Yeah this place is a sandy run down beach hotel but oooohhh the view.  For $106 I got a small suite with a bedroom, Living Rm / Full Kitchen, a balcony and an amazing view of New Smyrna Beach.  I guess I would have rated it 3 stars but I feel the value is so good that I bumped it up.  The hotel has free parking and direct access to the beach.  There is a restaurant for breakfast but frankly with Bagel World across the street I passed on their food.

I was on business so I also appreciated the free WiFi.

The guests seemed to be a mix of business types and families enjoying a week at the beach.

Aside from the very friendly staff and a comfortable bed, this hotel was very run down with far too many bugs for our taste. Our smoke free room smelled like a bar. There was an inexcusable amount of pink mold in the shower. The worst part was the lack of light blocking curtains over the door to the balcony. We had been driving for 10 hours and while we appreciated the ocean view that night, the next morning, we really needed to sleep. When they renovate - and hopefully they will soon - curtains! Please! Curtains!

The dilemma... I want to give this 3.5 stars, do I round up or down?

Why round up?  The suites are huge, you get a full size fridge, microwave, a tv in every room, free (albeit slow) wifi, and every single room has a view of the beach.  Some are better than others, but all are ocean view.  

Why round down?  This place is in serious need of an upgrade.  I know there is remodeling in progress, that really can't happen fast enough.  It's got that 'sanitized for your protection' smell in the hallways, common areas and rooms once they've been cleaned.  The decor is outdated and the rooms show serious signs of wear and tear.   The main bedroom of the suite has a 'window' that opens into the common room, so I guess you can see the ocean through the sliding glass door.  This is nice if everyone sleeps at the same time.  If they don't, you won't be able to sleep because you'll hear everything.  Also the blinds didn't close all the way so the room was never completely dark.

So, at the end of the review, I'm opting to round down.  The price was good, but the accommodations were not quite there.  I'll keep coming back, next time I hope the remodeling will be complete.
