We stayed for a week in the Royal Moana, unit 401. It's a 4 floor walkup to our unit, great for working off the extra luau lard that comes with a week of silly eating.
The building is older (I'm guessing 1950's vintage), but the unit is updated with marble floors, new kitchen appliances and counter tops. Furniture is lovely and in great shape. The bath is likewise marble, with a nice new sink and counter. The outside areas are clean and washed down daily, and feature nice plantings and even a couple of outdoor tables in an intimate garden setting. Overall the unit is spacious, clean and airy.
The dinnerware, cookware and silverware were all in great shape...no chips, etc. A joy to eat from! The beach equipment is all in good shape... the Tommy Bahama chairs are so cool...and are a free perk with the unit.
The bed has a memory foam top, but was a bit soft for our tastes. The only real downside was the street noise. I'm a city kid and can sleep through jack-hammering, but Janice used earplugs. this is the only reason I didn't give it 5 stars.
The beach is a very short walk, likewise grocery stores. Food Pantry, 4 blocks away, is a full grocery, and they give cash-back on debit cards so you can avoid ATM fees.
The only problem we encountered was lack of a DVD player. We call Shelly who told us that the combined TV-DVD player had just broken and been replaced with a TV only that they had on hand. The next day a brand new DVD player was inside my door. Thanks Shelly...I love the responsiveness. -

My hubby and I stayed at the Royal Moana for a week back in August of 2008. We stayed on the top floor of the building I believe either unit 401 or 402. There were no elevators, and it is a bit of a hike up the stairs especially when you have heavy suitcases...but that is okay.
We were pleased with our unit. It was pretty nice and spacious for the both of us. Overall the unit was very clean. We liked having a full size kitchen and bathroom. Parking here was definitely cheaper than what you would pay at a hotel in Honolulu which can be as high at $30/day. We paid only $9/day.
The location was very convenient. Just a couple of blocks from Waikiki Beach.
Though we did not see any roaches in our unit, we did see maybe one outside near one of the gates. But hey, you're in a tropical place, there are going to be bugs...its expected. When we were having cocktails one night at the Sheraton in Waikiki out on their patio area facing the beach, we saw a roach cross our path too. But like I said, its a tropical place, you're going to run into bugs. -

Avoid these guys.
I made a reservation on their website for a three night rental. Few days later, they emailed me back saying that they couldn't rent to me because it was for too few days.
WHAT!?!
Look, if you have a minimum stay requirement, put it up front like the honest people out there. I bet what these guys are doing is the airline double booking thing. So, they'll let you reserve, but if someone better comes along, you're getting bumped and they're taking the cash.
Be warned.

I am a repeat customer of Ali'i Beach Rentals, and there is a reason why. I've always had excellent experiences with them. In fact, I have rented apartments in Waikiki from them 3 times in the past 6 months. I travel frequently to Honolulu for business, often for 2 weeks or more at a time, and I love their selection of rental units. When I travel, I prefer staying in an apartment so I can do my own cooking and laundry. The apartments I have rented through Ali'i Beach Rentals have included parking and internet access with no additional charge. Those two items alone have saved me hundreds of dollars versus a hotel. (Not to mention the ability to cook for myself and do laundry.) Their prices are very reasonable and competitive.
Their reservation process is simple and hassle-free. On their website, I can see when certain rental units are available, and the total cost is calculated before I make a firm decision. Once I make my reservation inquiry I always receive immediate confirmation by email, and then a follow-up email within a day. I always feel confident that my reservation is secured.
I have been very satisfied and pleased with the properties where I have stayed in the past. Once I had a minor plumbing issue and called their emergency contact number. I immediately spoke with one of their staff, and within a short time, the agent arrived on-site with a plumber to fix the problem. It was great customer service. -

