I lived at Presidio view for only a short 3 months and had to move to another Archstone closer to work due to my job.  During those short months, I fell in love with the property, the staff, and the way they run things.  I've witnessed countless acts of kindess from the staff.  I would like to share a story that took place at Presidio in hopes that will help you all when making a decision to move in San Diego.

One of their residents moved from out of the country into Presidio View.  The resident was unfimilar with almost all American things.  The staff helped the resident navigate through everything (using the washer/dryer, DVD player, TV, dishwasher, etc... )

The entire staff took it upon themselves to show him the ropes.  This resulted in the resident stopping by the office often and the staff was there to accomodate.  On one occassion, the resident came into the office with his hair clippers and said he couldn't finish cutting his hair because his arm was hurting. Knowing that the leasing consultant was a hair stylist, he asked for help. The leasing consultant took action and 5 minutes out of her day to assist him.

San Diego offers many great apartments. But if you are looking for a community that will take care of their residents, take in feedback and act, puts customer service at the fore front, then Archstone Presidio View and all other Archstones will provide you with that.

Also, Archstone presidio view is breath taking (it's like a W hotel!!!) Very modern mid-rise.

I am a fan of Archstones because of their services.  You won't go wrong with Archstone.

My wife and I have been tenants at Presidio View since it first opened (still being built, if you can believe it) and have had a somewhat inconsistent expereience, largely dependent on the caliber of the community managers. Although the rent has increased over the years, we elected to remain because of the one truly bright spot--Dana, the community manager. Indeed, we put up with garage break ins, rule changes, broken gym equipment, all because Dana was tenant focused and made residents feel as though they were more than just renters, but part of the community.

When Dana went on maternity leave, the proverbial levees broke. I certainly do not wish to accuse the current staff of incompetence, but they truly are not doing themselves any favors. Our lease renewal offer came days late, so that giving 30 days notice would require my wife and I to find Doc Brown and send the DeLorean back in time. Nobody seemed to know who was to blame. Even after clearing that hurdle, the staff was strangely unable to calculate a final lease payment in advance of our move out date. I phoned on several occasions, practically begging the leasing agents and the assistant manager to provide some sort of written bill so I could finalize our tenancy at Presidio View. One might have well asked for detailed plans for Area 51. Apparently, multiplying and dividing require a manager's signature--one that never came.

I spoke with a leasing agent on the telephone who was kind enough to add up our final expenses. I asked if she was sure--dead sure--and she responded that yes, indeed, that was the final amount. No one can explain why a long-term tenant would be encouraged to move to a brand-new apartment versus adjusting the lease rate to be consistent with what is being offered in ads.

Flash forward to week of move: letter threatening lawsuit if outstanding balance of $61.00 is not paid. Leasing office has no record of telephone conversation or a letter going out (they do not keep copies of correspondence). Odd, since I was able to read the letter word-by-word.

All in all, if you are hot for neo-ecclectic architecture and really do not require anything in the way of service, this is your place. I was happy to hear that Dana would be returning soon (although it really won't impact me). Do yourself a big favor--before renting, wait until Dana returns and allow the current staff to cycle through. Not saying one needs to be a brain surgeon to do this job, but a bit of common sense doesn't hurt.

Property is nice and most of the staff are friendly, however only sign a lease here if you don't mind paying yearly increases of more than $100-$300 each year.  There is no cap on how much they increase and they blame the "market" on these HUGE increases.  With the economy in the gutter, such a large company should have a cap on how much rent can go up yearly, especially if the tenant has always paid on-time and has had no complaints.

I recommend only signing  a lease here if you don't mind having huge increases in rent each year.  When I signed, they said the rent may go up a little but by not much.  That was a lie.   It was worth it for me the first year but with the second year in a row having huge increases, it has put a horrible taste in my mouth.  I find it disrespectful and completely unappreciative to their current tenants.

Rip off! They will sign you to an initial lease and say that the rent won't go up. This is a lie they will jack the rent up 200 to 300 dollars on the renewal. Management there is rude and money hungry. Arch stone only cares about how maximizing their profits not there residents. Look some where else.

