I feel bad for this organization. I'm just a regular tenant with no relations other than that to Horizon. I've been living with them for over a year in the Ravenswood area. While my apartment was rehabbed right before moving in, there were some problems. They were and have always been very promptly take care of. It's easy to pay my rent and when I write an email to my land lord he's ALWAYS very attentive to fix something or help in any way. He's never lied about anything or made a false promise. Before resigning the lease I asked if we could get some incentive and sure enough, they offered my roommates and I some cash as incentive. I think that's good business.
Regarding their lately popular legal involvements, it seems that most people, including myself at first, did not get the whole story. Turns out from a latter press release that the two parties involved in legal actions had previously had other legal entanglements. I'm sure the story goes much deeper than the quick press of twitter slander.
Anyway, I'm happy with my home and have all my needs met just fine.
Back in January 2009, I looked at a model apartment in Horizon's Oakdale Terrace building. I knew it was a 4-plus-1, a Chicago building type ubiquitous with cheap rents and even cheaper building materials. These were supposed to be buildings built to earn the developer supplement income against property taxes while waiting to build a highrise.
Well almost all of these buildings survive, and almost all are eyesores on the outside in various states of decay and neglect. A few have been rehabbed and aren't as bad as you'd think--thank G-d for Home Depot. Oakdale Terrace is kept up, but it's a no-frills kind of building. The model I saw wasn't too bad, though the paltry one window with a rear view wasn't appealing.
Fast forward to the end of July 2009, and I read the newspaper stories like everyone else did. Feckless. Unreasonable. Egregious. Callous. Those are my kind words. You can read the stories elsewhere; suffice it to say that I will never do business with this company.
I actually lived in this building July 2005 - June 2007. Mold was definitely an issue for most of the first year but after two half-assed attempts they finally performed a proper repair. (Though my partner had taken pictures and documented communications and threatened to hire a contractor which would be deducted from future rent payments.) They were very obstinate when we wanted to terminate our lease early. They refused to abide by our parameters for showing the apartment to prospective tenants. (As long as I'm paying the rent I get to approve who's in my home and when.) When we left, we left the unit in better condition than when we took possession and we had proof so at least they did the right thing and returned our full deposit.
Superior management - they pamper their tenants. Top notch, top quality!!!
Slow to respond. Never helpful, takes them 3 to 4 days to respond to a request and takes them 2 weeks to fix a problem. The people that work in their buildings dont speak english and it make sit hard to fix. They knock once and open the door with their own key even if your in the shower. They dont care about their tenants.
If you schedule an appointment after 5pm for a showing call to confirm it (even if you made it the day before you go). I left work early to get to the office to meet one of the agents and was stood up. I called the office to leave a message about it and they never even called to apologize or see if I wanted to reschedule. Horizon Realty: I know there's no short supply of tenants these days, but my time is just as important as your agents'. Don't schedule 6pm appointments if you're not going to keep them.
Not the best or worse place I've ever rented from. I've been living at their N. Wolcott Ave. building for about 2 years now. It's been quiet. I haven't even talked to management in those 2 years. Rent, renewal, etc. has all been handled by mail or email. No problems at all really. I'd like for the building that I live in to be a little cleaner. Well, it's clean, but just old carpet, etc. My apartment itself was in excellent shape when I moved in and still is. It had brand new cabinets installed and I love knowing that no other person's food or dishes have ever been there. I rent a parking space from them for pretty cheap in the alley and I've never had any problems with anyone else parking there, etc. I hate having to pay to park but otherwise, the street parking situation is pretty impossible at times. My rent itself is pretty fair. Cheap for Chicago actually. I'm subtracting two of the stars from five because they recently sent me a lease renewal and after 2 solid years of not once being late on rent, they're raising my rent. Now, this would not be a problem if maybe they had recently done some upgrading to the building or something, but they've done nothing other than just maintain the place. Not to mention a sheet that was stapled to my rent increase with a list of several new building code violations that have been found. So, I'm going to be paying more for an apartment in a building that's in worse shape than it was when I moved in. Ah, well, it happens to the best of us. It's only an extra $25 a month and I really don't want to go through the whole saga of moving. Another year and I should be ready to buy a place anyway. I don't know why I even wrote this. I'm just bored.
