Absolutely loved this place. It is exactly what a B&B should be. I went with my boyfriend for a weekend of relaxation, and that's eactly what we got. The staff is friendly (the chef even made us breakfast after hours because someone at the front had first given us the wrong schedule). Dinner was delicious as well....
The room was small, but very homey. This is what a B&B is about! T
The Groverland Inn is is about an hour from Yosemite, but that's ok! The drive isn't all that bad.
The town itself is tiny- and if you go off season, good luck finding food after 7pm! -

Pros:
-very easy to find and parking is def. not a problem
-Rhonda was very nice and welcoming
-Room was super clean when we arrived (we stayed at the "cloud room")
-There was cable TV
-a lot of amenities were included..towels, soap, fridge, wifi, etc.)
-Breakfast wasn't too bad..there was a huge variety..bagels, english muffins, fruits, pancakes, greek yogurt, and waffles)
Cons:
-A/C was SUPER loud! I'd wake up a lot during the middle of the night and it was a tad annoying
-Breakfast wasn't the best--a lot of frozen food
-Price is a little steep..we paid 179 for the room (although it was the one of the cheapest, decent places to stay at near yosemite -

Price b/t $110-$250, higher in the summer season (mem-labor) and cheaper rooms are on the first floor. I went there b/c of yelp reviews. (Boo yelp fail.) The place is really cute, the staff is really nice. We were in the Cloud room (that's right...all blue with clouds painted on the walls)...but 2 big reasons I can only give this place 2 stars.
First, no shower. So...you're not going to get 5 stars from me w/o a shower. There's an pull-out nozzle in the tub...so you can sort of squat and have a hooker bath.
But the BIG thing...Oh...there was a timer on the wall I think for the porch light... and...TICK tick tick TICK tick TICK tick. Just like a horrible drum beat of a timer on the wall. I didn't sleep at all. AND THEN, when I went to write a comment in the little journal, looks like I wasn't the only one who was having a hard time sleeping thanks to the TICK TICK. (most of the pages of the journal had actually been ripped out...curious?) So, in my opinion, if you are getting consistent feedback about something that's driving your guests bonkers and you don't fix it...2 stars.
Too bad. It was cute. If you have to stay there....do a sound check for TICKING before paying. -

Trying to book last minute accommodations anywhere near Yosemite is hard. After calling pretty much every "hotel/inn" in the Groveland area I came across All Seasons.
Now mind you this is a nice sized home that has been turned into a B&B right along the 120hwy. The manager of the property lives elsewhere.
Right off the bat I give them 5 stars for not balking at the fact that we'll be pulling in very late (11- midnight) on a Tuesday night.
We arrive late as expected and all the exterior lights are on and the place feels very warm and welcoming despite the fact that I have to use a phone on the porch, which dials the manager, who then has to get in her car and come down to check me in. She is shows up within 5 minutes and is as pleasant as pie.
I liked the fact that late at night they had a small water fountain trickling in the main hallway and barely audible soft music which filled the living room area. I couldn't hear those sounds once we closed the door to our room, and for what it's worth, those sounds were very soothing when we arrived.
We stayed in the "Emerald Pool" room which had it's own private bathroom on the first floor. It's called the Emerald Pool for the large mural of Yosemite's (yes, you guessed it) Emerald Pool. The room was very clean and more than that, it was also very comfy cozy. And I'm not normally the B&B type of traveler.
Breakfast is the only thing that they could improve. They had a nice little spread of coffee, teas, instant oatmeal packets, fruit, and individually packaged pastries, but it felt a little impersonal, like they picked up everything at Cost Co. Not that that's a bad thing. It just feels like something a little more homey would be fitting of the overall experience.Listed in: SF roadtrip to Mammoth Lakes

This place is awesome. Spent my birthday trip with a bunch of firends there. We had a huge condo all by ourselves. The rate is very reasonable. Had a wonderful time staying at All Seasons.

Stayed here on the way to Yosemite. Josie checked us in, the sweetest, cutest inn keeper you just want to put her in your pocket.
Yosemite Falls room is a tiny cozy room off the living room. True to its name it has a waterfall running down the wall. There is only a curtain separating the bathroom so no nervous nellies need apply. But you get a great corner jetted tub and private door out to the patio.
Breakfast is a little downer for a Bed & Breakfast, just make your own continental fare. -

These reviews seem pretty good, but there's a different review website where the reviews are not so favorable. Out of 5 hotels in Groveland, this hotel was ranked #5 on that website. However, we gave it the benefit of the doubt and booked a room. First, we got our confirmation email and it showed the wrong date. I called back and confirmed which night we would actually be there and was assured that it was being taken care of. But when we walked in to register, our room was being given to someone else. We wound up driving back down to Sonora and staying at a different hotel.