Having lived here at Archstone Presidio View for about 8 months, my assessment can be broken down to the following:

First let's get the cons out of the way:
    - freeway noise:  it can be a bit loud during rush traffic.  the constant lull of it is bearable, except for the occasional muscle cars and harleys that must show off. the double pane windows are quite good when closed.
    - parking:  although there are always spaces available, many are quite tight since there are many large trucks and SUV's around. don't be surprised to start getting dings and scrapes due to tight corners, pillars, and walls.  also turns are tight and some drivers storm thru garage even with speed bumps.
    - rent:  if you sign on during the "wrong" time, meaning when demand outweighs supply, you do pay a premium.  it can be pretty pricey, but during these peak seasons, it'll be expensive everywhere in San Diego.
    - neighbors:  it's a crapshoot who you have as your neighbors which can heavily influence your apartment experience.  i've been so-so lucky in this category.  most of my neighbors have been great, and everyone in this complex have been super nice whenever we meet & greet at the pool & jacuzzi.  But both sets of my upstairs neighbors have been less than desirable by being heavy footed when walking, constant low rumbling noises all night from midnite to 3am almost every night.  God knows what they're doing up there.  It's not the apartment's fault, so your mileage will vary greatly depending on luck of the draw.
    - poop: there are dog poop here and there due to careless residents with dogs.  some just don't pick up, but fortunately, it only happens occasionally.  there are also pigeon poop under railings and overhangs that don't seem to get cleaned up for months.  still there last time I checked.

    Now for the pros:
    - staff: i've never met a nicer friendlier group of staff in any of the many complexes I've ever lived in.  I know every front desk staffer by name, and vice versa.  rare!  the complex manager Dana is super nice, friendly, and always approachable and has an attitude of wanting to address the needs of the residents.  that kinda attitude goes a long way with me.
    - improvements: in the 8 months I've been here, I've noticed countless site improvements such as new gym carpet, new front office major remodeling, new community furniture, remodeled business center, free coffee in front office and business center, remodeled TV screening room, new pool patio furniture, new lawn, list goes on.
    - community events: again more than any other complex, Dana & staff have put together many events that bring residents together from Summer BBQ pool parties, to Valentine's Day mixer, to weekly free pool popsicles, to grilling lessons, to fitness classes, all FREE!  They really work hard here for your $$.
    - parking: as much a cons as a pros, there's never shortage of guest parking (even though you have to go to the roof level or get a special pass).  for residents, even though the spaces are usually tight, there's always a space available.  that's more than what you can say about a lot of other complexes in Mission Valley.
    - pool area: great pool, not too big not too small, always clean and perfect temperature.  nice jacuzzi but a bit small and gets crowded quickly!  awesome cabanas make it feel like a resort.  viking grills are a nice touch, and makes a summer picnic easy and convenient.
    - gym: it's a 24/7 gym.  for a nightowl like me, this is tremendous!  it's usually clean and equipment working.
    - maintenance: maintenance manager Hal is such a pleasure to deal with and always friendly and helpful. Super quick response, never more than 24 hours after I send my request through web.  Before moving in, I had read this about the maintenance staff, and it turned out to be very true.
    - online rent payment: Archstone is pretty on top of technology.  not only can you set up online autopay of rent monthly, but even all the maintenance requests can be done online as well.  they even have an app for iphone & android to do all these things.  very tech savvy!

Well, I can go on but I'll stop here.  If you have any other specific questions, feel free to email me or respond on Yelp.  Whatever works.  Just an objective honest opinion from someone who's lived here at Archstone Presidio View for 8 months.  G'luck apartment hunting y'all!

    cheers,Sam

I have lived in apartments on and off.  It was a hard transition after owning my own place for the past decade, but living here has made things easier.

The leasing staff has been nothing but great.   The maintenance staff is awesome.  I had a small stove fire and called the front desk.  Within a few minutes Hal had come put out the fire, and switched it out for a new unit.
They even were so kind to give me a gift card so I didn't have to worry about dinner.  What a great team!  I have never lived in an apartment complex where the staff was so attentive and on top of business.

On top of the great service, the units themselves are well kept and feel less like an apartment and more like a condo.  It helps to feel more like home.  The amount of storage you find in these apartments is fantastic.  If you are downsizing the extra storage in the two bedroom units is a great help.

Any issues you may have with this complex are the same you would find anywhere.  Parking, Neighbors, Noise, ect.  This is communal living after all.  I feel the pro's outweigh any cons and would recommend this place to anyone who asked.

Leasing staff is CONSTANTLY changing. It annoys me. They all are mostly nice, however. The servicemen are super helpful and friendly, they are so pleasant to work with! The apartments are loud- lots of kids partying lately. When we first moved in it was quiet and tranquil. Now it is bustling with parties, yelling and unhappy dogs.

The apartments themselves are beautiful, very new, clean and in great condition. We leave our doors open on our balcony almost year round, aside from when the smokers below us light up and cigarette and weed smoke waft up into our rooms. It is disgusting. I'd give anything for a no smoking policy! The pool is legit, it's huge, viking grills, cabanas, etc. Awesome.

Archstone pays to have patrol people here on the evenings to kind of monitor the partying/issues- and the patrol dispatch and "officers" are subpar. There is ALWAYS something going on here on weekends, and the security team usually needs to be called at least 3x before the issue is resolved. We are young too, but we also have big kid jobs that require a reasonable bedtime and adequate sleep, so the noisy drama isn't welcomed.

