Review from Hazel Q.
I know, I know. I'm such a yuppie. Giving Fashion Island five stars. What is the world coming to? Okay, so you won't find a random one-off small business here, but you will find small hard to find "chain" boutique stores like schmancy glasses stores or Lush Cosmetics.
Look, I've got to up their rating. I walked by the information... er... I mean concierge desk to ask where the new Native Foods was, and instead of just a random point or some convoluted directions, the gentleman WALKED ME to the restaurant. Seriously. And then, after lunch I was looking at the directory for a coffee shop and I wasn't looking at it for 15 seconds before another concierge walked over and offered help, and that's when my mind was blown:
Fashion Island has free wifi.
How the hell did I not know this before? And it's not some janky wifi or just a 1 hour thing like at John Wayne. Sure you may disconnect once or twice, but I've gotta say for free wifi for the entire mall, it's pretty damn awesome.
So, yes. Yuppie. Five stars for Fashion Island.Listed in: Shopping Centers Orange County

Easily the best outdoor mall in OC. Very nice place to shop, especially when the weather is really nice.
My kids really enjoy playing around the water fountains there. -

BEAUTIFUL CHRISTMAS EVE AND NO KOBE BRYANT SIGHTING
Long before the Irvine Spectrum, I've been coming to Fashion Island to shop and take in the Pacific Ocean view. Lots of great stores for all sizes of wallets at this Newport Beach open air mall. I never fail to find something that I like. Plus there are plenty of places to dine. People found it hard to resist taking photos in front of the Paul Bunyan sized Christmas tree. Come on a weekday and you'll practically have the mall to yourself. -
Review from Ritika T.
This is the type of outdoor mall where you can park and walk through Macy's to find an extremely talented piano player belting out a famous song in front of a crowd on a given Saturday afternoon. I use the word "crowd" lightly. Fashion Island hardly ever gets too crowded. It's spacious and ritzy--allowing you strong cardio opportunities.
It's also the type of outdoor mall that's so large that it has an indoor mall as well. Don't overlook it, it has some great gems like the Dry Bar!
It's better than Spectrum (which is swarming with kids and strollers on weekends). The stores are very decent, some high scale. Pricey--Orange County appropriate. -

Imagine for a moment a tropical getaway to an island, but instead of icky sand and a view of the vast ocean through which you contemplate your mortality, you, instead, replace the sand with glamorous stores. Then, you replace the ocean with coiffed greenery and paths. It is very close to the ocean so you can still taste the salt and money on your breath. I bring you Fashion Island.
Fashion Island is my go-to place to cardio-shop (where you get your shop/walk on at a feverish pace). Sure there are your typical bleached-blonde, enhanced Barbie doll moms walking around, but that is part of the fun. This is their beach, this is their figurative moment in the sun: to shop at the glory that is the Island.
The Island is what it is: totally ridiculous and outlandish, but you can't beat it for people and pampered pooch watching. Lest we forget, that it has great shops that you can't find anywhere: Ella Moss and Tahari are particular stand-outs. They also have boutiques, which are cute and fun. Room Service is a great place for home decor (beware of the snooty salespeople though). There are also great department stores: Neimans (I die), Macys, Bloomies, and a relatively new Nordies (even though I do prefer the Nordies at SCP).
When you are done shopping, get your hair done at the Dry Bar or Christophe and then dine at Flemings or True Food. You may not have the money of a RHOC, but, for a fledgling moment, you can feel like one, and that get your poor butt back to work to afford your fleeting moment of extravagance.
Pro-tip: Best and easiest parking is in the Neimans lot. Also, you are a lunatic if you come in the afternoon on weekends. In 2012, they are putting in a Whole Foods: joy!Listed in: Economy Stimulis Package (LA…

This outdoor shopping center is great! I came here with a good friend of mine during the Holidays in a school week, so it was kind of dead (no people), but I'm sure during the weekends, it would get crowded.
As for the stores, they were pretty much all high-end, but if you're looking somewhere to spend money, this is the place!
Restaurants looked expensive, so my friend and I went over to the UCI Student Center to grab In-n-Out.
This place is pretty with the lights, little fountains, trees, and just overall decor and structure of it... no wonder it's called fashion ISLAND.
I will definitely be coming back here to shop 'til I drop after I save up :) Check this place out! -

