This was my first time hiring Gary Hart, and I had an exceptional experience. He was thorough and patient with a new condo buyer like me, and in his report identified a page and a half of deficiencies in the unit. As a buyer, it's a relief to be so well informed. Many of these problems would have passed unnoticed had I "inspected" the property myself, e.g., damaged refrigerant line insulation on the A/C unit or the absence of weep holes above the windows' header plates.
We probably spent too much time asking too many questions about a ~650 sq. ft. condo, nervous nellies that we are, but Gary handled it all very well.
We were on a tight schedule with the realtor, and Gary produced a thorough report on an extremely short deadline (less than one day!). I wouldn't hesitate to call him again. Highly recommended! -

Gary was a real pleasure to work with in the inspection process. He was thorough and spent plenty of time going over every issue with me after finishing his inspection. He sat down with me for a good amount of time, explained everything clearly - line by line as to what I would see in his report. He offered suggestions and solutions as to how to address any problem areas. I never felt rushed and he made sure that I understood clearly what he was talking about. He answered all questions I had. Professional, personable, patient and very knowledgeable. He had my report back to me very quickly, and I have nothing but good things to say about my experience with him. I highly recommend him to everyone looking for a quality home inspector! Nice extra bonus was a $25 discount for mentioning Yelp :) Thanks Gary!

If you want to make sure you're not getting a lemon - or just want a little reassurance that your home purchase is heading the right direction - I could not recommend Gary any higher. My husband and I worked with him on two different properties in a three month period - and on the first, he found tens of thousands of dollars in problems that saved us from a money pit. He documented every nook and cranny of the home with a thorough report and pictures.
Gary was super patient when I hovered over the report like a paranoid mother hen and took the time to explain what repairs were serious and what were things that just sounded pretty bad on paper.
I've recommended him several times and on our next property adventure - he'll be the first person I call to come check it out! -

We got Gary in to do an inspection on the house we were interested in buying and the report was top notch! He'd flipped every switch, crawled around in the attic and looked in every nook and cranny. He even included photos to document his adventure!
After we assumed the house was perfect, he alerted us to a variety of repairs that would need to be done. Everything from the heater not working, to jets in the tub not coming on and the gutters needing clearing. We picked the top 15 or so issues and asked the seller to get them fixed before completion. To our surprise they agreed to all of them!
Two weeks later we got Gary to come back and check their work. Everything had been done and we were good to go! We just completed this morning! If it hadn't been for Gary we'd have had quite a few unpleasant shocks this evening when things that were supposed to work wouldn't!
His rates are very reasonable (he definitely paid for himself with the repairs the seller ended up doing for us!) and he was great about honoring his Yelp discount. My husband just mentioned that we'd found him on Yelp at the start of the phonecall and he remembered and deducted it from our bill without us needing to remind him. That's the kind of attention to detail Gary Hart offers! Superb! :) -

Brilliant. This is our first time hiring Gary for a house inspection. Both my wife and I had several questions and concerns. Gary graciously took the time to address all of them thoroughly, patiently and professionally. When warranted, he made suggestions and gave invaluable advice. Purchased my first home earlier this year...I didn't have much of a clue, but knew I didn't want to get...well...you know..."bent over" during the process. Ideally, I wanted to find a home inspector that I 1) felt comfortable with and 2) Could help educate me about any issues that were identified during the inspection. With 100% confidence, I can say I found this in Gary Hart and Austin Property Inspections.
Gary and his crew conducted a thorough inspection of the property I was planning to buy. Gary was willing assist when the builder pushed packed by helping me understand the codes and standards driving the issues he found with the property. He was up on the recently updated codes as well as the older codes to which our house was built. This is important when going up against a builder who knows these rules and regulations inside and out.
I strongly recommend Gary and Austin Property Inspections. You should not hesitate to give these guys a call. If you are just starting out, just call Gary. I have no doubt he will put your mind at ease.

Gary is one of the very few inspectors I use on a regular basis. Gary has done close to 100 inspections for me and my team; not all easy inspections either. I'm the broker for Texas Equity Alliance and We specialize in investment property and he's been nice enough to get through the dirt and grime of all kinds of rental properties for us, in the basements, attic, roof, you name it, he's got a keen eye on it.
Gary will do everything he can do meet your schedule too, he's probably not willing to advertise it, but he's done many inspections on saturdays for us, and a few on sundays...
I would say call up Gary or check his site out, he is one of the few who openly advertises his prices upfront - very very rare. -

Wow, Gary is amazing. He was available the day after I called him. He kept great communication with us before the inspection ie he answers his phone and email promptly.
I feel that he did a very thorough job including pictures which he provided with the written report. He gave suggestions and helped prioritize the repairs that will be needed in the new house. He spent ample time explaining and answering questions. We never felt rushed.
Truly, a great experience. He has even gone above and beyond even after the inspection. Gary has continued to give us advice after the inspection with just a simple phone call.

Gary was recommended by our Realtor, and we couldn't have been happier with the inspection experience. We called him the morning we found out our bid was accepted, and he was able to come out that afternoon.
He checked out the property, then had me meet him so he could walk me through it, mentioning everything he found and showing pictures on his camera of the roof and attic. He was able to tell me what was a priority issue and about how much it should cost to repair. In general, he talked me through the home's systems and helped me get a handle on all our appliances. And he indulged my DIY side by answering tons of questions about updating our home.
The report he sent us by email was very thorough, and was a fully detailed narrative report rather than just a checklist. He also included all the pictures he took, which have been great for reference.
He even said if we had any questions about updating our home to code or just general remodeling to feel free to call him at any time after the inspection. We're grateful we have all his knowledge and information behind us as we remodel! -

When I was house-hunting in Austin, my real estate agent suggested Gary as a home inspector. The catch: I was in California while the inspection of my house in Austin was taking place. Turns out that, with Gary, this was no problem. Within an hour of my agent ordering the inspection, I had an email from Gary with scheduling and payment information. The inspection was done thoroughly the next morning, and by the end of the day, I had a detailed and very helpful inspection report waiting in my email box. Gary's inspection let me buy with confidence, and it has guided me repair and remodeling decisions since I closed on the house.

