There's a few down sides to being a Realtor. I found one about a week ago. I was at the office reviewing the MLS for and new listing or changes when I spotted it. A "Deal", opened up my thin book of Investors, left messages then passed it along to the office. Time for lunch called the listing agent let them know I wanted to stop by the place and preview it. My curiosity was really getting to me.
As my Broker and I arrived at the place we noticed a car parked outside and the door open. Inside we found a guy I know from the Home Builders Association. Looking around the foreclosure spotted clues as to why the price was what it was. Even with repair cost still could produce a return in a flip or rental for a few years , using a buy hold, hold sell strategy
Day 2: Knowing the place is going to sell quickly evaluated my assets, I'm not very liquid. Met with ASB Bank for a loan....
Day 3: Had a few question to ask the listing Agent, and was told it just sold. Most likely to a cash buyer. Yada yada yada... Back to the down side I have 799 credit score and was turned down for a loan. Was not a big surprise thro.
ASb is a good bank and keeps loans in house a huge PLUS in todays market.