Any place that invites dogs has to be good! As my Yelp friends Katie and Rohlin have written their reviews, this is a great place.
Great stores, lot of places to eat, nice areas through the Island to sit and rest.
I came here after Christmas but they still have the decor up. I just wish I had been here before Christmas. Next year, I will be doing most of my shopping here.
I LOVE the Koi pond here. Next time, I bring the camera!
Most of the stores I love and shop in are here. I just hope my dog doesn't poop at the jewelry department of Neiman Marcus and Bloomingdale's (as he did at the Stanford Mall every time we were at those stores). :-PListed in: Pet Friendly Places

Review from Aubrie O.
When growing up I was always under the impression this was where all the rich people shopped and it was too high class for my middle class family.
As an adult I've only been here a couple of times. The first time I was lured in by the fact The Fab Four was playing at the mall. I'm a huge Beatles fan and it had been years since they had played at Disneyland so I needed my fix. True to form, there was a lot of high end stores, some I had never even heard of. Chain fast food places with higher prices, probably to fit in with the stores and other restaurants in the area.
But what truly fascinates me is the people that come here. We have been in a recession for many years apparently but the people here aren't aware of it. Self indulgence at it's finest. Expensive cars line the valets and I have seen some of them "slumming" it in the parking lot and garage. During the day you would find thin, bleached blonde women dressed in high end work out clothes pushing expensive strollers with designer purse in one arm while balancing the latest phone in their hand. The women who are out of their child bearing years replace the stroller with a leash attached to their miniature dog of choice.
At evening and on the weekends is when it gets really interesting. You have the cougars towing around their younger men like its their prize. You have the men who just radiate the douchey vibe. You have the women walking with their daughters who are both squealing over the clothes at Forever 21 and trying who was going to buy what piece so they can share clothes. Did I forget to mention both mother and daughter were carrying designer purses that would total the cost of my car payment for two months?
One of the highlights is the koi pond. They have stepping stones so you can go to the middle of the pond to get a closer look at the fish. During the holiday season they have an impressive Christmas tree. Everything is in the shopping center, except for a movie theater. If you want to see a movie you have to go across the street for it.
Overall, it's a great place to go and it can offer an impressive view of the ocean. Small children are entertained with the carousel. A new LUSH is opening soon so I personally find it exciting. -

Like: Cool outdoor mall to walk around on a nice day. Super dog friendly- all the stores allow dogs inside and most dogs here are well behaved.
Dislike: I can only afford to shop at 2% of the stores here. Parking is a hassle. -

Claremont, CA
Aesthetically pleasing. Not well laid out for shopping purposes.
High end shops - bloomingdales, neiman marcus...etc. There were many dogs chilling and strolling around the mall. There were people sitting around the fountain as if they were in their own living rooms - but rightly so, there were sofas everywhere. It's a cool place to 'hang out' and shop high end things... -

La Jolla, CA
fashion Island is the cleanest and best mall in our area. I don't have to worry about getting hit on or dealing with beggars. There is a ton of parking (albiet, getting in and out of said lot is a pain during the holidays) and special spots for families with young children or prego ladies. The family lounge is gorgeous and spacious. No worries about where to put junior down for a diaper change or where to sit for a feeding.
The food court has a large selection of food to choose from and plenty of seating.
There are tons of stores with many more being rebuilt from last fall. The best store is the one with h their great natural products at low prices. -