I've been having Gary do inspections for me for the past six years or so and he's my go to guy. What I appreciate about him is that he takes his time to make sure that my clients fully understand what the potential problems are with the property. If my clients are there along for the inspection (something I encourage) then Gary will point everything out to them. As an agent, I have to be up on potential issues with a house but Gary possesses an encyclopedic knowledge of safety codes and recalls. He has inspected my personal properties except for one and that one had it's roof fall in, so there you have it.

I wanted to give an update and say that on several occasions I have written Gary asking for help or suggestions about things around the house. He always replies promptly and with great suggestions/ideas. The support I have received after the initial inspection just enforces my decision that Gary was the right home inspector to go with.

I read the rave reviews of Gary on Yelp and gave him a call. He definitely did not disappoint. He was careful and thorough, which I would expect of any good inspector, but what set him apart was the amount of time he spent explaining every aspect of the house that we were about to purchase. He is so patient that he even came back free of charge a week later to inspect a few appliances because the current owner did not have the gas turned on at the first inspection. He was great and I highly recommend him. He is especially good for those who want to know every aspect of their house or are buying an older house (like we did) and are a little nervous about what they are getting into!!

I am a Realtor and have worked with many home inspectors.
I always include Gary in my referral list of quality inspectors because
not only is he extremely thorough in his inspection of the property
but he also is an excellent communicator which is a huge part
of being a good inspector in my opinion. He can clearly let
the buyer from first time buyers to very experienced buyers understand the issues and things he has found so they go forward with a much
better understanding of the condition of the homes components. I think

I have been a realtor in Austin since the 1980s. If anyone ever asks me for a property inspector, I consitantly refer them to Gary Hart at Austin Property Inspectors. He has done so many inspections for my clients and I find him to be thorough, knolwlegeable, efficient and organized. He responds to calls and gets inspections on his schedule promptly, shows up on time, is always personable. But what really makes him stand apart is his willingness to help buyers prioritize and ballpark numbers for repairs. He is especially helpful and patient with first time buyers and addresses their many concerns with respect and with clarity. He is generous with his time and knowledge. I learn something at every inspection I sit through! Gary has been a part of what has made my real estate business a success!

I was referred to Gary from a co-worker who also used him in the past. I was told he was honest, professional and genuinely a nice person so I decided to go ahead and schedule an inspection with him.
This was my first home and first inspection so I asked Gary if I could shadow him throughout the process. He was more than happy to let me do so, but he mentioned that he'd be focusing on the inspection so wouldn't be able to chat a whole lot. I quietly followed him around and I was really happy I did. He explained things to me as he came across potential issues and his positive traits shined through.
After the inspection was complete, Gary went through and explained in detail everything that he learned about the home. He was more than willing to answer any of my questions and he was able to make some great suggestions. He was patient in explaining and his knowledge of the whole trade was very apparent. While he spoke he let me pan through his digital camera to take a look at the pictures he took.
He inspected my place on a Thursday and I had a nice PDF report with corresponding color pictures in my inbox within a couple of days.
I can't emphasize enough how all the positive reviews about Gary are accurate. He really wants you to "know" your home. He's the only inspector I found in Austin that lists his prices online and he includes a free Termite Inspection if you mention seeing it on his web site. I filled out the contact form on his web site and within the hour he personally called me back to set up an appointment (his phone etiquette was very professional, too).
* I'm not "handy" when it comes to homes and how they're built. My knowledge is very limited and I'm the type of person to be a little hesitant to ask questions if I think I'm not sure what exactly I'm talking about. Gary's personality is very inviting, and this made it much easier for me to ask any question I had. -

Gary is very helpful, knowledgeable and patient. He doesn't mind ( or doesn't let you know he minds ) you shadowing him as he works and is happy to explain whatever it is he may be doing. He seems able to tailor his explanations to the level of technical expertise a person might have. i.e. he can explain something to me and then explain it so my girlfriend understands as well.
Gary inspected two houses for me and i was very pleased with the experience.

My parents and I just purchased a place in Austin. Last week, Gary did our inspection. He was terrific. He was efficient, clear and friendly. He sat with us after the inspection for well over an hour and went through the whole thing bit by bit. He answered all of our questions with patience and skill. I cannot recommend him highly enough. I found him on Yelp and I hope a lot of other people do, too. Thank you, Gary!

Gary is awesome!! I am a first time home buyer and needed many answers to all my questions about the house I was buying. He did a very thorough inspection and sent me a detailed report with pictures. He is always around and will get back to you as soon as he possibly can. I must have emailed him 10 times with questions! I would hire Gary again in a second!!

Gary was great. He inspected the house that my husband and I bought last November. His price was fair. He was very thorough when we went over the inspection report, and he really helped me understand what everything meant. He was also advised me in what to take care of before we moved in, which was very helpful for a first time home owner like myself.

I was looking for a home inspector and gave Gary a call after reading his positive yelp reviews. I was glad I did. You can't go wrong with Gary. He's a great and knowledgeable inspector. He answered all my questions to my satisfaction and clearly explained his findings. I also received his official inspection report in a timely manner with specific details and relevant photos. You won't find anyone who does a better job.
