  They seemed really nice at first, but god forbid you point out that there are problems and that nothing gets done, and then they turn on you rather quickly...faster than any repairs get done, that's for sure.
  
  The apartments are priced fairly if they were in tip-top shape, but the condition for most is less than perfect. Starting off on the right foot is key, but when you move into an apartment that wasn't cleaned since the previous tenant, that is not the right foot. I, alone, had to spend my time and money cleaning appliances, the shower, re-caulking the shower and tub, mopping, and disposing of old junk left behind by the old tenant.
  
  I suggest trying out a few other management companies before resorting to Adams Management.

  I recently contacted Daniel M. Carey of Adams Management regarding some rental properties in the Portland area.  One was an absolute dive but the other was fairly impressive (inside -- the exterior was partially a shambles).  When I inquired about applying to rent, Dan said that that was no problem but he required a $100 holding fee while he checked out the application in order to reserve it for me temporarily (I had not asked him to do this).  He said that if I decided to rent, the money would be applied to the security deposit and if not, it would be refunded.
  
  As I thought it over, the deal sounded fishy.  What was the purpose of the $100, really?  If it truly was refundable, there was no security for him in taking it as I could still back out and demand my money back, leaving him empty-handed a few days later.  And if he turned me down, would I really get my money back?  What if he refused to hand it over?
  
  I did some checking on-line, found several horror stories regarding non-refunded holding fees and decided not to proceed without a written holding fee agreement.  By this time, I had already grown wary of doing business with him at all but was curious to see how this would play out.  As I had guessed, he became very defensive when I asked to have a written agreement regarding the unconditional refundability of the money and attempted to bully me into trusting him because he was running a "respectable business" and acted as if he'd never been so insulted.
  
  Final outcome: Dan never replied to an e-mail confirming the refundability of the deposit in writing but left yet another voicemail begging me to trust him.  Don't fall for this trick, with Adams Management or anyone else.  Respectable business people won't be reluctant to agree not to rip you off in writing.  Adams Management wouldn't promise that they wouldn't steal my money so I am left to assume that that was the plan.

  I'm sorry you had this experience.  Please know for the future that this is not our policy, and that Dan no longer works as a rental agent here.
