We've lived in the Amli for over a year and absolutely love it. The staff is 100% helpful, and friendly. The apartments themselves are nicely designed, well thought out, and have amazing windows and light. The patios are much larger than any of the other downtown options. If you are lucky enough to get into a corner unit on the south side of the building, your view is absolutely amazing and the patio is big enough to be an entire room to itself, and I'm sure views from anywhere in the building are good.

We compared the Amli on 2nd to other downtown options (Ashton, Monarch, etc.) and found the price to be the best by several hundred dollars a month. We also felt that the Amli was a lot more down-to-earth and had more of an "Austin" vs. a "Dallas" feel to it. That has proven to be true, the general populace and the vibe at the Amli is very laid back and fun, we've made several new friends while living there.

The location, is, of course, awesome, you really can't beat living downtown for the proximity to the Town Lake Trail, Auditorium Shores dog park, weekend Farmer's market, and, of course, all of the bars and restaurants nearby. Another big perk is the gym and the bootcamp classes that Kevin Kirkjian provides. Kevin's great, the bootcamp classes are a really good bargain, and you are able to meet fellow residents and make friends.

I really can't say enough good things about the place. Before we moved in, I read all of the negative reviews on Yelp. I took them with a grain of salt since most of them aren't from actual residents, but they still scared me a little. I was worried that the parking garage was going to be seedy, that I was going to be locked in the elevator constantly, and that I'd forever be dealing with drunk losers trying to sneak into the swimming pool. I've always felt 100% safe in the garage and everywhere else downtown while living there, I've never personally been trapped in the elevator (but they do have occasional issues - however the staff seems to be very responsive about them), and they seem to keep the pool security pretty locked down these days - plus I can't blame the occasional person for sneaking in, the pool rocks.

So, if you are considering it, do it! The Amli is great and you won't regret it.

We are new to the AMLI on 2nd.  I've been a landlord for 9 years in the Portland,OR area and we just relocated here through corporate housing.
I looked at the Windsor property (Monarch), AMLI downtown, and the Ashton Austin buildings and we are going to sign a lease at the AMLI on 2nd.

We are huge fans of the floor to ceiling windows which is probably the only reason we didn't choose the AMLI downtown because I love their layouts. The Ashton is hands down better with all the finishes, the 24 hour concierge, all of the meeting rooms than any of these other properties; but it was $200 more per month. The one reason we are not moving to the Ashton is the demographic. The people that I saw there were mid to upper 30's plus. Don't get me wrong. I am 32 and my husband is 35 - but we want to live with the energy this city is known for right now. Maybe in a year that will change.

The AMLI on 2nd does have it's disadvantages. The elevators do not work properly on a somewhat regular basis. The front doors sometimes stay open during wind which is something they should change considering it is a secure building. The management (while really nice) does not walk the building regularly to put a stop to little things that look bad such as cloths drying on the balcony or someone that drug trash to the garbage room with a leak in it that has still been in the hallway for a week.

We are completely impressed with the residents friendliness/kindness.  The interior amenities and finish outs aren't the best possible, but they are well taken care and on the upper end. The concrete floors, wall to wall/floor to ceiling windows, good patio sizes and other finishes we really enjoy. The views, location (location, location), square footage options for a one bedroom in downtown are great.  The pool/lounge and gym areas are all comparable or better than the other 3 properties we were considering (well, the Ashton pool is a salt pool and the view is better but other than that...) The gym is really important to us and this was by far better here than any of the small gyms of the competition.

There are always pro's and con's to living in any multi-family building. We are glad we've selected this place! Yes it is pricy, but so is all of the competition in this area.

What a night this turned out to be.  A few months ago I went downtown with a co-worker to grab a few pints at Gingerman after work.  Being a Thursday evening I was a bit concerned about the lack of parking spaces that  might be awaiting my arrival.  After driving around the block I noticed that the AMLI condos on 2nd had a pay to park garage for $5 bucks.  I didn't think that would be too much of a monetary sacrifice on the evening's budget.  I figured it would be just one less drink that I really shouldn't have anyway.  So I paid my fee, parked and off we went to the the endless taps that await our arrival.