We stayed here this past weekend on our way back from spending the day in Yosemite.
Accomodations were clean and very nice. We stayed at the White House which is just like a bed and breakfast as you are really staying in Ann's home. The bathroom did not have a shower but a pull out nozzle in the tub which was fine for us. It was like staying at a relative's house which I find nicer than a hotel.
When I first called to book, I was told that the accomodations were "in town" vs. (out of town - the Ranch), so I was a bit disappointed that we were not able to walk to grab a bite to eat and go into the local Saloon as I had hoped. In reality, it was about a mile outside of town and there are no lights or sidewalk back to the White House, so it's not really that convenient unless you drive. When we asked to be moved to the main location in town they were going to charge us more for this, even though there was a misunderstanding of being "in town" (apparently they consider it in town) and as they would not back down on the extra amount, we decided to stay where we were.
However, Ann was more than happy to drive us back and forth into town which was a nice gesture. But, if you have AT&T, your phone will not work in Groveland, so you may want to arrange a time to have her pick you up or you have no means to call to get a lift back.
Overall, it was a nice stay, and I would recommend for anyone passing through. I would have given it more stars if I hadn't had the initial misunderstanding/expectation on location.Comment from Ann S. of All Seasons Groveland Inn 8/11/2011

Yelp reviews were pretty good, but we got send to the Whitehouse location off the main strip. This location is just a normal house built in early 2000's; not very charming compared to a "normal" bed and breakfast which are typically older houses from the 1940's or earlier. For the price this place wasn't worth it.

I loved this place since the moment I called. I was going on a raft trip, so needed to book a split reservation and wanted to leave my bags at the Inn while on the river. Every time I called, who ever answered was extremely agreeable and seemed like nothing was going to be a problem, I felt like I could have asked for a trip to the moon and they would have made it happen. When my plans changed, and I needed to adjust my reservation, again, they were so delightful and happy to help.
Once I arrived, Carl met my friend and I at the downtown Inn so we could follow him the short distance down the road to the White House. We immediately felt like we were family visitors in Carl and Anna's house, and almost forgot we had just met them! Carl offered some great suggestions of things we might enjoy in town, and suggested we bring our pizza back to the dining room to play cards opposed to staying in the room. He didn't even care that our pizza box was left out~
Breakfast was great and really, there was something for everyone!
There is much much more to share, but I think you'll get the jist, without boring you with every little detail about how much we loved staying here!
I highly recommend the All Seasons Inn to everyone! -

Ok. So one star may seem a bit harsh considering all of the other great reviews this place received. But it will all make sense.
I booked this place a few days ago and was so excited to go there. I saw that the rooms had a jacuzzi tub and were themed. I was on a family vacation heading into Yosemite and wanted to stay as close to the park as possible because I wasn't able to book any rooms within the park.
So I come to check in around 7pm and talk to the person who worked there. When I gave her the name my reservation was under she looked confused and asked me if it was under another name. This is when I knew something was up. I gave her the confirmation number that the owner Anne personally gave me over the phone. I even had the names of my rooms and exactly how much it was going to cost. The worker was on the phone with her boss and then handed me the phone.
Turns out they LOST MY RESERVATION! What is the point of giving me a confirmation number when it doesn't confirm anything? The owner remembered talking to me so its not like I just showed up like a crazy person with a made up confirmation number. Instead of having a centralized booking system where everything goes into a computer the owner writes the reservations on cards and then personally DRIVES them to the three different locations she owns/manages. Really now? She can't call them over or something just in case? She then proceeds to tell me how sorry she is and how she will find me another 2 room in the area. At this point I am silently fuming. I mean those rooms were mine and some how she managed to magically lose my reservations and have them be booked by other people. After an awkward wait in her lobby I am once again handed the phone.
Ann tells me how sorry she is and how she found me a place 2 miles down the road. She says how she hates to lose my business and would not send my business away if she didn't have to. She then tells me that to make up for this she will give me a 25% discount the NEXT time I come and says that is a very good deal because she NEVER gives discounts especially during peak season.
.......
Really now? First she loses my reservation and then instead of appeasing me for screwing me over she offers me a discount for if I ever plan to come back and use her business?! She then tries to make it seem like I'm getting a good deal because of a future discount even though I'm screwed over right now?! I don't know about other people but I would rather pay extra money to go some place else than ever give her my business after she treated me like that. I was also told that this isn't the first time she has lost reservations. I have never had any place lose my reservation like this but if they do aren't they supposed to give me a discount right then? Or at least pay for like 25% of my stay at another place?
Good thing she was able to find me another place to stay because if not I would have demanded the rooms that were rightfully mine. I was sent to a place called the Berkshire Inn B&B. Kevin who manages that place was the friendliest guy in the world.
All in all I am glad I didn't give her my business and I very much enjoyed the hospitality I received at a different B&B.
So if anyone actually read through my little rant I am not saying not to try going to this place. I am sure that if I actually got a chance to stay there I might have liked it but the service I received made me never want to give this lady any of my money. So If you plan to go there make sure she doesn't lose your confirmation. Call several times before you check in or something. -

My wife and I spent a while combing the surrounding area for affordable (read: cheap) yet comfortable accommodations. We'd come in for a quick snowshoeing trip. After trying several places, we decided to check out All Seasons. Ann was awesome! I spoke with her first by phone (the red one on the porch) and she mistakenly quoted me the weekday price. She told me her mistake when she arrived (a few minutes later) to show us the rooms, but she still offered me the original quote. Sufficed to say, it was much cheaper than almost any other place we'd checked, but with the accommodations of a luxurious bed and breakfast. We loved the adjustable gas fireplace and the marble shower. We stayed in the Emerald Pool room (great mural). The details were amazing, from wine glasses and corkscrew in the room, to glass mugs with a selection of tea, coffee and hot chocolate, to access to snacks and fruit at all times and a very generous continental breakfast in the morning (you may have picked up that I like food). With lovely antiques and hand painted murals adorning the inn, great service, a warm fireplace and a small wall-mounted plasma screen with cable, we felt very pampered. It really made our trip!
