Clean rooms, good service and good location. There is plenty of parking out back and the facilities are kept just as clean as their rooms.

The walls are a bit thin, and you can hear your next door neighbors, but if you need a place in Santa Barbara that's affordable, I would pick this one. It's far away from downtown, but the city isn't that big, and you can always catch a cab to head towards downtown. Watch out for their corner rooms however, they don't have a balcony.

The rooms come with a lot of goodies... robes, empty mini fridge for you to save your leftovers in, plenty of towels, coffee maker, fresh fruit, bottled water and a decent TV.

They take dogs which is a plus for $ 25. Only drawback. Pool is not heated in winter. Jacuzi was tepid at best at 8:30PM. We bought swimming suits because we left ours at home. Staff then stated they don't allow use p 9 PM because of noise to ajoining rooms. (Ours was an ajoining room) Very dissapointed c this and told them so. They called my cell later and stated would refund $20. Overall room was comfortable. Heard houskeeping cart or upstairs neighbors suitcase rollers at night and in early AM. Housekeeper knocked on door at 8AM to clean room. Not great but were good about the dog. Price OK, Restuant OK, not great.

First thing about this place is they have great service. The room was kept very clean, a little out-dated in some aspects but the important stuff was great. I also enjoyed waking up to my windshield and windows on my car cleaned. The bed was VERY comfortable, and I enjoyed the fruit in the room. There is also a fitness room and a massage room (didn't get to try that). Free wi-fi which also allows you to print to their lobby. I also believe you get free amtrak shuttle service for staying here. I would stay again, overall nice and cozy.

This hotel is at the end of State Street. We stayed for one night at this hotel and  were quite disappointed by the condition of our room.  

The bed was comfortable but the carpet was dingy and the bedspreads didn't look clean.  

Overall it wasn't as good as I expected like what other reviews said. In my opinon, The hotel was overrated and overpriced.

We just stayed at the hotel this week. I cannot believe these reviews on Yelp. They must be a plant.

On the positive side. Good location in the Upper State Street area. Since I used to live close by it was terrific for me and a Peet's coffee place just 500 feet away. The people were very nice and the place was relatively clean though the carpet must have been placed during the Carter Administration. How much grime has this floor seen??? The pool was ok, the spa fine, parking simple and plenty of bad towels.

The real take. The place is wildly outdated. What people say is bottled water, cookies and fruit. Is 2 Kirkland water bottles, a package of Lorne Dunes and 2 old apples and an orange. The room is tini, closet space not existant, the hot water hard to come by in the miny shower. The bed was just fair and the TV was made for Laverne and Shirley. The toilet and shower combo may have been the smallest possible configuattion since the Appolo module as well.

Also. The "House" restaurant is just awful, so do not even think about it.

You sought of get what you paid for but do not think this is a 3 star place as it is 2 at best maybe, kinda in a good mood.

I have to say above all else...service reigns supreme here. The place is DATED, from the wallpaper, furnishings and decor but the location was great, pool and spa clean and overall everything was solid. We had some questions regarding restaurants and they were more than happy to help steer us in the right direction. If you are looking for clean, comfortable accommodations for a fair "Santa Barbara" price...look no further.

Just stayed a few nights here.  The only problem that I had was that the key cards didn't work after the first night, but the staff was quick to issue me new key cards.  Also, ask for extra shampoo, conditioner, etc. b/c they only gave us one little bottle of each for 3 people.  The location is convenient to drive easily to wherever you need to go.  I enjoyed the fresh fruits (apples and oranges).  I didn't have any issues with the thinness of the walls during my stay.

Though the room is outdated decor, the perks were good for a Best Western level. Crabtree and Evelyn Lotion!  That's expensive stuff. The clean robes, q-tips, fruit and chocolate, other little extras that you don't expect were really nice and the bed was comfortable. If you like cold air conditioning, this may not be the place, however. Their air unit is in the corner of the room with the air hitting the side of the armoir dresser. We went the day before the fires, so the weather was fine and didn't need the room real cold. Don't plan on free breakfast though, it's fruit again. There is a restaurant on the property. We took off on our trip and went somewhere else to eat - The FishHouse facing the ocean. That was fabulous.

It's a solid, solid hotel. Huge beds, and nice interior decorations for a Best Western.

The people who work the front desk didn't seem to familiar with what's hot in Santa Barbara, but thankfully we had Yelp and the tourist channel on the tv for that.  

Two outdoor heated swimming pools and two jacuzzis, and a nice layout overall.

There were many things I liked about this hotel.  Location, beautiful landscaping, nice pool and hot tub areas, free wireless Internet.

However, our room had kind of strange and outdated decor.  The sheets reminded me of those ones that your mom has had for 20 years-- they were worn, and floral.  The bedspread had a different floral pattern, but the pillow cases were a white stripe.  My parents' room had bedding that was all in the white stripe (including duvet covers), so maybe they're in the process of updating it.  If you end up with mom's floral sheets, ask to change and I bet they will.

Overall, I liked it and would stay there again.

yesss sirrr -- the best place to stay in Santa Barbara period!  If you've stayed at Four Seasons in Charlestown, Nevis or Four Season Maui, Hawaii or W hotel, San Francisco or St. Francis, San Francisco or Venetian, Las Vegas this place dominates it.

a mini fridge, cable tv, mirrors in every wall of the room (including the bathroom), and complimentary wireless internet -- enough said.  lock it up!

We had a pretty good stay here at the Pepper Tree. The only thing is that the walls are paper thin and you can hear just about everything going on outside or in the adjoining rooms. I did appreciate the cleanliness of the hotel though. Decent location on State Street, although not directly in the heart of downtown SB.

Free internet, cheap rates, comfortable linens and beach cruisers you can check out and ride down State to the beach! IF your a "more the better" type traveler, snatch up room 269, it's the back corner room of the property and its far enough away from everyone else you can easily hold a RAVE without anyone bothering you...oomsch ooomsch, smoke siren!!...plus there should be some leftover Makers Mark and Vodka in the fridge from our last trip..help yourself!

Wow. Compared to the pictures on their website, our room was beautiful! I really appreciated the small details; fruit, bottled water, bathrobes, q-tips. It seemed like I was staying in a guest room and not a hotel. I especially liked their full length mirror that stood from the ceiling to the floor and was conveniently adjacent to the bed. I also loved how our balcony overlooked a grassy court yard with the pool. Bypassed my exceptions. It was two in the morning, my boyfriend and I we're losing our buzz, we had a 24 pack ready to burn and as we drove up state street looking for a hotel, I choose this one on a whim.

I really enjoy my stays at the Pepper Tree. Whenever my parents come up to visit, this is where I direct them. Very comfortable and well decorated, while relatively inexpensive.
