wanna through away money hire JL Home inspection.

I performed the inspection on June 15th, 2017 (0.07 in of rain the day of the inspection and 0.72 rain for the previous 15 days). The client closed on the property on Aug 3rd, 2017 and does not call me until 10-20-2017. Obviously there was no leak or he would have seen it on the final walkthrough OR the following 8 weeks that he was living in the property. He violated the contract by claiming he repaired the leak without notifying me in writing and allowing me to confirm the problem BEFORE any repairs are done. I asked for photos of the damage on the interior of the house, I never received any photos of the interior. On the SAME DAY I asked for a copy of the invoice for the work performed, the invoice, and check and the check cashed were all dated on the same date as the date I asked for the invoice. ( a bit suspicious) I have performed thousands of inspections. IF there was a leak, it was 4 months after I inspected the property. I also had scanned all the ceilings with a thermal imaging camera with no indications of any leak. I also performed mold testing (no visible mold) and mold spore levels were all in acceptable levels. To have mold, there needs to be moisture / rain / leak for it to grow. I do not have a crystal ball as nobody does.

I would highly recommend JL Home Inspection. Jim was extremely thorough and explained everything in great detail, even things I would not ever think would be on a home inspection. I looked at the home inspection report from our last home purchase, which was done by someone else, and by far JL Home Inspection covered so much more! Great price, great service, and great detail went into the inspection, finding things that I never would have thought to look at. You won't be sorry hiring him for your next inspection.

Being a first time homeowner, I was not quite sure what to expect or what I was getting myself into as far as the house itself. Jim performed the inspection on the house and not only was very pleasant to deal with but was also extremely knowledgeable and thorough. I explained I knew it would be difficult to ask but would like a report of the inspection as soon as possible, as I had to send it to my attorney the following day. I was amazed to come home later that afternoon to find he had already e-mailed the detailed report, including pictures that really pointed out the potential problem areas. This instantly put me at ease as I now know exactly what I am working with. I would highly recommend Jim to anyone looking for an inspection.
