    We rented a condo from them in Penasquitos for 2 years and were very pleased with them while we were living there.  On move out they were extremely fair about deposit, refunded rest of deposit within the proper time frame and provided itemized receipts.  Very professional.  I will make an effort to rent from them again in the future.

    After inspecting the property, it was just a hideous place. Trash left sitting in the trash can for months, dust and mold behind the blinds, carpets that were really filthy and carried a huge bacteria load, cabinets that were water logged and falling to bits, cabinets that had grime on them.

    You name it I saw it. Please refer to attached photos.

    I am really writing this as a public service announcement as there is a lack of information of this company on the interwebs.

    To sum it up, please stay away from this company.

    These people are there just to cover there a$$. Big mistake going back to these people.

    So I asked these guys to help rent out my condo. But they go to the extreme and nit-pick at every little detail and try to fix things that weren't broken.

    I have to admit some were broken, some were not, but somehow they still recommended stuff that didnt need any fixing.

    I had two lightbulbs that were out, and they gave me a quote of $50 to replace the lightbulbs...wtf...and that's PER LIGHTBULB. Same with replacing the battery in the carbon-dioxide detector. Really 50 bucks each? really? really?

    The majority of their time is essentially to collect the checks every month, but when the hard part comes into play, ie, trying to make the homeowner do the extra non-essential stuff, then they get all scared and cover their a$$es.

    We rented a property in Penasquitos through AHP for just under 2 years and were very pleased through the entire experience.  From the home search process to the move-out.

    We had a few maintenance calls, and each time were responded to quickly and professionally.  Any contact with our leasing manager was the same - most if not all calls or emails were responded to in 24hrs or less.  Surprising to see some others with opposite experiences.  

    We even had to break our lease early so we went out of our way to assist in the process. They/we were able to fill the property very soon after our scheduled move-out so we were not left with alot of unused months We were also expecting some additional fees/charges for breaking (as laid out in the lease) but very surprised to have been charged none  

    One item of note - we are investment property owners ourselves so know what it's like to be on the opposite end (their end).  Therefore, we followed, as we always try to do, the "Treat others like you wish to be treated"  principal.  We fixed what we could ourselves, did what we could to turn the place over as cleanly and easily as possible, We followed all of the rules in the lease agreement, kept in contact with our leasing manager, etc.  

    After hiring a cleaning crew to help us clean, we also had a pre-move out inspection where we personally walked the space to determine any discrepancies.  We fixed those before the final move out and they were all cleared w/ no additional charges.  

    I have recommended them to friends, and when/if the need I need someone to manage our properties here in SD, i will be calling them to take over.  I wish I could find a similar company for one of my other properties that is out of state!

    I rent from AHP oh, 12 years ago, and they were terrific. I always check their rental listing when it comes time to move. I remember when I moved out of the property that I was renting, I had asked what color of paint was used on the property, because I wanted to do touch-ups. Unfortunately, I was told the wrong color, and after "touching" up 5-6 spots, I realized it. When I called the office to let them know, they realized that it was their mistake, and did not charge me to repaint.

    I would definitely rent from AHP again!

    The owner, Bill, recently contacted me regarding this case. The problems I've had could be summed up with communication problems with AH as well the contact roommate on the contract. Given Bill's dedication to resolving the issues I had, I've adjusted my rating from a 2 to a 3.

    If you're renting in Mira Mesa, most likely you will be dealing with this company.

    Let's just say that I've dealt with WAY better people in San Diego [though I've only lived in three different neighborhoods so far] than these guys.

    Here's basically how they handle business: when you have a problem, they take ages to call you back. When they have a problem, you'll see an extra charge on your monthly bill that will practically be impossible to contest. If they promise or say anything, it would be wise to have it in writing.

    I moved into this area through a Craigslist ad. That pretty much says that I joined onto a lease. Immediately, I pointed out to them that the house is missing important things, such as smoke detectors for example. They said the people currently living there are responsible since it was there at the time. That was reasonable. I said I'd simply pick some up then [they go for cheap at Home Depot, depending on which one you want].

    Anyhow, I bought some, but I didn't get a chance to install them. Within two weeks, I noticed that a handyman came by and installed some, and we saw a hefty bill next month for the "service". Craptastic, in my opinion.

    Lastly, the guy I had replaced apparently bailed out on the current tenants. Though American Heritage had required a credit check and such when I applied, they had no information on that guy and could not track him down, nor did they choose to. Shady business.

    I'm glad to be moving out of this area!

