I recently had the pleasure of working with Chris for the first time on a condo transaction on Golfcrest. He was professional, thorough and on time. Not to weigh the least feature too heavily, but when I called and he said he would meet me at the designated time, he was in fact early.
The property inspection business has a tendency to run long, but I get the distinct impression that Chris has his work down to a science.
I would recommend Chris in any transaction where you're not quite sure what you're getting yourself into. -

After months of exhaustive repairs, I change my ratings.
I might as well as thrown the 400+ dollars I spent on the inspection down a well for all the good it did me - I ended up with the expensive foundation problems that I had hoped to avoid. My telling him that I knew NOTHING about homes, home repairs, so please be clear and explicit was for naught: instead of "oh no, this is bad. Needs to be repaired immediately - and will be expensive" I got "the floor is 1" higher than code" or "this pipe is iron" sort of "advice". Used Aztec for my first escrow home inspection after being recommended them by a co-worker. Could not be any more pleased with their thoroughness and honesty. Chris was able to find very concerning problems with the foundation and recommended we get it checked out by an engineer, which we did and found out that there was about $50,000 of repair work needed to be done. In my second escrow we used Aztec again and found no waiver in the quality and thoroughness of their inspection.
Aztec property inspections is the model of what a home inspection company should be. Highly recommend and would use again for any home inspection needs. -

It was our first home-buying experience, so our real estate agent recommended we call Aztec. She had used them several times, and recommended Aztec for the buyers she represents. It was a really great idea because the inspector was able to point out a lot of good and bad issues with the house. Not only did that help us negotiate with the seller, but it made a huge difference for us knowing what we were actually buying.
The inspector was on time, very professional, thorough, and extremely knowledgeable. I'm licensed architect, so I'm not a complete idiot, but our inspector really knew what to look for. Talking to him afterwards, I learned that he has tons of experience. It didn't surprise me given the level of detail and expertise in his report.
I've recommended Aztec to friends, and the next time I buy a house, I will definitely call again. -

I found Aztec Property Inspections through Yelp, and the reviews were dead on. Chris was very punctual, thorough, and friendly. He kept me updated with his findings throughout the inspection, and gave me recommendations as to what was acceptable, and what would be in my best interest to change. He was even able to recommend an electrician for me as there were quite a few electrical issues with my house that needed to be inspected further by a professional.
Chris said he would have the report for me by the next day, and as promised, the report was already in my inbox the very next morning. I am a first time home owner and Chris' report really helped me see exactly what I was buying.
I would definitely recommend him to anyone buying a home. -

The Aztec, Chris' response makes me even more leery about home inspections. Maybe he thinks that he can take advantage of an Asian woman...I don't know. I mean "phone mistakes"? There was NO phone problems during our conversation. I called only him. If he was an upstanding guy, he would refund the difference of $380-$240, and make me happy. Instead the guy makes me feel like I am deaf and/or stupid.

Had Chris do an inspection for me yesterday I am a broker with Keller Williams Realty. What a great experience. He was very thorough and his pricing was less then three other inspectors I called. Usually with a lower price you can expect lesser service. This was not the case. Chris was early, professional and spent the extra time needed to get the job done. I will be using Aztec Property Inspections for all of my future home inspections. Thanks Aztec!

You can't go wrong with selecting Aztec Property Inspections!! I'm a first-time home buyer and had no idea where to turn for my inspection. My real estate agent would have offered, but I wanted to find someone independently. I turned to Yelp and the reviews had me convinced to go with this company. Boy were the good reviews right on!
Chris and Justin were so professional and thorough. They left no stone unturned. They tested every single outlet and light switch in the house and pointed out many defects and problems with the house and exterior such as minor water leaks, improper sloping of concrete, hidden termite damage that was painted over, etc. None of the items were deal-breakers, but I felt like I really knew the house inside and out when they were done which made me very confident in going through with the purchase. Justin even crawled throughout the attic to look for potential problems.
Our appointment time was at 9:45am and when I arrived at the house at 9:45, Justin was already at work up on the roof inspecting the slope and roofing. We had to wait a few minutes for the real estate field agent to arrive to open up the house, but Chris and Justin didn't use that as an excuse to sit around. They started inspecting the exterior, yard and concrete until we could go inside.
Through the seller, we had discovered the house had a cracked slab, but Chris was very knowledgeable and experienced in this area and determined that the repairs by the seller were totally normal and satisfactory. After all was said and done, it turns out that Aztec Property Inspections is also on the approved inspectors list for my real estate company.
My real estate agent said Chris' report was the best she's ever seen. There were no surprises in his report since he took me around the whole house after the inspection and showed me up close all the problems he found. He even e-mailed me and my real estate agent his detailed report the same day as the inspection. It included photos of the problem areas and color coded text for easy reading that pointed out which items were critical, mild or within acceptable limits.
I would pay double for the service that Chris and Justin provided. They gave an unvarnished opinion on everything they found and left me feeling like I knew exactly what I was getting in this home purchase! They spent over two hours with a fine tooth comb and if they didn't find something, it means it wasn't there!! -

We hired Aztec Property Inspections because of the favorable Yelp reviews. I must say...everyone got it right with this one. Chris, along with Justin, showed up promptly at the agreed upon scheduled time. Both were professional, friendly and cordial. They were very thorough with their inspection. In addition to the typical inspectable items (electrical, plumbing, etc.), they spent some significant time on the roof and in the attic. As a result, they were able to point out some notable items like cracks, moisture potential, etc. Their resultant inspection report was comprehensive and detailed. It categorized issues as either acceptable, marginal or defective. Photos of some of the issues were provided as well. This is absolutely a no-brainer - if you are buying a house, this is *the* inspection company to hire.

