    Very hard to rate this place.  Service calls are extremely fast and there maintenance guys are great.  The facilities, grounds, and apartments are very nice.  Good prices, nice pool, grills, and walkways.  I've also never had a pest problem as a lot of other reviewers have stated.  I live on the first floor to, never an ant.

    It's went from great living here to just OK.  The first year was great, no noise, nice and quiet, no complaints. Then the second year it went down hill.  This complex is surrounded by a very large and nice walking/grassy area.  It is dog friendly.  Over the past year people seem to believe that this area is a dog park.  It is not a dog park.  It is an outdoor area that is dog friendly, there is a big difference.  This means there are lots of dogs outside running around with no leashes in sight.  Not only that they bark, a lot.  

    All said, I'm going to give this place a good rating because over all it was enjoyable and affordable.

    PEST PROBLEMS PEST PROBLEMS PEST PROBLEMS.

    Since the first day i moved in there were pest problems, and after trying to take care of it myself for 2 months i gave up and I told the managers office.  They told me the Orkin man would be there early morning, then they said early afternoon.  They called again and said they were on the way at 545PM.  I waited till 8 and just gave up on that, very ridiculous. They finally showed up the next day inspected the place and told the managers office there were pests.  Now they want me to pay for the problems?  $4000.00 Thats what they do to people here!!!!!!!  

    Also, dont forget about dog crap everywhere and fire alarms going off at all times of the night and early morning.

    I lived in this place for 10 months. I had no problems except when I moved out. I recieved a $1,000 bill for new carpet and paint. This was a 700 sq ft apartment. Needless to say they ripped me off. Their management staff was unprofessional. I wanted to renew my lease and asked if they could give me two months free, they played around with me saying they couldnt do that, then when I gave my 30 day notice, all of sudden they were able to comp me the 2 months by that time I had found a new place. My advice to renters is beware of that place. Here's more info about this place...they have a nice gym, big pool, jacuzzi, bbq areas are nice, they have a walking path that runs parallel to the metro orange line, quiet community, nobody pickups arfter their dog, parking is cool with unassigned spots, and too much noise traffic from all the Metro buses.

    Pros: Amazing pool and resort like atmosphere, decent workout gym with great views, super prompt and friendly service, especially for repairs and small issues

    Cons: False Fire Alarms tend to ring pretty often (and are quite loud), on the upper end of the price range for some

    No problems with pests that I have experienced, and parking isn't an issue either

    I've been living at Archstone Warner Center for about a year and a half and so far have been really happy with my experience here. Sure I have some complaints, but overall I am really happy I chose to live at Archstone. I have to move out of town soon and will be sad to give up my awesome place.

    PROS:
    --High ceilings, new appliances, large balconies, etc. make the apartments look really nice. I felt comfortable the moment I stepped into the apartment. Whenever people visit they comment on how nice it is.
    --Landscaping is impeccable, the whole place is absolutely beautiful.
    --The gym is great and overlooks the pretty pool area, though it can get crowded at peak times.
    --Some people mentioned parking problems, but I haven't had many issues. I LOVE being able to park on my floor and not have to worry about stairs/elevators like at some other complexes. I've noticed my floor fills up if I get home late at night, but I can always find something on the next level up.
    --I'll never be able to live without a washer and dryer in-unit again. This has changed my life!
    --Love being located so close to good shopping at the Topanga Mall.
    --Maintenance requests are responded to very promptly. It's so great being able to email a request in the morning and come home from work to find the problem has been resolved.
    --This is my first time living alone in LA and I have really felt safe at Archstone. No creepsters walking around making me nervous. It's very well-lit and friendly.

    CONS:
    --I've had noise issues in my unit, but that's not really Archstone's fault. I have a neighbor below me who likes to turn up his bass from 11pm-2am every night. I've called and complained and I feel like Archstone did their best to alleviate the situation. They even asked me about it when I was in the office picking up a package a few weeks later.
    --I had a wasp nest on my balcony, but it was removed right away when I put in a service request. I've also had issues with ants twice, but they seemed to stay away when I put out new traps.
    --As others have mentioned, the fire alarms go off relatively frequently. I feel Archstone is doing their best to prevent this, though, and it does make me feel secure knowing these are so sensitive-- might help one day if there is a real fire threat. I don't have kids though, so I'm guessing it's a much bigger problem for anyone with little guys in the house.

    Overall, I definitely recommend living here. Might want to pass if you have small children (because of the noise), but otherwise a great place to call home.

