My sister and I stayed here this past weekend, to enjoy president's weekend and the winter festival.
i chose this inn primarily for the location, but also because it sounded really cute. We arrived early, and happily our room was ready. We parked in the parking lot across the street, which gave us a pass with in and out priviledges - really convenient. the room was adorable. super clean, floral wallpaper, floral curtains, with a desk, a loveseat, an armchair, and two double beds. the bathroom was also very nice. they had a breakfast spread in the morning that was pretty awesome (and included) - a bunch of pastries, toasts, some hot foods...it was great! they also serve afternoon tea, though we didnt make it either day because we were out doing other things.
price was reasonable...i booked directly on the inn's website, and got an average price of $109 a night - made the weekend trip very affordable.
the location was fantastic - it was right in the middle of downtown, within walking distance of tons of shops and bars and restaurants. it was pretty much perfect.
great experience! nice and clean, perfect location, friendly staff (who even recommended sights for us to see) and a place that i plan on going back to the next time i'm in newport! -

Location - Location - Location and this is in a great location. Within walking distance of many of the shops and restaurants on Thames Street as well as Bowmen's Wharf, it would be hard to find a place closer to all the activity. We got a deal through Expedia, so we only spent $122 a night for 3 nights in late June. That included breakfast. (Looks like our room without the deal was $175.) This was before whatever taxes are applied and NOT COUNTING the $18 a day it cost to park (in & out privileges) at the city-owned parking lot across the street. There seems to be no free overnight street parking available.
The lobby is nice, as well as the breakfast room (with a bigger spread than what we were expecting.) There is a TV room in the same area (no TV's in the room). As to the room, it was OK with no view but the roof of the building across the street but we really didn't spend much time there so. . .
It's a little old fashioned - clean but in need of a quick update (new carpets, better lighting, wallpaper etc.)

This place was awful. It was dirty, there were bugs in the bathroom, the carpet was sticky, and when we got home we realized that we paid $100 more than the usual room rate because we had a block of rooms for a wedding. We were way overcharged at $350 a night, especially for how dumpy the place is. It does have a good location, but there are plenty of more reasonably priced hotels nearby, and I'm sure they weren't as dirty and gross. The only good part was the breakfast -- it was much bigger than the normal hotel breakfast you'd expect.

If you would like to have a genuine Newport experience this is the place to stay. The hotel is smack dab in the center of everything there is to do in Newport (which to me is eating and drinking). The hotel was impeccably clean, comfortable and cozy. The rooms were decorated in traditional New England style and were fairly large for this type of establishment. The staff, which I am assuming is one family, were very warm, welcoming, and accommodating. There is free wifi available as well as free breakfast. The breakfast offers many items from fresh fruit to waffles and there is something to please everyone. There was not a tv in our room but we didn't miss it. You do have to pay for parking but the lot is directly across the street and is large. The lot sign says $24.50 for 24 hrs but the hotel will validate and you get a rate of $18.00 a day and it is "in and out" if you feel compelled to drive anywhere. We couldn't have picked a better place to stay.
