    My story is kinda mixed because I used In and Out for two big jobs...and they made big mistakes on both!

    But I gave the company 4 stars because they did the right thing.  They did the right thing by me when everything broke down and water was everywhere:  They came immediately, apologized, and made it right...and then some!!

    It turns out Oli and Manny, who are brothers, run a great family business.  I will keep them on my speed dial because what they claim on their website is true:  "We pride ourselves in our honesty and integrity."

    Got here within 10 minutes and fixed our clogged drain in less than a half hour - wow!  Definitely recommend these folks!  Thank you

    Only time today  for a brief report...

    There was a very sweet woman that answered the phone and handled everything in a matter of moments.

    Within the hour, Ali and Blake arrived and were extremely knowledgeable about my water and pipe situation. They checked our building, city/street connection and my unit--offered valuable solutions and are coming back once I've taken care of my part.

    I love In & Out--they rock!

    Had them replace the sewer line between my house and the street.
    They were early (!) for the estimate and waited for me.  
    Their bid was much lower than their competition - it had me worried, in fact, so I called some references before deciding to use them.
    Job was quick! 2 days, and started and ended just when they said it would. 5 months later, everything is working fine.

    I just cannot recommend this place.

    So one Saturday afternoon a few weeks ago, the wax ring on my toilet started to leak, so I called my plumber. Unfortunately (for me), he was on a family vacation. So I called In and Out Plumbing. The plumber came by, told me the wax ring was leaking, and told me it would cost $250 to fix.

    Some background...
    A wax ring costs $5 at any hardware store, and it literally takes a pro 30 minutes to fix. A handy amateur can do it in an hour. If you don't believe me, go to youtube and search for [toilet wax ring] to see how to do it.

    $250 for a wax ring replacement is a serious case of exploiting vulnerable toilet users. My plumber charges $160/hr (1 hr minimum), regardless of whether it's an emergency. I would have done the job myself, but I was so busy that particular Saturday afternoon that I didn't even have time to go to Osh or Lowes or Home Depot. The plumber said he had the part in his truck outside, and that he can do it in 30-40 minutes. I was desperate and just wanted to get it done, so I agreed.

    All was going well in wax-ring-replacement-land, up until the point where the plumber cracked my toilet. Apparently, he overtightened the nuts that hold the toilet to the floor. After he called his supervisor, he tells me that they can replace the toilet on Monday morning. WTF? Then he tells me that I'll still have to pay the $250 I agreed to for the wax ring. Are you frickin' serious?

    After thinking things over later that day, I decided to call In and Out Plumbing and told them to call the whole thing off (I think I spoke to the supervisor). The reason why I was willing to pay $250 was because I just wanted to get it done. And since I had to wait until Monday, making me pay the FULL $250 was BS. I also told them that it was a crazy fee for such an easy job and a cheap part. They said that there was more to it than the price of the wax ring and labor, like the water supply line (another $5 part, which he didn't even change!).

    After rescheduling some of my weekend plans, I ended up going to Lowe's later that evening and got a new replacement toilet for $160, which took an hour to swap out.

    This one experience was a serious FAIL on their part. The plumber who broke my toilet was really friendly and apologetic, and I understand shit happens even to the best of  us. But his supervisor (or the guy on the phone) provided HORRIBLE customer service. My advice to him: Plumbing services are something most people need throughtout their life -- don't treat them like one-time customers!

    Thinking back, I wish I had just gone through the trouble of getting $5 wax ring and doing the work myself. It would have saved me $155, and the frustration of losing time on scheduling the visit from In and Out Plumbing. In addition,  I wouldn't have had to leave this 1 star review!

    I blew a ton of money on a new washer and dryer to find out the hot water hookup had a stripped on/off valve.  Sure I could have "done it myself" but thankfully I didn't, as I will detail later.  A few other places gave cheaper phone estimates, but at $150 Antonio from Atef's crew came over in 30 min after calling!
          He discovered my water shutoff to the house was not functioning, so he had to use a special key to shut it off at the street (I would have never known about this).  He told me immediately that he noticed a few of my water pipes were old galvanized pipes that are prone to cracking, bursting and leaking.
         Finishing the new faucet install in 30 min, turned the water back on, water was shooting out of one of those old pipes.  Oh caca! I was panicking, Antonio was calm and cool, shut off the water and explained that he needed to replace the busted pipe with copper.  Work was now replacing 4 ft of the old galvanized cold and hot water pipes from the hot water heater to the washing machine, addition of faucets for laundry hookup.... estimate was $650!!! After the job he took pity on my sorry behind and gave me a big discount.
        Yes, you can find a cheaper plumber.  But the quality of work that is to legal code is first class.   He explained that he could do a bandaid $200 repair, but then I would be in need of a plumber soon somewhere down the line.  With the new setup, he said the new copper pipes would outlast me, which I believe!
        Free estimates, senior discounts, 10% discount on 2nd job or mention current online Yelp 10% coupon when calling.  Licensed and insured.  I will use their company again without hesitation and recommend to friends, family, and neighbors.
         I felt like an ass because I didn't have any cash tip to give him, but I'll be sure to request Antonio on my next job soon.
