This place is now called IMT Monterey Ranch. It's so close to downtown and everything else you need. With very friendly staff, I've never had a problem here with anything.

So far, I'm incredibly pleased. My few maintenance requests - which I entered by filling out a form online, the way I prefer - were addressed immediately. The staff called my cell, asked if and when they could enter the apartment, and resolved the issues with no complaints.
They're re-landscaping the grounds. It looks trendier, but there's more rock and less grass, which I don't really prefer. But hey, it still looks nice, and it's nice to know that they pay attention to such things.
I'm very happy with the apartment - even 75dg seems cool, despite being on the third floor. I have lots of space (I'm in the 1D, which is a one bedroom with "study" that's really a second bedroom), and the closets are huge. The walls seem well insulated, since I tend to blast music and movies and haven't had a complaint, and I can't hear anything my neighbors do.
You'll never share walls with more than two other apartments the way the buildings are designed. Two apartments per side (so four per floor) and three floors, for a total of twelve apartments per building - that means one of your walls (and I do mean *one*) and your floor/ceiling touch.
I do wish that for the price, we got trash pickup at the door - the dumpster is more than a bit far from my apartment. There is always a pool and a gym close, no matter where you are in the complex. Parking is reasonable, but I do have to walk a bit sometimes. I'm planning on picking up a garage so I have a guaranteed spot, but not until I get a nicer car.
Highway access is fantastic - a straight onramp from the complex to Mopac northbound or 290/Ben White eastbound. Everything is only a few minutes away.
In all, I'd say they earned their four stars. To get five, they'd need to fix the parking, give me trash pickup, and maybe drop the rent a bit.1 Previous Review: Show all »

Hm. If Tiffany didn't have that many reviews, I might consider that an inside job. Still...
I have dared to live in the same apt complex for 5 years. That's right. FIVE YEARS. In those five years, I have seen mostly the same stuff go on that went on when I got there, which was/is -
good:
* decent upkeep of grounds
* reasonable response time to apt repairs entered online
* upgrade of the workout area floor in the main fitness area
* repainting of the buildings in the area (once)
* installation of concrete accessibility ramps all over the place and for first floor apts
* repair of major damage to primary fitness center
* free fitnessy classes every week
* high ceilings and lots of storage depending on your apt size
bad:
* refusal of office management folks to take responsibility for getting tasks done that are assigned by phone (i.e, if I call and ask for something to be fixed, vs. using the internet ticketing system)
* inability to decide that an online payment for rent is considered 'paid' the same day it is entered online (they have since fixed this)
* put in fancy televisions in fitness center to replace old televisions - which were then stolen because they did not want to spend the money to secure said t.v's from theft
* mega rent increases even for long time tenants who brook no complaints and take care of their place
* no upkeep of resident common area locks until they are literally falling apart
* Failure to address "Seal of Service Guarantee", which says that they will respond to all requests for apt assistance within 24 hours in some manner - me: "So, what happens if you don't respond within 24 hours?"
[cue crickets] Yep, nada.. I'd actually like it better if they had never advertised that 'guarantee', because if you ask me it's false advertising. I don't have it in me to pursue legal action over the 8 months it look to get a leg extension machine fixed, but if I did, I would.
Overall, these apartments are pretty decent, particulary the newer ones near the Foothills area. The location on the north side of Monterey Oaks Blvd allows it to have a nice little hike & bike trail, and esentially its own highway entrance to mopac.
So, if I've been there five years, how is it I don't love the dang place? Well, the devil you know. Moving sucks. However, the rent is starting to get a bit rich for my blood. They say the southwest portion of Austin is booming and that thusly they can justify the rent increases. This may be true due to AMD's move to Oak Hill, but if you ask me, this last year is the first time in 5 years these folks can truly say that rent has raised in apts equally all over town - but I do not think this is due to an increase in sw austin in particular becoming 'hot'..... Just that there's more folks moving to Austin, all over, period.
As I mentioned before, this apt complex is located near the highway entrance at Mopac and Ben White, and that slingshotted ramp onto Loop 1 towards downtown alone might be enough to make you want to check out the Ranch. -

This is my husband and I's second month at archstone and i have only good things to say about it. We moved from a discusting east side apartment infested with mold and bugs into the most beautiful environment. I realize that pretty much anything would be a step up from the old apartment but this place is amazing. Our apartment is first floor with a pool view. It's a one bedroom but it's a great size. The kitchen is a cook's dream. Washer/dryer hook-ups in most if not all of the apartments and each has it's own water heater. This means hot water almost instantly and you don't have to worry about your neighbor flushing the toilet and scalding you while in the shower. The property is AMAZING. I've never seen so much green! There are also a million and one things to do. Four swimming pools, 2 or 3 gyms, indoor basketball court, large theater style movie room, media room with computers/ free wi-fi, fax machine, copier (free copies), scanner, 3 or 4 laundry rooms, grills all over the place, sand volleyball court, full size soccer field, tennis courts, 1 mile hike and bike trail through a forest area. I could go on and on. The buildings are beautiful, the customer service is outstanding and unbeatable, and the location is out of this world. I love this place.
