My better half and I took the trek up from Washington DC to Provincetown for a weekend and we found Ampersand Guesthouse to be a real treat.  I must preface this review by saying that I had never been to Provincetown and this was my first time staying in a B&B, so I can't make comparisons or judge based on previous experience.  It is what it is :)

Contrary to the previous reviewer's experience, we found the owners of the Guesthouse to be really friendly.  We got stuck in traffic and ended up arriving about 2 hours later than expected (and did not have cell phone access to call and let them know), but the owners, Ken and Rob (?) did not seem upset at all.  Even though it was 11 PM by the time we got settled in, Ken took the time to provide a few maps and circle some good restaurants and night spots for us.  On the two mornings we stayed, Rob and/or Ken always asked us how the night was, what we were planning on doing that day, and were generally very congenial.

I do agree that the continental breakfast was rather small -- but the muffins were home-made, and there was fresh juice and coffee.

Our room was quaint, but it was not bad at all.  I wish it were a little more sound proof, though, since we were housed right outside the living room.  You could hear the TV from our room all the way out in the living room, even though it was on pretty low volume.  So let's just say we were pretty self-conscious about making "noise". :-P The bathroom was really the only sore spot.  It was very small.  Two people could not really get ready in there at one time.  But it was always clean.  We had some issues with hot water one morning, but I thought the towels were OK (not memorably hard or soft).  Other than that, I had no complaints with the room.  We did not see any bugs.  But I can see how someone staying in a different room might have a different experience.  The house itself is really old -- I think like 150 years old or something.

I thought the location of Ampersand was fine.  It was just a few blocks from the main commercial part of Provincetown but out of the way enough to be in a quiet part of town.  It was also close to several main arteries and within two or so blocks of the waterfront.  It was also close to a bike rental place that we used and enjoyed.

We found Ampersand Guesthouse off Craigslist, and it was one of the lower priced reservations for the summer time.  It was very easy to reserve our room over email and the payment process was also painless.

Oh, and finally, they have free Wi-fi, but you have to ask for the password.

Our room was clean and that's important, but sadly that's where the positive remarks end. From the minute we arrived, the hosts were relatively unfriendly - one of them didn't even introduce himself by telling us his name. In a guest house environment, I would have expected more warmth.

A "continental breakfast" consisted of muffins, coffee and juice. The muffins were mediocre. There was no fruit whatsoever. Very disappointing.

The towels were hard and old. We came across 3 spiders while we were in the room. There was a water heater of some sort in the closet and it kept turning on and off, so that became annoying.

In Provincetown, accommodation does not come cheap, but for the most part, you really are made feel welcome and the experience is above par. But at Ampersand, it was a very average experience, and not worth the $$. This may have been reversed if the hosts were warmer and more engaging, but first impressions last and unfortunately, mine were poor.