After a few hours and several pints of Guinness, my co-worker and I return to the parking garage.    In we step into the elevator to take us to the second floor.  Within a few seconds of pressing the selected floor the elevator doors closed and the lift began to journey upward....well, so we thought.  Right after the elevator began to move I noticed a chilling clicking sound followed by silence.  To my amazement the elevator had suddenly stopped.  There was no change in the floor numbers and after my feeble attempt to make it go to the second floor by repeatedly pressing 2 I came to the sober realization that I'm stuck in an elevator.........and I have to pee.

This night has now switched from a low key evening of drinks and conversation to the story of the first time I was ever trapped in an elevator. My cell phone went from 1 to no bars. At this point the "I've watched too many movies" survival instincts kick in.  I'm trying to remember everything I can in regards to people plotting their elevator escapes.  Of course the first thing I do is look for the elevator escape hatch....I mean, there has got to be one right? WRONG!  I have never been so let down by the movie Die Hard in my life.  There was no John McClane escape for me.  We were stuck!  The doors wouldn't pry open and the hatch was nowhere to be found.

I pressed the "push in case of an emergency" call button.  You would think that the person on the other line which is my only way of contacting the outside world would be some type of trained professional.  Someone who could disable a bomb or coach you through delivering a baby in a dire situation such as this.  Sadly, this was not the case.  The person on the emergency call line sounded more surprised that the garage had an elevator let alone people trapped in it.   He tried to calm my already freaked nerves by letting us know someone was on their way.

As we waited and reminisced of the better times, the ones not being trapped in an elevator we heard the voices of people right outside that door.  I called for help and let the hopefully soon to be good samaritans know that we were stuck and couldn't get out.  Shortly after being introduced to my audience that awaits my release from the metal box of death I hear what it appears to be a person of authority talk to them about our situation.  The only thing that I could clearly hear coming from this person was "we called the elevator company and they are sending someone out.  I don't know when they will be here, but I know they have a lot of trucks."

WHAT?  THEY HAVE A LOT OF TRUCKS?  In my having to pee furry I was absolutely shocked how things when from bad to worse.  Frantically I try to get a signal.... 1 bar....no bars...........1 bar............no bars..............2 bars!  ITS A GO!  I quickly dial 911 and try to stay calm.  Well, that's at least what I learned from William Shatner when he hosted Rescue 9/11.  The operator answers and I give him the most detailed information that any man that has ever been trapped in an elevator has given in the history of elevators.  I'm almost home free! Within 10 minutes of my call Engine 1 pulls up with the fire brigade and set us free.

Though some time has passed since that night, even as I write this I can't help from having the feeling of claustrophobia and Vietnam War like flashbacks.

So if you ask me.....I wouldn't park at AMLI on 2nd.

This is for my experience trying to visit a friend there... and not living there. Though I would imagine that living there and having friends that like you and want to visit would be equally difficult.

I won't go into the whole story of it all but here are the highlights:
    a. You will pay for parking even if visiting a friend
    b. You will have to wait for them to come get you and let you into the building down the elevator. Every time.
    c. You will have to pay in cash for said parking
    d. If you don't have cash, walk almost to the Gingerman to the ghetto ATM
    e. Spend $6 to get money out of the ATM and then wait for that person to come get you, again.
    f. If your friend wants parking discounts, he can get a sheet of stickers for $3 each - a good discount from the $5...
    g. The front staff will treat you like you have leprosy. Comment example: "We're trying to accommodate you people" meaning non-residents or SX goers, of which I am definitely not the latter

I don't really like writing one star reviews but the experience here left such a bad taste in my mouth that I'm writing it two weeks later. Residents pay a lot of $$ to live in this space and it's unfortunate that their friends will have to jump through hoops to visit their lofty apartments.

I can't review the AMLI residences, nor the parking garage, and certainly not the elevator after Jarrett's story.

I'm reviewing the rooftop lounge and sky bar. It's by far the coolest rooftop setup I've seen in Austin. Yes, it reeks of moderate yuppie wealth, but it's not at all overwhelming. There's a nice floor lit pool that you can dangle your feet in, nice plants setup all around, and plenty of places to hang out by the edge and look out over the warehouse district and downtown. If you're in the mood, beyond the floor to cieling glass wall, there's a big colorful room with couches and chairs with flatscreens and some video-game action. Jump out of the pool and get in on some Guitar Hero!

The downside of all this? As far as I know - only for residents. So, either you have a friend who is over-paying for a swanky apartment, or you can stumble in here for the annual (?) Nylon Guess party during SXSW. Either way, it's a blast :)

Review only for parking garage.  One of those places that deserves zero or negative stars, but once again the limitations of Yelp apply.

