Stayed here for a wedding in September and i'm coming back! This is the place to stay for sure! Just make sure to get a room on the lake side of the place! The other side is just meh...

We had a blast and our room was GREAT! The ammenaties were perfect! Kitchen, fridge, stove, glassware, dishes, table and chairs, comfy rad big bed, bathroom was clean and perfect as well!

Stepped out the door straight to the beach within steps! Perfect place for kids and taking out the stand up paddle! So rad! I'm goin' back soon!

Absolutely loved this place. Reasonably priced and the rooms were spotless while still feeling warm and homey. The decor was like a comfy log cabin, from the quilted bedset to the antique, kitschy old Tahoe memorabilia on the walls. The staff was helpful and the location was great. Am already trying to plan another trip up this winter, and will definitely plan to stay here again.

Drunk manager Jeremy Told me that I don't have a reservation, when they had charged my credit card for it a week in advance. Had to wait One hour in cold at  11PM for a drunk manager to show up to tell me that he can not help me because his record shows No reservation. Never once I heard him say,"sorry for your inconvenience". Very rude , extremely disaapointed, Never before had a shi.....ty service like this. Asked manager to have owners give me a call, never heard from them either,( otherwise I was not going to write a review), I guess this is only way owners will find out how their business is being handled. Had to spend extra $100 per night for on the spot reservation with adjacent lodge.

This place is amazing!  I couldn't believe how nice it was, especially given that we didn't pay all that much.  It is a great option if you are doing Tahoe with a small group or your significant other.

We got a studio cabin and it was more than enough room!  There was a small dining area and a full-service kitchen, including pots, pans, a can opener, garlic press, you name it.  Had we known, we would have considered making dinner during our stay.  There is also a large LCD TV and a huge assortment of DVD's that you can check out at the front desk.  I think the most charming part about the room, though, was the small fireplace!  PERFECT for the snow!

The grounds are also beautiful!  There is a dock that goes out to the lake and a beach where you can probably hang out during the summer.  We didn't really mind it when it was snowing, either - the views were breathtaking!

I would absolutely stay here again and can't wait to check this place out in the summer!

The Franciscan offers tasteful one bedroom apartment-type accommodations.  The kitchen is stocked well enough to do simple meals, and we had TVs in the bedroom and living room.  Most of the rooms are on the side of the road away from the lake, but there are a few on the lake side with views.  There is a private beach for guests and grills here and there on the property.

    Pros:
-Location, location, location. The view of the lake and surrounding mountains is GORGEOUS from the beach and pier.
    - Free wi-fi was a big plus and (of course)  they have cable.
    - Kitchenette!
    - No 2 night minimum stay.
    - DVDs available for free (but require a $50 deposit!).
    - 2 out of 3 women in the office were friendly & helpful.
    - Layout for unit 9, a large studio (not a cabin),  utilized the limited space well, was comfortable & kick back.
    - Short drive to skiing or sledding.

    Cons:
    - Blankets were dirty. I told the woman in the office that there was dried snot on one and requested all the blankets be replaced. She said she'd have the one replaced and had me clarify exactly which bed it was on. I was surprised, but didn't want to argue. On my return, I looked and found the others were also dirty. The maids came with a clean blanket before I had time to press the front desk for additional blankets and I didn't want to get in a hack with that woman, so I gave up figuring the sheets were at least clean... Next time the blankets will be inspected on arrival.
    - Water temperature in the shower is dramatically impacted by toilet flushing or other water use.
    - There is only enough room for 1 or 2 people to use the dining room table.
    - Outdoor air blows in through the electrical outlets right next to the couch/beds.
    - DVDs available are mostly horror or action, not much family or children's selection.

Great prices, prime location for the real tahoe...quiet, peaceful, lots of nature.

This is my favorite place to stay in Tahoe.  Close to public snowparks, the clean Tahoe beaches, and shopping.  Great for winter or summer.

Rooms are clean, and include everything, even a fully stocked kitchen with pots/pans, cooking utensils, glasses, plates, etc.  And a mini-dishwasher...

Here is my free advertisement for them...
The Franciscan Lakeside Lodge is great for families on vacation or a couple on a getaway.  You can come here to create memories with your children...or to create children.

If you want loud, obnoxious clubbing music while you ice skate and spend all your money on lift tickets, then go to a resort.  If you're on a "snowboarding trip," there's a 7/10 chance that you're a rich obnoxious douchebag.  You should take your dividends over there.