I also have had friends' cars broken into here, in a gated garage. However, I will say that I believe Archstone has hired a new company it appears. We'll see if anything changes.

I'm not always a fan of renting but when I do, I rent at Archstone Presidio View. That was definitely not funny and to be honest, I am not a fan of San Diego... in fact the only thing keeping me here is my great job. Every year I spend countless hours searching for SD's best rentals and buys (under 600k) and archstone presidio view is consistently, hands down the best option. I judge apartments on 6 different criteria; Management, Cleanliness, Floorplans, Price, Location, and Amenities.

The management is very helpful. I can't compliment Megan enough. I try, often to the extreme, to work and direct all questions towards her. She is very intelligent, works hard and efficient, knows the ins-and-outs of the job, and most importantly is truthful. Megan will answer any question without giving you a BS sales pitch and honestly will keep your best interests in mind.

The next best thing about Archstone Presidio View is the cleanliness. Every apartment that I have moved into has been in superb condition. I'm a distinct clean freak and will disqualify any place because of bathroom mold and dust. I believe that presidio view is the gold standard among all SD apartments in this area.

The floorplans are also great. I've experienced the 1bd, 2bd and 3bd plans and find that all have great layouts. The doorways are large and the space is open. The countertops are granite. The cupboards are nice and the appliances are decent. One thing I've noticed is that the walls are relatively thick and insulated for an apartment complex. Noise is to be expected but I think archstone presidio view is built better than most other apartment options.

Prices fluctuate greatly. I had an awful deal for the 2bd, then an excellent deal for the 3bd. If you keep up to date on their website and play it right with timing you can get a pretty darn good deal.

The location is average. Close to everything but next to nothing. Easy access to the 8 West & I-5 South.

I don't really use the amenities but I am aware that other complexes have much better options amenity wise. The parking garage has a lot of blind turns and tight spots, so it is not that great either.

Overall, I give Archstone Presidio View 5 stars. However, a lot of that has to do with the poor level of competition. Being what it is, my recommendation for a rental in SD is definitely Archstone Presidio View.

I am writing this review as I am sitting in my living room watching the maintainence guy suck up the water from my carpet after the W/D decided to unload it everywhere. Archstone can eat my poo. These people suck! You know who the real sucker is though, me. I am the battered tenant that keeps making excuses for my abusive partner. In this case, Archstone.

This complex has a couple good things such as the nice enough gym that's open 24 hours. It has a nice pool and some newly added cabanas. Pretty cool, right?

In the nice pool area you will find friends of people that used to live here, gettin' rowdy, makin' a scene, acting like total douchebags since there seems to not be any active security around. I like to have a good time too but it's obvious that the way some of these jerkoffs treat the place, that they don't live here.

Since we've moved here our hot water has kept going out and they have constantly been in our apartment fixing something.
The maintaintence people are a bright spot, probably because you get to know them on a personal basis from all the visits.

The staff in the office is useless. Total robots. One gal, Megan, has been nice to us but she seems to work for some real garbage management that seems to limit their employees. With all of the problems we have had here, I can't believe they can charge as much as they do for these places. Granted, the complex is nice but I expect a lot more in terms of quality for the crap that goes on here.

It is especially wonderful that the call box for your guests to come in to the garage is ALWAYS broken! I mean, 2 to 3 days out of the week or maybe even for a 2 or 3 week period this thing is out of commission. If this happened to a ratty complex in Santee I would understand but I pay $1550 for a 1/br apartment and this is the effort that Archstone puts forward.

I had given you 2 stars at the beginning of writing this review, Archstone. Now that I got to put into words the way I feel about you...1 star. Suck it, Archie!

    Well hello...FREEWAY!

Maybe this was my fault. I moved into this Archstone without having ever been to San Diego. If I had been to San Diego and visited the apartment, or driven past it on my way to the beach, I probably would not have chosen this apartment complex and here's why:

    1. Bad parking situation. Tight spots, and not enough of them. Guest parking is on the roof, ugh.
    2. It feels like a hotel. Some hotels are fun for a while, but after a while you just want to go home...and away from the freeway.
    3. The security deposit. Okay, so the pictures look nice, the pool seems great, the freeway could be convenient - and I know you're thinking, what's wrong with a cheap security deposit? Oh nothing, just that you'll never get it back. When we moved out, the Archstone staff told us that there was NO WAY for us to get our security deposit back because you need to leave the apartment exactly the way you found it (think professional cleaners). So forget the security deposit, its gone.
    4. Did I mention the freeway?
    5. Too expensive

These apartments are, without a doubt, beautiful. However, they are very expensive, but if you can afford to live here (or can split the rent between roommates), it's worth it. There are a lot of complaints constantly about Management, and I wouldn't say the Management are the friendliest people in the world, but they're certainly not awful. If you have a problem they will try to help you. The maintenance staff, however, are so nice, and are there to fix anything you need. I mean anything -- they even change your light bulbs.

