Top things that are a MUST for me when moving anywhere is:
- Cleanliness: Everything is CLEAN and well maintained - inside our condo, outside and all the common areas. I always see the guys cleaning the hallways around here in the morning!
- Noise level: Haven't had a problem yet and am surprised at how quiet it really is inside my condo. Funny thing is when walking down the hallway, I can hear all the noise from my neighbors (a crying baby next door and loud music on the other side).....I remember thinking.....oh gosh, i might have some noisy neighbors. But as soon as I stepped in my condo, not a sound! These are some thick and well insulated walls! woohoo! :)
- Parking: We have 2 cars, 1 has a designated spot. For our other car, I haven't had a problem yet.
- Safety: Everybody that lives here seem really nice. I haven't felt unsafe or seen anything sketchy.
When I toured this condo, I absolutely loved it and got a good vibe here. It definitely felt like it met all my expectations listed above. But of course before making any decision, I like to do my research and know what I'm getting myself into (especially if I'll be living there!)
....then I read all these reviews about poor customer service, break-ins, broken appliances and mold. :( This all seemed a bit odd to me since that is not the impression I initially got. I went back for a second visit and straight up asked Alex (assistant manager) about these issues and what if anything has been done. Alex didn't try to dodge any of the questions and was honest about all the issues. (He's awesome by the way!)
For safety, they've added bolted locks on all apartment doors. Parking is gated. In terms of car break-ins, there's really nothing anybody can do about that. Just don't leave any valuables in your car. This is a brand new building so it must meet all the state laws and regulations for safety (and this includes the mold and pest issues) - all of which has been taken care of, with reports to show proof.
I went with my gut feeling about this place and now find myself looking forward to coming home and am so happy and comfortable here!!
Heather, Alex and David at the front office always have such a positive and inviting attitude. Not only that, but they are very accommodating and respond to requests in a timely manner. They even give my lil' pup a doggy treat everytime we visit them in the office. :) Then there's Frank and Douglass, the maintenance guys - they know how to get things done and always greet me with a smile!
Bottom line is this......there's no "perfect" home and problems will come up. (Even the nicest homes and neighborhoods can get raided with ants, car break-ins, roof leaks, etc.) It's how the problem is solved and how quickly. It seems like they have a rockstar staff to handle anything now. Thanks guys!!!! -

ZERO star and would never ever recommend anyone to live here. After what I've been through, I think it's time for me to write an update about this place.
First of all, they changed management like a thousand times already, so no one seems to know what's going on.
Second, MOLD MOLD MOLD in my bedroom and closet. According to the maintenance guy, there was a crack on the outside wall, so water came into the wall from the sprinklers (Yes, I live by the courtyard on 1st floor). I've found mold in my closet and bedroom 4 times in the last 6 months. I'm still dealing with the new management with this problem, and still haven't solved it. The funniest thing was, when I told them I found mold for the 3rd times, the guy came to my apartment with two pieces of Clorox wipes! How pathetic! I'm not gonna go into details of what happened, but we did loose clothing, purses, amplifier, baskets... Also, I have eczema, so I've been having skin reaction to the mold problem.
Last but not least, I think a lot of people have many problems with this place, I've heard other neighbors complained about what problems they have with this place, from air conditioning, dishwasher, microwave, break-ins, noise, broken garage gates... you name it, whatever you can think of. From the above, I've experienced: air conditioning still not working, microwave got replaced, bike got stolen...
My conclusion, do I really need to tell you? But they call this "Luxury Living".3 Previous Reviews: Show all »

Everyone who works here is super friendly and inviting, though a little absent minded (e.g., saying to do something and then not, forgetting to give tenants things such as a key or package, not seeming to be on the same page with each other regarding procedures, etc.).
Mold - I had awful allergies after moving in, but did not know the cause. We purchased a mold test kit and the results showed there was very little mold in our condo. Perhaps we did not place it in the right spot or the kit was bunk, but I do not think our particular condo has a mold issue.
Safety - Have not felt unsafe at any point, even though we were issued a warning to be vigilant for anything suspicious - that there had been a crime on the premises. I commend their transparency and appreciated the notice.
Cleanliness - The condo was spotless when we moved in and the common areas were, as well. This is the biggest plus for me. However, we have an awful pigeon problem, their defecation is atrocious, they are loud, and we cannot utilize our balcony because of this. Still trying to find a solution to this.
Also, it kind of stinks to not be able to leave the windows open due to the smell of cigarettes wafting in from, presumably, the tenants near the unit.
Noise - it is pretty quiet, if you exclude the noisy highway right next door and the super loud jumbo jets taking off every 10 minutes.
All in all - i like living here. The walking distance to BART is great, and i think that is how they get away with charging so much. -

This place Is Awesome! Very clean, polite, friendly residents & staff. Visiting a friend for a couple days here at the Archstone San Bruno / Acapella complex and I wish I could move right in. Great location near shopping & freeway close.. Fun common areas. Security was a bit tight but understandable because I was a guest. If I lived in the area I would reside here!

