Inn 1890 was great all around!  Loved it.  Nice rooms, private baths.  It was really like staying in a house -- a really nice Victorian house.  Seriously; fireplaces, satellite TV, mini-fridge, WiFi...  Compared to other places in the city, it provides a hell of a bargain.  
Page runs directly parallel with Height, two-blocks down from Stanyan, and therefore at the entrance to Golden Gate park.  Cole Valley is only three blocks away (South I believe).

I strongly recommend Inn 1890 for those traveling abroad in the US, wanting to experience a few nights of real San Francisco.  While I there I met a European family; a Dad and his two girls, he was making them dinner in the upstairs kitchen - they were all happy and enjoying themselves.

Cannot say enough about the place! Seriously, good price for both the location and the quality of dwelling.  

Only Complaints:
1) At least for downstairs rooms, the place can be pretty noisy, especially for those trying to sleep at irregular bedtime hours. I tried to nap from 4-7pm and was woken-up from kids running upstairs and people talking on the street..
2)  Not an eco-friendly place.  Non eco-friendly care or kitchen products. If you stay there, please urge them to change there behavior by filling-out a suggestion card.  

Note I
Women Travelers.  Haight-Ashbury is filled with screwballs, however it is also one of the busiest pedestrian streets in the city.  A close friend of mine that lives on Haight St., says that she actually feels safer on Haight at night because there are so many people around--than on the encompassing side-streets.  All the same, if you are traveling alone, it maybe best to stay three-blocks South over in Cole Valley--where a lesser amount of screwballs are lurking.

Note II
For you folks that are looking for RITZ Carlton type accommodations, I recommend the Mark Hopkins (Nob Hill).  That is where the rich conservatives like to stay.
You'll be happier staying on the east-side of the city (near Union Square); near Macy's and the Disney Store...
However, CHECK OUT THE WEST-SIDE OF THE CITY TOO.  A must if you really want to get a sense of San Francisco.  Go visit the Haight-Ashbury area during the day, and remember that 6pm is when a lot of the stores start to close.  

On sundays, I highly recommend taking a walk in the park to the De Young museum -- on sundays streets are closed -off from traffic.

This really is a wonderful little spot.  An enormously charming Victorian tucked in the trees in the Upper Haight.. Mike and I decided to stay here when our apartment was being renovated and chose the corner suite with the bed tucked into the big, fat round bay window.. Working fireplace.. Shared bathroom, but the bathrooms are VERY clean and comfy and help keep the nightly rates just as much so.

An enormous, sunny kitchen, dining room and bowls of snacks and cliff bars all over the house for when you get munchy.

It's the first place we call when a family member comes into town!

We paid extra to have a room with our own private bath/shower in it, and in the end the shower didn't work! We had to wait until we got to our next Bed & Breakfast in Napa, Hennessey House (which I've also reviewed).

I informed them about the non-working shower and they apologized, but that was about it... would have been nice if they'd offered a refund for the difference :-/

Despite all the above, the place itself was cute, so I'll give it 3 stars... but it's unlikely that I'll recommend it or go back, since I feel a bit ripped off.

You've got to see it to believe it. Not even their website can show this amazing bed and breakfast. The best kept secret in the City. I kid you not. Just drop in anytime and they'll happily give you a tour. I send all visiting relatives and friends there, and they get pampered like royalty. (And then they proceed to thank *ME* for it. Nice!!!)

I stumbled across this place when I needed a last minute place to get dressed the morning of my noon wedding at Ocean Beach..luckily, they had one available room. I was able to drop off the dress and the flowers the day before, and compose my thoughts in the simple yet luxurious room with a view of the quiet Upper Haight residential neighborhood. The staff was super nice and said it would be ok if all 6 bridesmaids came and got girly with me in the morning, and that we were all welcome to use the kitchen. They make amazing breakfast feasts for all the guests- it's really more boarding house style than hotel- or you can cook your own as long as you clean  up.

A few of the girls did meet me there the next morning. We lounged, had coffee, got dressed,  and they got me into the car without spilling a drop! All in all, a perfect experience enhanced by first class proprietors in a most unusual and practically anonymous location. There isn't even a sign outside. If I had known of this place sooner, I would have recommended all out of town guests to stay here.

UPDATE: The time has come to prepare for the family reunion and now I'm docking 2 stars for :

1). 4 night minimum (even with 8 months advance notice and trying to book 5-8 rooms) - feh, ridiculous
2). lousy correspondence grammar and punctuation

Located one block east of Golden Gate Park, this Queen Anne houses a bed-and-breakfast inn named after both the year it was built and its street address. Spacious, sunny, nicely furnished rooms - with twelve-foot ceilings, hardwood floors, and bay windows - include queen-sized beds, kitchenettes, cable TV, and private phones with voice mail, and some have woodburning fireplaces. Aside from two rooms that share a bath, all have private facilities. On the premises you'll find a library with fireplace and snacks, a laundry room, and a patio with a garden. Rates, ranging from $89 to $149 for a two-bedroom suite, included an expanded continental breakfast with cereal, muffins, bagels, fresh fruit, tea and coffee. Off-street parking is available for $10 per day and must be reserved in advance.