This place is great because you get a great location and a nice stay for very cheap. You can rent a cabin right in front of the lake, or across the street, hang out on the beach, at the heated pool or in the forest. They have grill machines and outdoor tables with chairs all over the place. We rented #46 - a one bedroom unit. It was clean and cozy. You may not find coffee or tea in your unit, but just ask for some from the cleaning personnel and they will give you plenty.

Pluses:  nice small efficiencies with small kitchen.   The place is on the water and has a pier so you can even launch your kayak right here.   Also a lawn and beach volleyball area are part of the deal.  They have a small dvd library which you can take back to your room where they have 32" flat screens.  The rooms also have nice porches so you can enjoy the sunset.  The economy units face the parkinglot while the other units face the beach.

    Minuses:  cant think of any.

Seriously one of my favorite places on Earth. No lie. I love this place, so much that last summer my family and I stayed there on two separate occasions, within a month or so of each other. We've stayed in the apartment style room as well as the cabins, on both the lake side and the forest side of the street. You can't go wrong regardless of which one you stay in but I personally love the cabins. We have kids so the cabin with the bedroom was great. The kitchens complete with all of your basic needs are wonderful and we enjoyed the fireplace in one of our cabins as well, plus the flat screen tv's and dvd players in each abode are great. There's a pool on the forest side that the kids loved and it stayed pretty populated.  The rooms/cabins on the lake side are literally lake side; you step out into sand. Beautiful. The location other than being right on the water or perfectly nestled amongst the trees (depending on which side of the street you stay on) is fabulous, because you have all these great little eateries all around you and there's a Safeway/Starbucks right down the street to easily stock your kitchen. Staff is friendly (we arrived pretty early for our second stay and there was no problem at all with us checking in right away). Oh, and it's really affordable, too.  I have nothing to say negatively about this wonderful little slice of Heaven, in fact, I cannot wait to go back.

This place is a great place to stay for a reasonable price. The studio we had was $80 a night summer rates. I think it goes down to $60 in the off season. We were comped the room for the night by my gracious client, but I think the place is nice enough I would go back and pay for it! The studio's which are the smallest and least expensive of the options, come with full kitchens with all your cooking stuff. We were just staying the night so didn't use the kitchen at all, except BF brushed his teeth in the sink (eeewww) while I was in the bathroom. There was a gas fired fire place that looked like it would be romantic if it weren't summer. Only drawback, no AC. The lodge is on both sides of the highway (28), so you can get rooms on the lakeside that are connected to the private beach.

This is a wonderful property with great staff and charming cabins. Each cabin has its own fully equipped kitchen which is something I love on vacation. It's literally right on the lake and the views are amazing. They have DVD's you can take back to your cabin and they're actually pretty new too, like made in the 2000's new which is surprising. They have a common room too with a fireplace, fooseball table, puzzles and books. The bathroom in our unit, #15, had clearly been redone recently which is always nice. The decor was very kitschy and cute for Tahoe, done in a bear, moose and pinecone theme, gotta love it. O ya, it was very clean on arrival as well. I will definitely be staying here again as it is a wonderful location and a great price.

This is by far the best place to stay in N. Lake Tahoe, especially if you are a weekend warrior during ski season like me and need a place to stay all season-long that won't break the bank and feels like home!  Each unit is it's own super-cute cottage-style setup and they are excellently cleaned. Plus, many of the units are right on the lake with the most amazing view.

I have stayed in several of the different units that they have to offer -- including a few of the studios and one bedroom floorplans -- and all are equally as nice with cute decor, hardwood floors and kitchens fully equipped with cooking utensils to make breakfast and lunch in the room. The rooms all have flat screens with DVD players, and the front office has a collection of movies for guests to check out for free! The heaters warm the units instantly and there is always parking right outside your unit for easy loading and unloading. Christina at the front desk is very helpful and always friendly, and they offer very reasonable rates especially compared to many of the other crappy lodging options in N. Lake Tahoe.  There is a grocery store a quick drive down the street, and it is only a 10-15 minute drive to Northstar! I hate to share this gem with others, but after staying here all winter and receiving such great treatment, it's only right to give this place the props it deserves!  I'll certainly be back next winter!

We passed through the Lake Tahoe area and stayed at the Franciscan Lakeside Lodge in Tahoe Vista for one night.  I don't know if there is really a lodge, because we stayed in a cabin (#22) and cabins are all I remember seeing.  It is located right on the lake, and has a great view of the mountains in the distance.  The bed was comfortable, the accommodations clean; there is a full small kitchen stocked with pretty much anything one would need to cook.