Another successful yelp story. I found Aztec home inspection based on my friend's recommendation and then read all the Yelp reviews before I contact him. These reviews are all true!!
I called Chris for my recent condo purchase and mentioned the online special offer. No problem. He then talked to my realtor to find a feasible time frame for all of us. He shows on time and checks my condo in great details. He is professional and is willing to explain the potential problems he discovered. He also describes the severity of the problems so I know if it's a big deal or not.
The final report is prepared and e-mailed within 24 hours after the appointment. I never used other home inspection service before, and I'm glad to find the right guy from the first experience. -

In fact, I did use Aztec again. Since we didn't buy the first home inspected, we hired Aztec to inspect the second home, which we did end up buying. Chris did a thorough job again and produced a detailed report delivered in a timely manner.

I have recently embarked on my first foray into the world of home buying. I hear from everyone that before you buy a home, you need to have it inspected by a 3rd party. In our case, we were thinking of buying a home that was almost 90 yrs old, so an inspection was especially important.
We opened escrow on a property and needed to have all of our inspection and appraisal contingencies removed within the first 8 days, which is a really tight timeline. On day one of the escrow I started looking for good home inspection services and was attracted to Aztec because it was the highest rated service I could find on Yelp in the San Diego region. The reviews also looked like they were written by actual customers and not members of the company posing as customers (some reviews on other company profiles looked a little phony)
I emailed Chris (the contact form on the website is broken) and received an immediate response saying that he was available to inspect the property that weekend (which was 2 days from when I first contacted him). He assured me that I would be receiving the "Rolls Royce" of home inspections and that he and his partner would spend about 2 hours giving the house a very thorough going-over. His service is a little more expensive than rates offered by similar companies but after reading the reviews and seeing the sample report that he has on his website, I was pretty sure that the extra $70 was going to be worth it.
Chris and his partner showed up 10 minutes early and had begun the inspection by the time I showed up. They thoroughly inspected every portion of the house and paid particularly close attention to the roof and the foundation which is where most severe problems are often found. At the end of the session, he gave me the highlights of what he found and said that I would have a formal report in 2 days. 1 day later, I had the report sitting in my inbox and was really impressed by how clear it was. There were detailed descriptions and photos of all of the issues that he uncovered.
The report highlighted some concerns with the roof and the foundation that I did bring up with the seller. The seller (in this case an investment group that had flipped the house) was not willing to negotiate on any of the issues that were uncovered. At that point I concluded that the sellers were going to be a difficult bunch of jerks selling a house with a questionable roof and foundation so I backed out of the deal. I am sure that Chris's inspection and report helped me to reach that conclusion and I am glad that we used him. When I find another property that I need inspected, I will definitely be calling him up.
I highly recommend these guys. -

We decided to call Aztec Property Inspections based on their positive reviews here on Yelp. After having our house inspected by Chris, I have to agree with what everyone on here has said. He is very professional, knowledgeable, thorough, and friendly. He gave us a verbal rundown of the discrepancies during the inspection and later that day e-mailed us a more detailed report of the property. I would definitely use them as my property inspectors again.

I am in the process of buying my first home and when, due to the horrific nature of foreclosures and delayed bank-owned property responses and prior rescheduled inspection appointments that had to be cancelled with a different inspector, I was in a bind to find a home inspector quick. I read the great reviews that Chris received on yelp and decided to give him a try. I had my aunt give him a call to ask about his credentials (as I cannot use my phone at work during business hours) and he patiently answered ALL of her (my aunt is extremely meticulous when it comes to inspectors as she has moved 14 times in her lifetime) detailed questions and even mentioned the online coupon for a discounted inspection.
Chris was prompt, curteous, and understanding. Especially when we had difficulty in getting the electricity turned back on thanks to the property being banked-owned. He was even willing to talk to our realtor during the inspection to answer questions my realtor had! I really appreciated the fact that Chris took the time to explain all of the potential problems he saw, what would need to be done to correct them, and the explanation of what would be written up in the report and how it translated in layman's terms.
The inspection report was in my e-mail inbox the day following the inspection including pictures and all!
I highly recommend Chris for all first-time home buyers. His prices are more than reasonable for the service he provides. Thanks Chris! -

I moved to CA only 7 months ago with the intention of purchasing my first home with the financial support of my family on the east coast. I finally found a place that I could justify to my parents as a safe investment with the contingency of a solid inspection. I was recommended Chris but told to also research online to compare. While yes, Chris was a bit more expensive, I was guaranteed that he was the very best at what he does. With my parents OK riding on this inspection I wanted to make sure if I was spending the money, I might as well do it right the first time. Chris was easy to schedule with, very professional and made me feel extremely comfortable in his abilities right from the beginning. He told me that he had past experience flipping homes so he knew how it felt to be on my side of the inspection. During the 2 hours, he walked me through every piece as he went and pointing out every little detail almost to a fault. NOTHING got by him! I enjoyed using him and would recommend him to any one! I had the written report with pictures and a detailed write up in my email the next day. This has helped me in my negotiation with the sellers and my parents. I am very excited about my first place!