My 5 stars go to Alex, who's been awesome in every encounter I've had with him. Coming form a very bad experience with my previous luxury apt in Washington DC, I was extremely picky about my new apartment and the new leasing staff I was going to deal with. I stopped by 2-3 times, till Alex assured me that it was going to be a good experience living in Acappella community. Ever since I've moved in, He's gone above and beyond whenever I've had a question or needed something for my apartment. Going that extra mile to provide great costumer service seems to come to home very naturally, and he is highly sensitive to the clients' concerns.Truly, with his people skills and talents, he deserves a high management position in his field where he can train others ( I am very picky-Jimmy knows - and Alex made me feel good about signing a lease for my apt !
Why 4 stars? When I moved in (Alex wasn't there ), my moving guys had to wait for a loooong time till I figured out how to open the back gate for them ! The brand new staff did not know that my keys did not work for the back gate , since it 's the other building's gate and it needed to be opened from inside . So it took me a looong time to figure that out, while my moving guys were just waiting there. Also, after the maintenance guys did the "walk through", they lost they list they made ,and later they could remember only a few items when their manager asked them about the list . -

DON'T LIVE HERE!!!
A lot of break ins during the day...has been going on for about 3-4 months. Weird too since this place is a lock down, meaning you need a badge to get in everywhere.
Prob and inside job or someone who lives in the building.
Worst part management/rental company owners here HAVE NOT been easy to work with nor helpful/ -

To start, I will say that I was pretty unhappy with this place from the time we moved in, in April 2011, until up to a couple months ago. The management was absolutely horrible, except for our main maintenance staff, who were stellar throughout it all, although they were shortstaffed for a while, and the upkeep of the building was not so great because of the low staffed maintenance team... there was only so much they could do in a day.
The old management was absolutely terrible, rude, and not a pleasant experience overall... but the new staff is absolutely fantastic. Heather and Alex do a great job making the residents happy and keeping the building running and actually take the time to care about the residents and building management. I can't say enough nice things about these two. They came into a mess and have worked very hard to get out of the hole that the prior staff left them.
I know a lot of people say the prices are far too high here, but it is worth it for us with the location across from the BART and with the new building. It is nice to have "new" features and the pool and hottub. Also, the gym is great! It is high tech and nicely kept. my only complaint about the gym is that the water machine often runs out of cups and that gets old... but the gym is fab... so it isn't a huge deal.
I would recommend living here. It is a great location... close to the BART and mall... a few good bars to walk to... in a good neighborhood area (low crime, etc.), and good weather. Also, the proximity to the city and the expressway really work out as a huge plus... and of course the airport is close... which is nice. I think the best think about location is for sure being on the BART line that runs late and all weekend... very nice.
I would recommend this place. -

First off, I never write reviews. I want you to know that because I am pretty upset and the following may seem like the ramblings of a madman, but I am not exaggerating for the sake of drama, I just hate this apartment oh so much.
Run, do not walk away from this place! I've been here for less than 6 months and here is the list of things that have been a problem:
Nasty, muddy, pool water leaked on my truck, twice! No calls from management to move my truck so it wouldn't get leaked on.
My dishwasher was not hooked up when I moved in. No one lived in the apartment before me.
The dishwasher was broken and had to be replaced, again I was the first person to live in this apartment.
The "air conditioning" Where do we even start with this? I have had maintenance out 5, count that, 5 times to fix the air conditioning and it still doesn't work. The apartments come with these stupid on wall units that use a heat exchanger to cool and heat the air. They blow right on you and frequently don't get cold. The freon leaked all over my balcony. There is only ONE person on the peninsula rated to repair these things. Parts have to come from Japan. The unit in my spare bedroom was broken on move in, again, did I mention no one else lived in this unit before me!? The unit in my bedroom leaked water all over my brand new dresser. And they still don't work right, they either cool the apartment to arctic conditions or don't cool it at all.
The agitator in my washer was not properly screwed in so it would frequently come loose and beat on the washer lid. "Oh what the hell!? is my washing machine possessed? Let me check that out." And when I opened the lid the entire agitator came flying out like a missile and almost hit my head. If not for my cat-like reflexes I would have been dead. It took two visits to fix that.
My truck was broken into. I park on the second below ground garage in a gated garage and yet, my truck was still broken into.Inside job, said the cops.
Apartments have been broken into, again, in a secured building. Inside job. So, at least one of your neighbors is probably a hardened criminal.
Up until recently, the hallways have frequently been over 85 degrees late in the day. Nothing like coming home from a hard day at work to walk through a freakin' sauna to get to your door. This seems to have gotten better but took MONTHS to fix.
Now that it has gotten colder, the water is not heating up. When informed that the boiler needs to be turned up, the maintenance guy came to our floors and checked the pipes. What the hell? What do the pipes have to do with the boiler temp?
The trash and recycle chutes have these nifty little buttons to open them pneumatically, which are great when they aren't broken which is about 60% of the time.
The interior elevators used to have the same carpet as the hallways. But this place allows pets and dogs were pissing on the carpet so they yanked that out, rightly so, but instead of replacing it with the nice looking linoleum that you see in the "New Residents" elevator, they replaced it with nasty, smelly rubber flooring that is never clean because the dog piss doesn't easily clean up off the rubber.
The old office staff was lazy, rude and condescending. They can't hold a candle to the new management team. Every time you bring up a problem you are met with a dispassionate, condescending, patronizing attitude with absolutely no resolution to your problem.
The other day I came in to pick up a package at the office. The office door was open, no one was inside, the door to the package room was left unlocked. While I and another resident waited for Alex, the worst of the bunch, to come back; someone just walked in and took a package. When Alex finally came sauntering back in, we pointed out that we didn't really like that the office was left open with no one there to make sure our packages were safe. "Oh, okay" was the answer delivered in a tone that would have gone better with the words, "I don't care."
Also, if you live on the freeway side of the apartment you can never ever open your windows because it is too loud to even think. Also this nasty auto fume diesel gunk gets all over everything no matter what. Maybe it is better in the interior apartments I don't know.
When I was a young, poor lad, I literally lived in a former crack house, the slumlord landlord was more responsive to my requests than the current management team is here.
People are moving out in droves. I have warned you, DO NOT LIVE HERE!!! It is not worth the money. -

