I give The Edgewater five stars because it excels at what it is:  a moderately priced, family-oriented inn/motel with an excellent location, just steps from the beach (literally -- it is a staircase that goes right to the whitest sand around).  The rooms are modest but well maintained, and each includes a small refrigerator.  We've been visiting the Edgewater several times a year for about 18 years now, and are always satisfied with the service and the experience.  

They have a large swimming pool, with a nice deck from which you can watch the waves down on the beach, watch the flocks of birds that seem to endlessly pass through, or just sunbathe.  There is also a hot tub.  I like the pool because it has a glass enclosure that protects the area from the afternoon winds, but still lets you enjoy the beautiful setting.  

The rooms include continental breakfast -- every morning, they bake fresh muffins, and serve coffee, tea, cocoa, and orange juice.  This isn't one of those big egg/waffle buffets that are becoming so prevalent, but just the right start to tide you over until you hit Splash Cafe for a bowl of chowder at lunch.  Or, if you want more in the a.m., right around the corner is Old West Cinammon Rolls where you can get some tasty pasteries and coffees.  

The location is perfect -- everything in the charming central Pismo is within walking distance:  Giuseppes, for the best Italian food (they also make pizza and will deliver to your room); Splash Cafe for the chowder; Pismo Fish & Chips for the best, freshest fish around.  All are reasonably priced.  

The rooms are well maintained, and they are always updating different aspects of the property (but not to worry about construction noises), to keep it fresh.  

Try to make reservations well in advance -- they tend to book up for summer weekends.  We've been lucky for the most part, but there have been a couple of times when we couldn't get in at the Edgewater and had to go elsewhere -- even though the other places were nice, it just wasn't the same, because they were a lot further from the beach and from the central part of town.  

Oh, another nice thing is that there is a laundry on premises, and if you're going to be there for awhile, or if you're hitting Pismo in the middle of a long trip and need to freshen your wardrobe, you can drop it off for wash & fold service.

God, I've been staying here off and on for over 15 years, probably.  It's the "reliable" Edgewater and you really don't go wrong here but nothing "wowing" in terms of rooms or service but what it does have is location and convenience and very good pricing, especially if you have AAA.  It has steps adjacent to it off of Wadsworth that go directly to the beach.  It has a separate laundry "Fluff and Fold" facility that is attached to it if you are staying longer, and also a pool and continental breakfast.  I've stayed upstairs, downstairs, poolside, in the suites, and my favorite is poolside.  Be assured if you are here on a summer weekend you will be awakened in the am by all sorts of noise from weekenders packing up and leaving.  Blissfully close to the beach and it's a very reasonable and safe stay.  Rooms are clean but strictly basic motel fare.  Staff pretty friendly but the 3pm + later check in and 11am check out time, sucks.  If I am checking in after 3pm I should be allowed to check out at 12pm.  Sorry.  They also need more towels in the rooms, an update to their TV cabinets/consoles and our lamp over the curtains had just an exposed bulb.  Comfortable bed though, and family oriented, no weirdness.  The pool here is nice, basic but well maintained and the jacuzzi is nice when it's cool or overcast.