Montebello, CA
Fancy schmancy mall for the housewives of The OC....but I love it. Both indoor and outdoor areas with lovely decor, fountains, and seating areas.
Lots of stores including the "rarer" ones like American Rag or Anthropologie. Great selection of places to eat as well.
Whether you are on a budget or ballin' out of control, this is a place to walk around, people watch, and get some new things. -
Review from Rohlin A.
This is a very upscale outdoor mall in Newport Beach.
There are some places for the middle class to shop, a number of places for them to eat (including a food court), but in the end this is a haven for the very well to do.
The people and workers are very friendly and this is another location which caters to your four legged friends. I was down there before the stores were open the other day with Chief (dropped the wife off at work and decided to take him there for his walk). There were no less than four other people walking there with their dogs. It is a little small for properly walking a big dog (unless you do laps), but Chief loves to see new things.
The coy pond is very neat and right now the mall has a huge tree and a house for visits with Santa.Listed in: It's a Dog Owner's Life for…

Irvine, CA
Fashion Island epitomizes everything the media portrays the OC to be, including ladies flocking here who are over-tanned, over-botoxed and over-implanted spending a ridiculous amount of money on everything from clothes to speciality foods. While the Fashion Island may appear to be classy to some, this is mostly what I get out of the firsthand experience.
Nonetheless, there still is something about the place that keeps me coming back. It's a pretty laidback environment for shopping with fountains all around, breeze in your hair and the nearby ocean in sight. Because I am a pretty broke college student, I usually stick to stores like Victoria's Secret, Barnes and Noble, the Apple store, Yardhouse, Cheesecake Factory, and the humungous two-story Forever 21. I sometimes prefer it over the Spectrum as there seems to be less walking involved because parking is closer to the actual stores.
The staff does seem to be a little snootier here to those who don't seem to be Mr and Mrs Moneybags, but overall a mall worth the occassional self-indulgence. -
Review from Elysse P.
Beeeeeeeeeeeeeeeautiful outdoor mall. I love coming around sunset and walking by the fountain that overlooks the coast and the ocean. Breath taking.
I love the Urban Outfitters here! Very organized sale section, very helpful staff.
Brandy & Melville - only location in the OC. Nice simplistic basic necessities
Forever 21 - in my opinion, it's the best one in OC. HUGE but nicely organized. Doesn't give me a headache... I usually spend foreverrr (ha..ha..ha) at this store because it's so huge and has a huuuuuuuuuuuuuuuge selection. -
Review from Tami D.
Fashion Island is one of my favorite outdoor malls. With a koi pond and beautiful fountains everywhere, it's a fun place to shop for both kids and parents alike.
I love shopping for clothes at Anthropologie, Bebe, and Modern Romance, and the kids seriously love shopping at Build-A-Bear. Although these stores are a bit on the pricier end, the great customer service we receive from each of these retailers is amazing.
After some shopping, we usually head to the Cheesecake Factory or Yardhouse to eat, but we just tried Le Pain Quotidien last week and thoroughly enjoyed it. We also grab pretzels at Auntie Anne's occasionally, and a Casey's Cupcakes just opened last month, and we think this little cupcake shop is amazing. There are also other restaurants we would like to try here soon, and I can't wait to read the Yelp reviews to see which one to try first.
Fashion Island is especially beautiful this time of year. Their huge Christmas tree is stunning, and a visit to Santa Claus for the kids is a must. They also have holiday entertainment at the Nordstrom and Neiman Marcus - Bloomingdale's Courtyards every Saturday and Sunday during December, and the individual stores have their own cool events and special promotions.
With amazing shops and restaurants, beautiful landscaping and fountains, combined with great customer service, this is really a fun place to spend a few hours.Listed in: Retail Therapy

29. Newport Beach
You pretty much know what to expect from a town whose exuberant claim to fame is being the location of "The O.C." For Newport Beach residents, this dubious honor validated their overblown sense of significance, mistaking as they did the fandom of Mischa Barton with their international relevance.
This ritzy coastal town is dedicated to money, showing off that money, year-round tans and a fundamental disconnect from reality. Newport's balls-out ostentation veers dangerously into gaudiness--all flashy excess and no style. (Look no further than "Fashion Island," a bayside destination promising an exotic catwalk of model muses, perhaps, and delivering: a mall.)
The diamonds are huge, the Botox abounds (not just on the ladies), and the women are platinum-blonde-and-boob-job clones. Money can buy a lot of things--a hulking white Escalade, a trophy wife--but it sure as shit can't buy class.