Last Sunday afternoon, I traveled downtown with a friend to visit David Ohlerking's art exhibit opening.  After attempting to park in an eerily dimly lit garage at Austin City Hall, I recommended we try another place.

Since my friend was a bit out of sorts, low on patience, and not wanting to seek parking exhaustively, when I saw the "Public Parking banner outside this place, I cheerfully said "There!".

As we drove in and saw the $7 rate, I went "Don't worry, I'll pay".  It's only after you are past the point of no return that you see the sign that essentially states "Leave the premises and get towed".  Technically, we had an off-premises visit, even if only across West 2nd Street.  I didn't say anything, hoped for the best, and everything turned out OK in the end.  She didn't get towed, but it was less than a 30 minute visit.

Here's my question to all of Yelp Land.  How in the hell did Amli manage to pull down a "Public Parking" designation and how the hell does the City of Au$tin let them get away with this?  For $7 at that!  I thought plans were to promote the 2nd $treet district, not ruin it.

Oh, and I'm glad we didn't take the elevators after finding out how poorly they are maintained.  We instead chose to revel in the stench of the urine drenched stairwells.  Based on another reviewers remarks, I think I know where the two pools drain.  'Green community' my arse.  Try yellow.

AMLI and Will Wynn, take a bite off this gelato.  I'm never parking there again.

I echo what most others have said about needing a "Zero Stars" option. Amli on 2nd is not worth your time, energy, or money.

We lived here for a year and are moving out week - and are never looking back. The management is terrible, and for a new building troubles have seemed plentiful. The elevators took a good 8 months to work correctly, and they still have trouble every few weeks or so. The front doors don't close (or open for that matter) if the wind is blowing - and I'm not kidding. If the weather is inclement, it's nearly impossible to get out of the building.

Seriously, people - you've been warned. This place is terrible.

Why can't there be a zero star?
The only thing I give 5 stars to is the conceirge, for being a 5 star b!tch.

This place is over priced, broken down, and dirty.  I have heard of people getting stuck in those dirty elevators and was a bit scared to enter one, it didn't break down on me but it sounded like it was on its last leg.  Also the parking garage was a nightmare.  tons of construction workers, construction vehicles, a 4 star b!tch at the pay booth, and yes, more dirt.

Also everything around there closes at 4pm.. WTF?  I think living downtown one should be able to walk to dinner, or to shop?  nope... not happening.  My favorite lunch spots close before I get off work, and after 6pm the area looks like a ghost town!

Beware of deceptive management practices on move-out. AMLI on 2nd is notorious for withholding most or all of tenants' deposits for normal wear and tear.  I and at least half a dozen others I know had the same awful experience.

This place gets worse. The staff is horrible at this place. While ringing up one of the managers lets us in (sems nice) no she started on a sarcastic fake superficial tirade. "Whats in the box ?" Uncle dosent answer. "I let you in ! " "The bitch asks the pizza guy if he thought that was a good one."  I was very uncomfortable with this horrible woman in the same elevator. Trashy

We've lived at the property for over two years and absolutely love it!  The apartment community is about as close to the river as you can get, so the views are spectacular.  We looked at several other hi-rise options in the area and chose amli on 2nd based on views, service, urban feel and spacious patios.

Okay, thank you Amli on 2nd for having a good security guard who does check out the building.  It would be nice if they had somebody at the desk at all times like the Ashton, but it's a better price.  Nothing wrong with this place at all.  I have lived here for over two years and obviously like the apartments.  Great location, nice, modern, and the best price around.

Amli on 2nd is a great place to live.  I considered these reviews before we moved in here, and now that we've been living here a while I wanted to come back and give some positive feedback.  Half the people reviewing don't even live here.  I've lived in SO many different apartments/rentals and this place is just lovely.  The staff is so friendly, maintenance was crazy fast, it's absolutely clean, extremely modern and I just LOVE the decor of the pool area.  We're very pleased living here and are often surprised just how quiet it is.  The cement floors mean you can't hear above and below.  The people living here are a pretty mixed group.  Not all students.  All the businesses downstairs in the area are great and the best part is being so close to the lake with the dogs.   It's a green building and our electric bills have been so low and it's summer!   Never a problem with parking either.  We watched the rates for apartments on the amli website for a while and found a lower priced unit we thought was a good deal.  People should appreciate a good thing.  Why is the internet so full of haters?