STAY FAR AWAY FROM ANY ALII BEACH RENTALS PROPERTY. The management of these properties is TERRIBLE. Use caution if you decide to go with these folks.
Alii Beach Rentals policy is that you pay for your stay up front and in FULL. When you need them in a time of emergency (like we did), they will NOT be there for you. Probably because they already had all of our money.....
We received an email with our package of instructions on how to let ourselves into the condo. We had no problem getting in. But our condo smelled of must, mildew, and mold. One look at the A/C unit and we knew why. The A/C unit was moldy and covered in dust. See attached pictures. It was disgusting. We called the TWO telephone numbers printed on our instruction package in case of emergencies or problems. Telephone number #1 went to voicemail. I left a message to see if we could switch units to another property. No one called us back within 30 minutes so we called telephone #2. That was a fax machine. After having traveled over 8 hours (midnight for us in CST), we were tired and did not appreciate the lack of communication with Alii Beach Rentals. Since we were both allergic to dust and mold and did not appreciate having the moldy dusty A/C unit DIRECTLY next to the bed, we decided we just could not stay here.
THE NEXT DAY, I get a TEXT message from Shelly asking me if I received her email. When did people start sending emails in response to an emergency call/ voicemail? Isnt my cell phone the easiest way to reach me instead of email? What is unclear when I say "PLEASE CALL ME BACK" that someone emails me instead of calling? Completely UNACCEPTABLE. So I reply to her TEXT message telling her that I dont have internet access on my phone and I tell her I am completely disappointed with Alii Beach Rentals and their response to emergencies. I tell her I did not and will not be staying at that property. I tell her I want a full refund and to CALL ME to discuss the situation further. Of course, she did not call me.
Curious to know what her email said, I found a place to access my email account. The email stated that she didnt get my message until THE NEXT MORNING. (Why give me a phone number to call for emergencies if you know you wont get it until the next day?) She then stated they were changing over their phone systems and gave me a completely new number I never had before (Why didnt they give me this number then instead of the two useless unresponsive numbers?) Then she tells me that ALL OTHER UNITS in our building have clean A/C's except ours because the cleaning guy has been busy and she'll check with his schedule to see when he can get it done. SERIOUSLY??? Is there only one guy on the ENTIRE island of Oahu that knows how to clean??? It wasnt even just the A/C being moldy but the entire unit smelled of it because Alii Rentals DOES NOT ALLOW YOU TO KEEP YOUR A/C on while you are out. So when the A/C is off, the mold begins to flourish because mold loves warm and humid. Reasons why bathrooms get moldy and mildewy.....
Anyways, as you can tell by the photos, the A/C unit has probably never been cleaned, at least not for a year. They can blame it on busy schedules and phone system changes, but I'm disappointed that Alii Rentals took NO RESPONSIBILITY in their failure to get back to me timely, to have the unit cleaned BEFORE my stay (not during my planned stay), or to give me any new phone numbers BEFORE the phone change over just in case the change over happened during my vacation.
On April 29, 2011, I speak with Kai, the manager who also does not apologize for what happened. He tells me more excuses about their change in phone system. (Okay, great, what about why the A/C unit was moldy and nasty and not cleaned before my arrival??) He mentioned nothing about the A/C unit being filthy and moldy. He just tells me he will give me a full refund in the form of a check.
On May 6, 2011, over a week later, I check my mail and still no check. I email Alii Beach Rentals. Finally check received May 9, 2011.
Lesson Learned: DONT book with Alii Beach Rentals. Their prices for ROYAL MOANA are cheap but its because the place is nasty. Did I mention the cockroach I saw on the property? It was hanging around outside the area that lead to the door of our unit. GROSS. If I weren't so afraid of bugs I would have taken a picture of that creature as more evidence to show how gross this place is!
If you want a nice place to stay, check out my review of Aston Pacific Monarch. Aston has a CHAIN of HOTELS so they are legit, and the Pacific Monarch has a kitchen with refrigerator, microwave, stove, blender, everything you need WITHOUT the dirt and mold. Aston Pacific Monarch has a staff ON LOCATION 24 hrs a day 7 days a week so they will not email you or text you in a time of emergency. They'll talk to you immediately like your problem is IMPORTANT and not ignore you like Alii Beach Rentals did.Comment from Kai J. of Ali'i Beach Rentals 6/28/2011

I was overwhelmed from allergy, lack of sleep, craigslist posting, and online contacts with strangers. I shopped around for about a week. Kai rang me very promptly after my inquiry online. His prices are reasonable that I ended up booking with him. His timing was good. He answered many questions and waited for my indecisive mind. He was very courteous, friendly, patient, and professional. During my stay, he still assisted me and replaced the toaster (button needed holding down to toast) though I didn't need it.
His Royal Moana rental was a neat, spacious, intimate studio, fully equipped for cooking and storing food. It's four, short, straight blocks to Waikiki Beach, about 200 yards to grocery store, near Diamond Head than Ala Moana side, and close to all attractions.
Street parking can be a pain in a touristy place. Try to rent a place with inclusive parking spot. Online registration was easy. Getting key access was simple if you read and follow instructions. I received an excellent service and had a wonderful experience stay. I would recommend it to couples, family, friends, and everyone. -

I will only use this business when staying on Oahu

Got exceptional rate for an one bedroom sleeps four with full kitchen for $79/night and the location is a 5 minute walk to Waikiki Beach, literally 2.5 blocks away. For a family of four, including an infant, we needed a full size kitchen. They also have an on-site washer and dryer which is very convenient so that we don't have to bring too much clothes. The room was clean and the bed was semi comfortable. The overall experience was good and will use their service again.

My boyfriend and I stayed at Waikiki Park Heights # 1412 three weeks ago. This was my first vacation rental and I was a little nervous. I really had nothing to be worried about. The condo is in such a great location. You're right on the bus line and two blocks away from the beach. The building is very secure and it was great having access to a laundry facility onsite. Two weeks before leaving for our vacation I realized that the rental didn't come with a parking spot. I called Shelly a little panicked. We were renting the condo for ten days and renting a car for the last five. She said she would check to see if there was going to be parking available and within two days I was emailed parking information. I work in sales and the service industry and appreciate at it when people go out of their way and understand a happy customer is customer for life. The condo was very updated, clean and we really enjoyed our stay there. I would definitely recommend Ali'i Beach Rentals.