So, of course like living in any apartment complex or community, there are negatives and positives. I'll begin with negatives because I'm sure that's what people are most interested in before they commit to living somewhere. The parking garage can definitely be a nightmare and is a huge complaint here. The spaces are small and huge trucks/vans/SUVs take up 2 spaces constantly. It's also very difficult to find parking (that you can actually FIT in) after certain times. Also, people speed through this parking lot. It's dangerous, and someone can be hit when people turn a corner at 80mph. Seriously, people need to learn how to slow down because there are children that live here. Management installed speed bumps in the garage that did not help. In addition, cars frequently get scrapped because of how tight the spaces are, and there are huge pillars in the garage people often back into. We've also had a problem with someone breaking our windshield. They didn't take anything and we aren't even really sure why they broke it in the first place. Cameras being installed would be a good idea in the garages.

That brings me to security. This is a gated community but that does not stop people from getting in. Cars wait before the gates until you open the gate and then follow you in, constantly. There used to be a Security Guard at night but I haven't seen one in a long time. But I have never had a problem as far as feeling unsafe goes. My only complaint is that people here solicit --be it for whatever they're selling. And my problem with this is that a few weeks ago, someone was ringing our door bell at 9 at night on a weekday. They then started banging on the door like a mad man. They wanted to sell something for a child's baseball team or whatnot, but please, don't do it at 9 at night and don't bang on people's doors for 10 minutes. This is so rude and uncalled for.

Other issues we've had were fixed, like things in the apartment that did not work properly. Other issues people have here are the extremely high water bills, and the fact that people do not clean up after their dogs. But you can't force someone to clean up after their pet, there are bags and garbages provided along walk paths, and if people are that lazy and rude, nothing can be done about it.

This apartment is located right on the highway, so there is a possibly of having an apartment that faces the highway, which is what we have. At first, the noise was very loud, but now we are used to it, and when you close your windows at night can barely be heard. But keep that in mind, and know that the apartments in the back face the Golf Course and are quiet, and even have a beautiful view.

Everything on the property here is beautiful and well-maintained. There is a heated pool and jacuzzi and BBQ grills and lounge chairs in the pool area. Everything is clean, and the pool is actually very quiet in my opinion. We often grill downstairs and yes, sometimes there will be a bunch of young people having a get-together and drinking, but nothing gets very rowdy. People are, in general, respectful here, and you will find families that live here, as well as young college kids. There is also a very nice gym here and computer lab. It's pretty much anything you could want in a place to live. We always joke that we don't really live here but that we're on a permanent vacation, because it does feel like a resort.

The location is great. It's 5 minutes from both downtown and from the beach. It's also very close to stores, supermarkets, and walking distance to Fashion Valley Mall. There is also a bus that stops right out front that takes you to Old Town Transit Center and it is walking distance to the Blue and Green Line Trolley's at Fashion Valley Transit.

As far as the apartments themselves go, they are beautiful. They have granite countertops in the bathroom and kitchen, come with state of the art appliances such as a refrigerator, microwave, dishwasher, washer and dryer. I find the layout of the apartments to be really great, they are open but make the apartment feel large, yet private. They have really nice layouts. The bedrooms in our 2 bedroom are of decent size and we have a nice, walk-in closet. We also have a nice balcony. I find my apartment to be very quiet, and yes i can sometimes hear the people upstairs but that's anywhere. You can also receive room service from The Handlery Hotel next door. Well, I ran out of room to write! lol

Lol....WTF.  I have a good job but a rent increase of $290 is insane.  Save yourself the trouble and rent elsewhere.

This place is over priced...Over 25 service request since I moved in. My year is up and I am out of here. Parking garage is a joke cars broken in to , cars being towed daily...they advertise heated pool but then shut it off but try to say they never advertised heat...well once they were shown ad where they did pool was turned back on to a still to chill to swim in temp. broken dangerous chairs around pool. weight room is dirty, broken equipment. But the worst is the staff except for one girl they gossip and talk smack about residents. Oh and if you plan on having a grill on your deck think again you will get to grill with all the other mixed food the are on the dirty grills on main floor. Summer at this place is nothing but noise, parties and a joke of security service the use. If you walk threw the halls you will get a blow in the face smell of weed more then needed in so called luxuary living. So if this all sounds like a  place you want to be sign right up!!! They will real you in promise you great living.
