We moved in here around November and I absolutely love my apartment. We got in with an amazing deal and moved in immediately, but there are some cons that need to be addressed....
1) I made one of the payments online that my husband usually makes. Apparently, I switched two numbers of my account number, which I didnt even realize until I got an EVICTION notice on my doorstep advising me to pay the rent immediately along a $100 late fee or move out in 3 days. Nevertheless, even though Carmel Terrace found out it was an honest mistake I still had to pay the late fee.
2) Parking rules change every few months. I was parking in a spot for months until they advised me I wasnt allowed to park there or else get towed. My friends also got numerous warnings from the towing company because they werent aware there was a whole 10 spots in the whole complex that was meant for visitors.
3) Tons tons TONS of spiders...and not like small ones.. like huge hairy creepy spiders that you never know where they are coming from. I found a few each day and checked the sheets every night before sleeping in them. gross..
4) Rent was amazingly cheap..at first..
our new leasing agreement went up a staggering (and we think illegal) $250 extra a month. That was the last straw for us so we have to move.
Pros are its an amazing complex, pretty quiet and everything around it is so accessible. a Gas station on each side of the complex, groceries and shops are located within a mile of you. The layouts are fantastic and I'm going to genuinely miss my vaulted ceilings. The complex is safe but the management and rental price just has to improve. -

My husband and I lived in these apartments for TWO years. We liked it.
Reflecting upon my experience, I'll just give you the QUICK PROS and CONS. But this time, I will give you the CONS first because I believe that many people got "bait and swtiched" so to speak--so beware of the pitfalls!!
CONS-
1.) Every year they make you RE-SIGN your 1 year lease and charge you something called the "fair market price" which is always one to two hundred dollars more than you currently pay. ***I rented their during a recession and fought TOOTH and NAIL for them to lower my rent when the market went bad. I spent an entire year paying more for rent than ALL of my neighbors. When the year lease was up, they told me what I was paying ($1,541) was the fair market rental price. IT WAS A LIE!!! My neighbors were paying $1,350. I literally had to send in my 30 day notice, pack half of my home in boxes and photocopy the stats of the new apartment we were moving into before the office manager lowered my rent from $1,541 to $1,450 per month. (From the year of 2009-2010). **This was the only reason why I left. I wanted to rent somewhere where I did not have to worry about fighting for how much I pay in rent every year. Plus--the year lease and rental agreements are CUT THROAT. You can rent from an owner for a year and then go month to month after that. Month to month--what a concept!
2.) Super friendly office staff when you first sign up. They don't tell you the whole truth.
3.) In the 2 years I lived there, the office manager, Misti was the same, but there were over 20 different temps running the office and in charge of "helping" (well, not really helping) you with your home needs.
4.) Just know that they will show you the BEST of the BEST apartments--but then give you one that is less ideal. For example, you will see an apartment with: stainless steel appliances, fireplaces, vaulted ceilings, a window in the kitchen, close to the office (so on and so on)--then you may get one that's slightly smaller--or has a bad defect like it has a HUGE unsightly emergency fire sprinkler on the main wall of the apartment (which is what they tried to give us)--so BEFORE YOU SIGN ANYTHING, you MUST SEE YOUR ACTUAL APARTMENT. ***Thank GOODNESS, neither my husband or I were in a terrible hurry to move into a place or else we would've definitely got taken. Also, we are both very type A people who read every word of a document and cross our t's and dot our i's.
5.) Parking is an ongoing issues--they changed the rules 4 different times in less than 2 years living there.
6.) The water/sewage bill is over $100/month. They don't tell you that then you sign up.
7.) The pool was almost never heated. The best pool is by the office--unfortunately, our unit wasn't.
8.) 400+ apartments in this apartment complex...very high move in and move out rate.
9.) When you move out--you TOTALLY get a bill, mine was for over $400, even if the place is professionally clean.
10.) Lots of spiders in the apartment. I found at least 1 a week.
PROS
1.) You do not need a full month's rent safety deposit. $300 gets you in. *They charge you money when you leave though. See CON #9
2.) You can get a unit with all of the creature comforts of home--don't let them give you anything less. Our unit had: stainless steel appliances, faux granite countertops in the kitchen and bathroom, faux travertine tiles on the entry way, first floor fireplace, walk-in closet in the master bedroom, kitchen window, transitions from room to room. *I made a list of ALL of the things I saw from all of the models and made sure my home had it all.
3.) New everything--carpet, paint--very nice!
4.) Gym and two swimming pools. The spa was always heated. DOWNSIDE: YOU only get 1 ammenities key for the two spas and the gym.
5.) AWESOME recreation room that you can rent out and have a kick butt party--only costs $75 to use. Love it!
6.) Anytime something is broken--or a lightbulb goes out--or ANYTHING, if you call or make a maintainence request--it get's fixed very fast.
7.) Centrally located. Loved how close it was to everything. And if you have kids, the schools are very good!!
***All in all, I loved living here--it's just that the price one pays for all of the "extras" isn't worth the constant heartache, time and energy to negotiate your rent after your year lease is up. I've been renting from an owner now for over a year and love it. So happy!!!

Cute Quiet Little Complex. I visited a friend and the apartments have a beautiful kitchen. Its quaint. I don't live here though.

Wow, how do they make the other 1 star reviews disappear? That seems really fishy and bizarre to me. I revisited this place recently. It still sucks just as much as before. Just regular run of the mill apartments you pay exorbitant amounts of money for. My old roommate recently left this place. They kept his deposit, even though the place was spotless- they made up some story so they didn't have to give it back. He lived here several years and they still treated him like crap. Great people, right? Save yourself trouble and don't live here.
And Carmel Terrace, if you are reading this you should really consider putting up a playground area for the children. It sucks that they still only have tiny patches of grass and the street to play in.

we lived here for 2 years before we bought our house, First year was great, then they switched management companies, we only stayed the second year because it would have cost more to find another place. the new management team is far and away worse than when we moved in. They will keep your deposits, plan on it. ALSO, do not rent a 1st floor apartment as a pipe in the living rooms routinely burst (maintenance guy told me it was 'just a building flaw' when ours flooded the whole house the week before Christmas, thankfully Santa still had the presents in our closet otherwise it would have been much worse! You can all ways see the flood control guys there cleaning up someone elses flooded ruined items)

My girlfriend lived here for a while. The apartments themselves aren't anything special. They're pretty new but boring looking inside and out.The area is just as boring. Lots of stores but nothing for young people to do. The parking is terrible, and I hear from a friend who still lives there that the new guest policy makes it impossible to find a space. The gate is annoying and it doesn't seem to help keep the place safe since a friend had his car broken into in the parking lot. Worst of all I went in the pool area once and when I closed the door behind me it locked and there was no way out. I had to climb over a fence to escape. Yeah it was after hours but the door was open. I was fine but a kid could have been stuck in there for hours.

Oh I wish it were possible to give a place 0 stars. This is the worst possible place you could ever live. And the funny part, I currently live here. Oh I wish I could afford to break my lease. From the incompetent managerial staff, to the waste -of-space maintenance workers this place gets a big fat thumbs down. Im almost positive one newborn zebra could do the job that 10 carmel terrace employees fail at. Do yourself a favor and bypass this property at all costs.

The office staff was very helpfull transfering me from another equity property. The location is excellent just off i-15 near ted williams park way. There are 3 pools with spas, a nice fitness center and a club house with screen tv and pool table

I've lived at Carmel Terrace for nearly 13 years and love it. The apartment is nice and I've rarely had any issues with it. Parking can be a little tight around the holidays and the landscaping could use a little work but I have yet to live in an apartment complex that didn't have these issues.