    Here's the deal with Archstone Warner Center. I lived here for 10 months and we were paying $2198.00/month for rent on a 2 bed / 2 bath. They gave us 2 months free and a $100 security deposit when we signed the lease, which seemed like a pretty good deal.  But here's where it gets tricky and you end up paying more. At the end of your lease, you will pay for ALL cleaning and damage expenses. Paying for damage expensives is certainly understandable as it is considered to be standard for renters/rentees. But to pay for the cleaning expenses was very unusual to me. I was under the assumption of 1 very simple principle: You pay for what you damage, which apparently is not true for Archstone. I called the front office about this and they said the only way not to get charged is you need to return the apartment in the EXACT, IDENTICAL shape, condition, and cleaniness as it was when you first arrived. This policy is, of course, not realistic. We thoroughly cleaned the apartment before we left, but we still got charged $450.00 for cleaning expenses. While we are not professional cleaners, we did leave the apartment in more than acceptable condition, shape, and cleanliness. Believe me, you will pay for ALL cleaning expenses (and damage) when you move out. Just keep that in mind. That's probably why they can give you free months of rent and little security deposit. They'll get ya in the end.

    Now, as for as the apartment unit itself, except for the air conditioning vents in the master bedroom that barely blew out air, we loved our apartment. All applicance are high quality and work well. The layout of the unit is logical and smart. It has a luxurious feel to it for sure, although the balcony areas we never used much and often collect dust/dirt from the air outside. So, the apartment unit itself did not disappoint. We loved it. Then again, it was a brand spanking new apartment, so it should be nice and clean.

    I can only speak for my experience, but the parking situation was not good, even though it seems like your car is in a safe, clean spot. My car was vandalized 2 times (!!!) by someone else on my floor (I did nothing wrong, for no reason I guess), there was GARBAGE EVERYWHERE!!!!, and it was a LONG walk to and from our apartment unit everytime we were going out --- definitely really annoying and tiring, especially if you have many groceries to carry in. This is where the shear size of Archstone Warner Center works against itself. It's simply too big. We had to also drive up 3 levels of the parking structure, which got really annoying. After the vandalism events, I definitely did not feel comfortable about my car.

    Lastly, they make you pay for the trash service, which is an additional $25/month. They will sneak that charge onto your rent statement each month. In other words, Archstone makes you pay for things normally free and other apartments (trash service, cleaning).

    I think it may have be possible that I got stuck on a bad floor/corner of the community, but overall my experience at Archstone was below average. Some people on my floor were nice, but many were extremely dirty, treated the hallways and parking area like a trash can, and were just unpleasant people. Many people's cars were vandalized as well (not just my own!). Archstone ended up paying for my deductible on both vandalism events, as I went through my insurance, and I took that as an admission by Archstone that they KNEW peoples cars were getting vandalized and was causing some residents to move OUT. The unit itself was good and lived up to expectations (except for air conditioning in master bedroom vents). The swimming pool and workout room are very nice. Sometimes it feels you are staying at a resort. I would cautiously recommend living here.  If they didn't make this place so big, it might have been better. ^^

    We had to move out because we needed a bigger place and couldn't afford a two-bedroom there. If we could have stayed there we would have preferred it. We loved living at the Archstone. They staff there is very professional, fun, and always accommodating. Our move out experience was wonderful. If anyone says they overcharge on the move out expenses, they are wrong! They must have not taken care of their place. Its a rental unit and you can't mistreat where you live and figure you can get away with it.  We lived there for 2 years and 8 months and they did not charge us anything but the basic cleaning and washing of the carpets. ALSO, there are no PEST PROBLEMS!!! Like I said, I've been there almost 3 years and I never had one pest issue. Pests come because of dirty places... The Archstone is not dirty but if the resident living there is, then there you go! Thank you Archstone for everything. We miss you already and will continue to recommend your community to others.

    I read all the reviews on this apartment complex and was very concerned.  I had already rented my apartment there.   I emailed the Manager of the complex and told her all my concerns and she made me feel very comfortable that I will not have to worry about the things I read about.  Of course no place you live is ever perfect, but I think this Manager is going to try really really hard to make it as comfortable and liveable as possible.  She has been there since the building was opened in 2006 she must be doing something right.  I know that managers come and go and she has been there all this time.  I am looking forward to moving in.   I think the staff is very nice also and I'm going to be just fine.

    Do you like loud fire alarms going off at least once a month? Do you like loud fire alarms going off at 2am? No? Me neither! That's why I can't wait till my lease is up at this place! Sure, the apartments are nice enough, and the people in the office are nice. So is the pool, workout room and business center. But all of that is not worth the monthly false fire alarms.The two months of free rent when I signed my lease were nice - but not nice enough to deal with all the false fire alarms! Sometimes the fire alarms here go off several times a month! There is also construction in the lots across the street so most mornings a road is closed when you are trying to leave for work. I say keep looking for a place to live and skip this one unless you like REALLY loud fire alarms when there is no fire. And yes, there is a lot of noise from the Metro. And they let people keep really loud dogs on their patios - all hours of the night there are dogs barking. They also do nothing about people that go on their patios late at night and have loud get togethers.