Here's the deal about Fashion Island. None of this should be a surprise to locals but still. Fashion Island is a posh mostly outdoor mall in a wealthy area rife with dog loving preppy types and hipsters. This is not necessary a bad thing, but it might not be everyone's gig. Most of the shop keepers are friendly, same with the food stalls and waiters at restaurants, a few places (ahem, Newport Cottages) are uppity and won't deign to greet or assist roving patrons who don't look local and/or loaded. (Like yours truly). But still, we enjoyed the fountains, the fresh air, window shopping, and people and dog watching. I for one would skip all the fancy stores in favor of outlets, but the gelato and stopping for a nice dinner around sunset makes for a great date or family outing. We'll come on back with the rugrats and let them roam around when we are in the area again.

Lake Forest, CA
This is quite possibly one of the nicest shopping centers in OC. I love "open air" shopping areas and especially those that are close to the coast. The view is just amazing here. There is also plenty of parking and garages.
This center is also easy to navigate, has plenty of stores for every budget, interesting places to eat, and a semi decent/medium sized Barnes and Noble. I'm happy and content. I don't always find what I'm looking for but it's great to just check out the koi pond once in a while and pretend I'm super rich.
Another huge bonus is the crowd. You won't find teens here. There are some but not a lot. You will find dogs though but they're tiny and cute and harmless. I love shopping and I appreciate a clean, wonderful shopping area and Fashion Island gives me just that.Listed in: Shopping in OC

As far as malls go... This one is my favorite. It is a beautiful outdoor mall with an awesome koi pond, cool fountains and a spectacular view of the Pacific!
Oh... And there are shops and stuff... if you go for that kind of thing. -

I'm very on the fence about Fashion Island.
Positives:
*Close to the beach with spectacular ocean views
*A Carousel (I mean... duh thats awesome...)
*Lots of shops to choose from
*Lots of cool dining and sitting areas
Negatives:
*I am used to this, because I love in Orange County, BUT, there is a lot of hoity toity fake rich bitch 40 year old moms trying to look like Barbie.
Thats really about it. The negative, though, can be a positive for some. ;)
Will I be returning? Eh, if I need something... that only Fashion Island has... but otherwise, I won't go out of my way. -

What recession? Pretty sure the entire place is an audition for real housewives of Orange County. Excess at it's best.
We were basically killing time before plans later. Found a nice place to sit for a bit, which was nice, then wandered around.
For being a mall I will grant that it's a pretty mall. Lots of trees and grass, which I definitely appreciate. -
Review from Alex C.
There's not much to say about Fashion Island. It's as good as it gets for malls. I like it way better than South Coast Plaza.
Fashion Island is outdoors, has grass and trees everywhere, a koi pond and lots of good retail shops. Plus, it's circular so you can never get lost driving around this place. And it's dog friendly!
You know what I love about this place? It's understated elegance. You know there's money here (evidenced by the cars parked at valet) but it's relaxed unlike South Coast which is all bling in your face.
It's a great place to just walk around. There are so many places to sit and relax. You can even spend the day reading a book if you're inclined to do so. It's more like a community park than a retail space.
And if you're hungry, there are a lot of good restaurants to choose from. Just watch out for those cougars. It is the OC after all. -

Such a great outdoor mall! A tremendous amount of comfortable seating! Great for bored hubbies!
Tons of food and shopping options!