My new favorite place to stay in Tahoe!  This property is absolutely awesome and has everything you need to enjoy your stay in Tahoe.  We came up for  a X-Country ski weekend and found the location, amenities, and the convenience to restaurants and supermarkets worth a trip back the following weekend.  The room was super-clean with new rustic furniture, a big LCD TV, satellite, DVD player, and a well-equipped kitchenette.  The DVD library at the desk was great to have when we got snowed in one night. The owner and the staff were marvelous.  What a gem!  Can't say enough.

We stayed at the Franciscan Lakeside lodge on the spur of the moment last weekend. We had a cute little studio.  We were told it was small, but it was not that small really. It was very clean, nicely decorated, and extremely well stocked. There is a  private beach , ping pong table, flat screen tv and a swimming pool. The ladies that work in the office are very kind..even gave us the keys to 2 rooms for us to look at before we committed. Will definitely stay here again.

Stayed here last week for our anniversary, and the place was great.  Friendly service, beautiful location right on the lake, and our room was super clean and beautiful.  We stayed in the deluxe studio, which came with a gas fireplace and a little kitchen.  Everything in the kitchen and bathroom was brand new, the sheets were clean and soft, and the room even had a nice flatscreen TV.

Overall, a great experience.  I'd recommend this to anyone, and I'm definitely coming back!

We stayed four days in one of the upstairs units in the small two story building next to the lake.  The room was quite large for a studio and included a full kitchen with two small refrigerators.  Everything was very clean and the kitchen was fully stocked.  A plus is a Raleys about a mile down Hwy 28 and a Safeway about 7 miles.   Although not one of the cabins right on the beach, we were able to take some excellent pictures and panoramas from the balcony leading to the room (I'm a serious amateur photographer).    We will definitely come back next time.

Driving up and down kings beach looking for a hotel to stay in was quite a challenge on a holiday weekend. As you might know some hotels or motels aren't very nice in this area. We drove by the Franciscan Lakeside Lodge and it looked like an awesome place so we called and booked a room, the staff at the front desk was very friendly and easy to deal with. Now onto the rooms, these were nice cozy cabins that were very very clean. Our room had a full kitchen(stove, oven, refrigerator, toaster, microwave, dishwasher) and the cabinets were fully stocked with pots and pans. Also they have free movie rentals in the office for any guest to take back to their room. The rate was very reasonable for a holiday weekend, other places were asking almost double this and they looked half as good. We were excited and enjoyed our stay in the Franciscan Lakeside Lodge and would definitely go back again!! Book your room now!!!!!!!!!!

We had an amazing trip to the Franciscan Lodge!  The location is perfect and the lakefront is stunning.  We were there just prior to the Christmas break, so it was fairly quiet (more on this later).  The rooms are well appointed and ours looked remodeled recently.  We were in unit 18 and it had a nice fireplace and slept our family of 4 easily (plenty of closet space).  We really only had two issues with our stay.  First, the staff (which were very friendly) weren't always around and seemed to be on minimum manning (which makes sense since there weren't many guests at the time).  Second, the bedroom wall was thin enough to hear the guests next door snooring at night.  I'm not sure if our temporary neighbor was an industrial snoorer, but my guess is the walls are just a bit thin and sound travels a little too well between them.  On a side note, if you close the door between the main living area and the bedroom, you can't hear the same level of noise...  Unfortunately, this led to one of the worst night sleeps I have had in a long time (and I'm not normally bothered by noises at night).  Would have loved to give them another 5 star rating, because the place is really amazing, but just can't after my sleepless night.  For what it's worth, I would stay there again, I just wouldn't stay in one of the connected units...

We have been staying her for over ten years and we love it.  If you are expecting 5 star hotel service or a place to party, this is not the place to go.  It is very mellow and relaxing.  The rooms are a decent size with outdated kitchens, but are a great price for being right on the lake.  The lakefront cabins are a bit bigger but all rooms on the lakeside are a great deal so if you can't get lakefront it is not a deal breaker in my mind.  I wish there were more restaurants within walking distance but the rooms do include kitchenettes with decent appliances (microwaves, ovens, stovetops, toasters, blenders), bbq's, and picnic tables.

The cottage we stayed at was clean, cozy and reasonably priced, it's nothing fancy but for a ski weekend it gets the job done . We had a very convienant late check-in and then early check-out. The only drawback was that our neighbor was playing load music late at night .. but that would be an issue at most any other place.

Went here during Memorial Day weekend.  Haven't stayed here before, but read great reviews.  The reviews were right on.  This place is very affordable, had a great staff, the cottage in which we stayed in (it has a mini kitchen) was very clean .  Although it was cold to take a dip in the lake, we did get to swim in their swimming pool.  Pool was clean. We would definitely come stay here again. Hopefully be able to get a lakeside cottage on next visit.
