Reading previous reviews, staying here worried me but no, this place is NOT a "roach motel" as someone said but nor is it brand new. Although I have a few negative things to say it was not that bad. The Bellevue Manor was a cute building with a homey room however, they do need to dust a bit better. Move the lamp and other things, dont just dust the front of the nightstand! The bathroom sink was as small as they come making it hard to brush my teeth or wash my face. The thing that bugged me the most was the shower.. er the curtain. The shower/jacuzzi is in the room itself, not the bathroom but there was only a tiny one and a half foot pole with a sheer curtain to sheild you from whomever else is in the room. Although it was my husband, I prefer to wash myself in privacy. Other than that the shower was fine. Also.. just an FYI if you are pregnant! The beds are so soft that being 7 months pregnant, it was extremely hard to get up and turn over at night.

Like I said, although I had some issues, it really was a cute place and the staff was extremely nice. Not the best but surely not the worst place.

Although it's true that the location of this B&B is wonderful, and the free parking is certainly a plus, I was very disappointed upon arrival at this Inn. Our original room, which was actually in a distant building (a block away from breakfast and on a poorly lit and somewhat spooky side-street), was unacceptable. Contrary to their website, there was no Wi-Fi and no cable TV. One of the windows was missing any sort of curtain or blind, which would have meant 'up with the sun.' There was no soap (not even handsoap) in the bathroom and no shampoo. To the credit of the staff, when I asked for a new room, they accommodated us without question or complaint. The new room (in the main building) was better, but there were still issues with the Wi-Fi, which cut out regularly. Finally, the breakfast was really pretty poor. A fair sampling of foods, but much of it was cold and/or tasteless.

I realize that some folks are looking for a 'rustic' and 'charming' experience, but I believe that, in this day and age, there are certain responsibilities that any place you're going to stay for a few nights must uphold. For the money that they charged, I didn't find the Inn on Bellevue to be worth it.

We stayed at the Brinley Victoria Inn, one of the Inns on Bellvue's properties for two nights during the Newport Wine Festival. The location of this Inn was GREAT, however, the bed was the WORST most uncomfortable bed my husband and I had ever slept in. It was so bad that had they went to Walmart or Target and bought a cheap feather bed or egg crate to lay on top of the bed that it would have been 100 times better. Neither my husband or I are picky mattress people but we both woke up with a sore neck and back. It was so bad that on the day of check out we decided to skip breakfast, check out and drive back to Boston so we could get some sleep. I am not saying that all the rooms were like this but room #2 in the Brinley Victorian Inn needs a new mattress! The room was also dark and sticky. The poor little window unit was trying to keep the place cool but on a warm day in August it can only do so much. Despite the fact that I felt like I was staying in my grandma's guest room and that I would have gotten a better night's sleep on the floor, the room was very clean.

We only payed $200 a night for the room ($450 for 2 nights after taxes) and in Newport, it was the cheapest I could find so I guess you get what you pay for. The breakfast was good and the people there were nice, I just wish I did not have to have an extra drink to pass out on the two nights we stayed there just to try and forget about the uncomfortable bed.

It was a lovely Inn, and like I said the location was perfect, they just need to invest in some new mattresses.

Stayed here during the off season. I thought it was so cute. But I don't like chain hotels so I like the charm and rustic feel.  The staff was incredibly nice. They helped us when we wanted to get idea where to eat, what to do, where to go and I would come back again during the summer.  The location is great and i love that it also includes parking.

Stayed this past weekend for a couple nights in the Bellevue Manor. Very friendly staff, great room. Only complaint was there was only ice in the main building and they seemed to close that up relatively early. Other than that very satisfied.

For the price and location, this is the best deal in town.

Staff was super friendly and nice, it made me feel like we really were staying at a quaint Inn, which was charming.

The location is perfect for a couple like us who loves walking and exploring, and needs a place to park. Free, easy parking was the thing that sold me originally on this place and it truly can't be beat for the price of the room. Walking to Thames Street is so easy, plus it's on Bellevue so that in itself is cool.