Tons of live music on the sunday was there. -

Fountain Valley, CA
I am not really a big fan of malls, however I enjoy the outside malls over the inside malls. Fresh air, is the main reason.
This entire area, in my opinion is filled with hoity toity not so friendly people. If you are there to shop... get it and get out... its nice. I just dont like the general attitude of this area. :) -
Review from Cliff C.
Fashion Island is a great place to shop, window shop or just walk around with the family. While the beloved merry go round is no longer here, the awesome koi pond remains.
There are great anchor stores like Macy's, Nordstrom, Bloomingdale's and Nieman Marcus, along with mall regulars Bath & Body Works, the Apple Store and Victoria's Secret, mixed in with less-than-ubiquitous stores such as Tommy Bahama Denim, Teuscher Chocolates and a place called Quiksilver the Waterman Collection which just confused me.
Fashion Island also features some pretty good dining options running from cheap (Daily Grille) to not-so-cheap (Roy's), but I've always liked the food court.
While the food court has its usuals -- Sbarro's, Subway and Panda Express, there seem to be more unique places here, which I dig -- Thasos Greek, Hana Japanese-ish and a Five Guys Burgers.
If you're looking for something to do with the family on a Saturday or Sunday that's cheap, relaxing and includes a relatively inexpensive lunch, try Fashion Island. -

Santa Ana, CA
Used to work at fashion island as a security...mall look high end but trust me, interior and paint are not so high end. Majority of the kids who visit the mall are brats. Think there parent are rich so they think the could do what ever they want. Lastly for those who is thinking of working for fashion island as a security...DON'T; If it's still ran by an old lady who look like a man that work for IPC International, than think twice about applying there. IPC International is great but the person who represent IPC at fashion Island is horrible. They give you old uniform, if you ask for new uniforms it would take them several months or years to get you a new one(the crazy thing is that IPC own there own uniform warehouse), force you to smile to customers or be written up if they catch you not smiling, no days off even upon several weeks or months of notice(the only way to get days off is to find someone who can switch working days with you)....etc....So bottom line is think twice before working there.

One of my favoriteeee places to shop! I absolutely love Fashion Island! It has almost all my favorite stores and department stores and lots of good places to eat.
Seriously, what's NOT to love about fashion island?! The stores are beautiful, the landscape, hell the parking lot is beautiful too! I definitely love the layout of the mall. It has a bunch of cute lounges and tables for you to just relax and soak up the sun!
I don't know if it's me, but I feel like they have better stuff here than at South Coast or Irvine Spectrum. I always find the things I need here then the other malls. South Coast and Irvine Spectrum always seem to have my size sold out in certain things and it drives me insane!
Also, parking is not crazy here then it is at some other malls. It definitely is an escape to all the madness out here in OC. -
Review from Devo S.
Beautiful mall (like I'd expect anything less from the OC and Newport Beach). It was nice just to walk around and take in the koi pond and comfy cushioned chairs and fountains.
Definitely a fun place to people watch...lots of OC, California, tanned, rich, big shades, small-dog-walking-or-carrying people. Also, a lot of Middle Eastern heritage-looking people...do a lot of them live in Newport Beach? Dunno; it's just an observation ;) -
Review from Laina A.
Beautiful outdoor mall, with great shopping ranging from cheaper like Forever 21 to really expensive/designer like Kate Spade. Comfy big chairs to relax in, beautiful fountains and a nice koi pond.
There are some great eating establishments, I personally love R&D Kitchen Cafe and Canaletto's Restaurant.
A warning for those that have not been, MONEY is walking around all over the place! Diamonds that are falling off ladies' ring fingers. Teenagers that are wearing designer jeans and designer shoes and carrying designer purses.
This is also one of the hot spots to walk your little dog, whether it be walking it, holding it or pushing it around in a doggie stroller. So many dogs, but yet hardly any "real" dogs. -
Review from Diana W.
Nice outdoor mall with lots of parking in the parking structure even on weekend summers.
No teenages! =) Probably cause its not their taste or price for clothes? But yeah, definitely an OC location with OC looking people....got the tan, hidding behind big shades haha
History -- my mom's favorite OC mall back then. She told me only Neiman Marcus and Bloomingdales existed back then. Wow! This mall definitely expanded.
Dogs allowed!!!! With leash of course. Lots of dogs actually. Theres like one or two dog stores. -