    First things first, this review is from a previous renter's perspective.

    I'd caution others reading these reviews to understand what exactly a property management company does. While they are the renter's point-of-contact for anything related to the home, they are NOT the owners. So, in the event you call for something to be done on the house (like a repair), they're not the ones to make the call. Their responsibility is to communicate this information to the owner, let them decide what they want to do, and coordinate efforts from there on.

    That being said, for what I expect a property management company to do, I've found AHP to be very good at their job.

    I didn't have to contact them often, but when I did I always got a reponse the same day. Any question I had was always answered thoroughly and comprehensively. When a situation came about where the rental needed repair (potential safety hazard), they were quick to come assess the situation and agreed the repairs needed done. Unfortunately, the owner was somewhat slow to respond and the 'repairs' her handyman did will need redone in the near future, but that's on the owner. AHP did everything right.

    When it came time to move, AHP was flawless. I HIGHLY recommend taking advantage of the opportunity for a pre-moveout inspection so there are no surprises when it comes to getting your deposit refunded. We were given a complete breakdown of what the anticipated deductions would be (standard stuff like carpet cleaning), and the amount we received back was exactly what we were expecting.

    Thankfully, I'm a homeowner now. But if I had to rent again, I wouldn't hesitate to rent one of their properties. I also would recommend them to friends.

    AHP gave me a roof during my undergrad and grad school years.
    They were also very straightforward and really, there wasn't any sticker shock and no surprises.  Though rent would always go up every year minimally, we'd be forced to move, but we'd use AHP's services anyway.  They knew us.  We knew them.  Processing applications was easy.

    Once a roommate bailed to buy a house for $225, and we called him crazy.  Boy, aren't we stupid today? LOL

    Then again we were stupid students and didn't know better.  Then again, we had a bad ass house bitches.  I'm just glad I don't live in Mira Mesa anymore.

    I couldn't be more happy with my experience with AHP.  I've worked with their team for nearly 15 years to manage a local property.  They handle all aspects of property management for me (rent collection, property maintenance, HOA issues, etc.) in a professional and efficient manner.  I've had no difficulty communicating with their staff.  They've always been responsive and gone above and beyond to be helpful.  They've gone the extra mile each time an issue has come up and they work diligently toward resolution.  I'd recommend them without hesitation.  I will continue to use them to manage this property and any others that I acquire in the future.  You can't go wrong working with AHP.

    We rented from them for nearly two years, and they are a disaster.  If you have a problem with your property, it takes on average 5-7 business days for a call back.  It then takes at least another week to get someone out there to fix the problem.  They also like sending bills for things they "fixed", like a broken garbage disposal.  Holly is extremely rude, as is Sandy.  Nothing but attitude and unprofessionalism every time we dealt with them.  We gave two months notice when we moved out, and they were trying to show our house every day with little notice until it got rented.  
    When we moved into the house there were several things not right with it that we marked on our move in move out sheet.  They expected these things to be perfectly fixed when we moved out.  We spent a small fortune hiring a professional painter to completely repaint the house upon move out, clean the carpets, get the house cleaned, etc. and they STILL wanted to take part of our deposit when it looked a heck of a lot better than it did when we moved in.  STAY AWAY.

    *** Forgot to mention, their policy is they will return your deposit within 21 days of moving out.  LIE.  LIE LIE LIE!  We moved out more than 21 days ago, and they still haven't mailed us our deposit back.

    American heritage does what they adertise...they manage properties.  I live in one of their managed condo units and they had a few items fixed in a very timely manner.  The rent was recently raised, but only 2.25% after on year.  Not bad.  Any issues I have are directly related to the homeowner as you are really at their mercy when it comes to getting new items in your condo such as flooring, appliances, etc.  But in my particular case, the homeowners minimalistic approach to ammenities/upgrades also translate to a below market rent in my particular case.  So, we're content.  Considering moving soon, and would use AHP again.  And unlike the other reviewers...they had the right key when we came to view our condo prior to renting it.  Thanks   =)

    I called to set up an appointment to view one of their properties available for rent and was called back to set up an appointment.  Set up the appointment for two days later.  No problem.

    I show up for the appointment on time as does the person showing me the property.  Again, no problem.

    The problem is that she didn't have any of the correct keys and hadn't been to the property previously, so I wound up wasting an hour driving to and from the property and also waiting for the person to find out why they had the wrong keys.  Thus, I was unable to actually see the property.

    I guess my words of advice would be to make sure that they have verified they have the correct keys before visiting the property.