The room was nice enough. Had that old house feel, with the slanting lines of the room and all, but that is part of the charm of the Inn. My only complaint is that they need to replace the comforter with a new one (it was slightly stained and looked old) but honestly this wasn't even a big issue because it was clean.

My favorite part of our stay was the breakfast! We found out it was included in our stay, which was a nice surprise. They have a belgian waffles, french toast, fresh fruit, pastries, coffee and other little breakfast items. And besides the breakfast being freshly prepared and delicious, we got to sit in the entry way of the lobby, which was so cute and comfortable and relaxing (and I could people-watch out the window while sipping my coffee).

    Stay here! Totally worth it.

Perfect location. Charming inn. If you're expecting shiny new -  this is not the place, but it was a comfy getaway homebase close to everything. Easy to find, free parking and breakfast. Very good value.

Inn on Bellevue is what happens when you and your husband are too busy with work to really scope out the good B&Bs in town.

It's overpriced.  The rooms smell of roach repellent.  The Russian staff is too eager making nice with the men.  And it's not fully renovated.

The property we were at (there are three) also looked like a whorehouse with its garish purple walls.

There was just something strangely creepy about the whole experience.  Don't do it unless you are strapped.

We stayed at the Inns on Bellevue for five nights in June 2010 for a wedding.  The staff was EXTREMELY sweet, helpful, and pleasant.  Our Bellevue House room was clean and spacious for an old house.  Decor was tasteful and matched with the era of the house.  Parking was free.  The location cannot be beat.  It was within walking distance to everything in town.  Breakfast was fabulous and delish.  It was served on the patio on weekends.  This was a great experience.  The price was more than reasonable and we were very pleased with out experience.  We would definitely stay there again.
P.S. We stayed at the Viking Hotel across the street in May and for the price the Inns on Bellevue were much much better.  The service and the room at the Viking were very disappointing for the cost.

You definitely do not want to stay at this roach motel. This place is disgusting. Damp musty odor in the main check in area. The staff is unfriendly and not helpful. I guess they don't know what "hospitality" means, and that is before you even get to your room. You have to lug your suitcase up the stairs yourself and then you have the grand displeasure of opening the door to see what your money bought. WOW what a disappointment. Horrible lighting, bugs, and stains on the sheets. If you are any taller than 5'8'' you are going to have to sit on the toilet sideways. because the toilet is in the closet. I gave it 1 star because I could not go any lower. The place needs to be leveled and rebuilt. I would not recommend staying here even for a quickie. Oh and by the way. The free breakfast they include is embarrassing. Look elsewhere because if you have any sort of standard for yourself, this is NOT the place to be.

This was a decent place mainly because the location is unbelievable for the price you pay.  There are 3 properties and based on the previous reviews it sounds like the main house is a lot better than the house we were in.  When you walk in, there is a damp, musty odor in the house.  Almost like it has been closed up for years and you are the first people visiting.  The bedroom has the same smell.  The furniture is cheap looking along with the decor.  The one small mirror in the bathroom had a crack in it and our tv didn't work.  On top of that, we stayed before the busy season so they had not turned the fans on as of yet.  It was a nice weekend and some cool air circulation was definitely needed.  You can open the windows but there was practically no air movement so the room was stuffy and hot and they have no other fans.  On top of all of this, there was a cat with a bell around its neck running around the building.  My husband is deathly allergic to cats so had an allergic reaction.  If that wasn't bad enough, the cat apparently loved our hallway and for an hour you could hear the bell ringing around its neck as it ran up and down the hall.  The breakfast was very nice and tasty though not as big as what we typically get at bed and breakfasts.  The best part about the place was its location and free parking.  It is an easy walk to the cliff walk, the mansions and the shopping area in Newport.  The staff that we met were also very friendly.  If location is important to you, you want to save some money and you don't care what the room looks like (and you are not allergic to cats) then I recommend this place.