Crisp, Clean, Classy.
I like going to Fashion Island for the atmosphere. There are comfortable seats and cabanas with fireplaces around the mall. They have a few of my every-great-mall-has-'em-favorites here: Forever 21, Urban Outfitters, and Yardhouse, just to name a few. Their Forever 21 is enormous... two spacious stories. The Urban Outfitters was a little smaller than what I'm accustomed to. I especially liked how there were a few secluded benches that you can sit in the shade near the grass terrace over looking a gorgeous view of Newport Beach. The water fountains and decor is beautiful. There is construction going on and a lot of new shops opening up in the near future. The parking infrastructure was designed well and provided various points of entry, close and easy access. Walking through this mall is like a breath of fresh air. -
Review from Nic Z.
As much as I don't like Southern California (yet I chose to endure university there -- bizarre, I know), I do like Fashion Island. Even if you don't plan on buying anything, it's a nice mall to just walk around and get lost in. Given that I only went there once or twice a year, that occurred each visit.
As far as the stores go, the selection is better in other shopping centres. Some of the stores lacked the amount of goods found in their other locations or just felt cramped and not well-laid-out.
3 stars for allowing dogs! That's one thing you don't find in the Midwest, and it definitely made me happy at Fashion Island (although my dog nearly went scubadiving in the koi pond).
Nice mall, nice location, nice restaurants, just not some place I'd choose to shop -- which sort of defeats the purpose of a mall, no? -

I LOVE fashion island... LOVE. Now, I'm nowhere near close enough to shop at all of the beautiful stores, but hey... Sometimes you gotta be ballin' on a budget... LOL.
No but really, the scenery is beautiful and there's a good amount of shops to browse... On the cheap end, you have Forever 21... Wet Seal... Arden B... But then on the expensive end, you have Bloomies, Vince, Kate Spade, Anthropologie, etc. Also, there are some pretty cool boutiques to check out... Modern Romance, Rebel, Inglot... etc.
Also, I would say this outdoor mall is beautiful for an outside lunch break. Grab a cookie from PDM and you're set! :) -

Definitely a destination for us when on the west coast. Fashion Island has a fantastic selection of specialty stores as well as favorite department stores. My personal favorites are Trink Turk, Johnathon Adler and Anthropologie (best location of all!) Enjoy great people watching on one of the many terraces and get comfy on a lounge (with a Starbucks!) The atmosphere is laid back and very OC. Seems to be that there is always an event going on or fashion show of some sort. The mall offers a diverse selection of restaurants.
This is definitely a unique shopping experience! -

Long Beach, CA
Fashion Island is one of my favorite places to come during the summer, especially since it's outdoors and located a couple of miles off the beach. On top of that, Fashion Island is only minutes away from Laguna Beach. This place is very classy with a good selection of stores ranging all the way up to the high end brand, such as Neiman Marcus, Bloomingdales, etc. Then of course, there is Forever 21, Juicy Couture, Urban Outfitters, etc.
Overall, I would recommend anyone coming here who are not from the area. =D -

I like outdoor malls that aren't packed with people and little kiddies running around. there's a pet store here that i always stop by because the pups are all so cute. they have some nice dining places too. I like that i can come here, find parking fast and go to my stores do what i need to do. oh yeah, the landscape is nice as well.

Review from Jeena E.
Fashion Island is a great mall but it is kind of suffering from an identity crisis. The facilities are beautiful as you have a view of the ocean, are minutes away from CDM, it has a massive Koi Pond and the restaurants are middle to high end in price. However, it is missing the high end stores. Sure there is a Bose Boutique, Restoration Hardware and a Bloomies. But you are going to have to go to South Coast if you want Tiffany's, Coach, Mont Blanc, et al. That strikes me as odd only because one would think Newport Beach would have these shops before Costa Mesa.
The shoppers are incredibly...no...insanely rude, I watched a women yell at a 7 year old boy for attempting to pet her dog. What a douche bag move, you bring an animal to a mall for attention and when a little kid pays attention to your dog and not your botox, you take exception? That wasn't the first time I watched acts of that nature, be advised.
The Apple Store and Macy's are both awesome, and the restaurants warrant 3 stars on their own merit but I think the Irvine Company needs to attract some of the higher end retailers to Fashion Island.Listed in: Newport Beach, The Great Outdoors!
