I lived there for about 4 years. For the most part my experience was positive, in that I didn't have anything terrible happen and the rent was reasonable for an awesome location - no sketchy management, no break ins, no roach infestation or rats, etc. For the price (I got a good deal because I moved in right when the beltline was getting more popular), it was a great location and studio. However, for the prices they're charging now, I'd be a bit more hesitant. The apartment is dated, and as others have mentioned, the gates get fixed and then immediately get broken again. There was definitely sign of water damage in my apartment near the wall that faces outside and the patio door (it did leak once, it stopped, and then the maintenance people just painted over the water stain to "fix" it), and the apartment would get really dusty quickly (maybe from air filters not truly being cleaned?).
Another annoyance, the leasing office is only open from 9a - 6p which is hard to make it when you work during the day, and they usually only have one person working on the weekends, so if they're showing an apartment, the leasing office will just be randomly closed. There were many times where it'd take me 2 to 3 tries to pick up a package because it'd always be closed when I went there.
My car got booted a few times because management would forget I have a reserved spot and randomly give it to someone else. Additionally, sometimes the parking lot would get so full from non-residents parking there / sneaking in you literally couldn't find a spot. And they force you to go with Comcast for internet and cable -- $100 for cable and internet, with no DVR -- they told me each year that the deal they had with Comcast would be up soon, but they've always stuck with it, so if you want Google Fiber, or just want to negotiate your package, you can't.
Also, I think they might charge more (or used to) to have your apartment face the pool, and I was able to pay lot less to face the beltline / sunbelt rentals, which I preferred because I had a better view and didn't have the noise of the pool in the summer (although sunbelt rentals can be a bit noisy, but you get used to it after awhile).
I guess in summary, even with those annoyances, I enjoyed living there and the location really is so convenient, but if I was charged the rates they're charging now, I'm not sure the pros would out weigh the cons.Helpful 2Thanks 0Love this 0Oh no 0Business owner information

I lived here for a year from January 2023 to March 2024. While the location on the beltline was ideal, I do not recommend this apartment. From the beginning, when I moved in this place was a constant construction zone and resulted in me constantly having toget tire repairs due to drop nails. The dog park was always a construction zone filled with nails and glass Along with huge pieces of construction equipment, and scaffolding. They eventually have now taken the dog park area and will not be replacing it, so it is not a safe place to have animals that are off leash. The management has closed amenities, hiked up rent, and refuses to be accountable For their lack of caution and care to the residents. The management has turned over three times in the front office, they can never keep an office manager in place, and I've seen three different assistant, managers assistant managers are just warm bodies that they keep in the office to implement whatever silly policies, the higher-ups impose on the complex. while moving out, they have continued to add on fees for tearing up the carpet, which they were going to do anyways, when I moved out, and are continuing to send extra account statements weeks after leaving.

SCAM - charged me over $400 in "amenity fee" that wasn't even included in the contract. Plus another $100 for 4 months of no proof of insurance - when I have emails proving that I provided it and was covered the entire time.
The entire time I was there, it was a construction site, traffic was horrible, they booted/towed me and my visitors cars, the gate was always broken, the dog park is a mud pit. CRAP management. AVOID AT ALL COST.

Unresponsive to situations. The ladies at the front desk don't care to help you they just give you the numbers to call and don't actually try to help. They have a poor "parking pass system" that consists of you yourself going to the office every month to get a piece of paper to put in your windshield. They will boot or tow your car and they won't help you even if it was wrongly booted. Don't move here save yourself.

I have lived at Block Lofts for just over a month now and I really love it here. The staff is very accommodating and helpful when it comes to service requests. I love the location right off the Beltline and the price is great for the area. They recently put on a super fun resident event, which was a great way to meet my neighbors!

Great location and community. Being right on the Beltline and next to Old Fourth Ward Park it is a great to enjoy. The neighbors are super friendly and looking out for one another as well. Yessica is an amazing community manager and goes above and beyond to assist the residents as well as anyone interested in moving here. It is nice to have someone like her who truly cares about the residents and wants your experience living here to be magnificent!

Update , Lauren is gone along with the agents who worked in the leasing office. New agents seem very sweet ! The key access door on my floor was fixed not sure if there is a courtesy off yet but it is a start.

Ashley helped me move in and she was great but the great staffing are no longer here. Leasing agents as well as Management are not truly helpful always seem too busy or uninterested in what you have to say. That's terrible to experience where you pay a lot of rent. My bike was stolen on property locked on the bike racks, of course no cameras are turned towards that rack and staffing can't be much helpful other than that. No memo went out to warn other residents Management wouldn't even talk to me about the situation other than the one time I brought it up. Courtesy officer suppose to be onsite but is never here, doors that should be secure with key access are not and when mentioned Lauryn tells me if they want to get in they will. I cannot renew my lease with this team in charge never heard anything good about Carter-Haston.