Simply the worst experience i have ever had renting an apartment. They claim to be luxury living but the service they provide is sub-par. Lots of issues with bug infestation, appliances breaking down, and stolen property. Not to mention that the leasing office has changed their entire staff 4 times since I moved in a year ago. They have 1 maintenance guy on the property who is a rock star, but he can't always respond to problems within a reasonable timeframe because he's swamped with so many projects.

I moved in end January, and I would heartily change my rating to 4 stars as the rental process was easy, people are professional and friendly, units are new, common areas are kept clean so there is some value for the rental price---- BUT, and you knew there was one coming.----they have a PEST problem. yep. BUGS. Small flying bugs, fruit flies and things that bite, fleas? mozzies? that are noshing on me 24/7.
We are promised some relief from the extermination company which has yet to arrive on premises, so will hold off re-rating until these bugs are gone. the building is pet friendly, which I don't mind, and this is not a flea thing, this is some kind of flying pest. If you are moving in, bring your own bee keepers hat. -

I just moved out but I would love to add a review. Leaving after a year was a hard decision but I had to do it for personal reasons, I'm gettin hitched. Every person I loved working with in the office is unfortunately not there anymore (Christina, Tina, and Angel) but good thing Frank who's in charge of the facilities is still around. He's awesome! This place is hard to beat and it is pretty expensive but you get what you pay for and it was worth every penny. I love how you can easily walk to the mall across the street or the $1 Taco stand. Everything is so conveniently located to this place. And unlike Archstone across the street or any other big apartment community, I love how this one is a smaller and quieter one.
The Cons:
There was a break-in problem but they were quick to resolve the problem and get on to fixing the locks. Plus it's important to LOCK YOUR DOORS! That should be common sense. I would occasionally hear the people above me on the 5th floor getting it on. Please upgrade your mattress, your springs are about to pop! Late night laundry, please don't over stuff at midnight on a Tuesday! People who can't clean up after their dogs. It's not a great way to start your morning having to ride in an elevator filled with your dog's piss! And last, the new archstone neighbors made the garage impossible to drive through freely. All in all that's nothing to blame on the facility but the neighbors who lack common courtesy! Also, they changed the management again so hopefully it's for the best. At least you know when there's an issue they listen to their residents and they're quick to resolve the problem(s)

I've been living here for 2 months now and compared to where I came from this place is a dream! The staff is really nice...especially since i was a bugaboo everyday until they told me my application was approved.Even to this day they are still helpful.
It was built to be condos but they changed their mind and decided to rent them out. YAY! The walls are pretty thick due to that but I can hear my neighbors upstairs heavy feet. But I never hear anyone talking either unless you're in the hallway. The dishwasher is loud but I usually run it now when we're out of the apt. It has a very homey feel to it. It is well secured. You have to go down to get your guests...there is no buzzing in which is kinda a hassle but eff that i'm paying for my safety. I haven't noticed any pests like other reviews and I don't use the bike area but yea you should keep your bike locked up in any public place.
They've been doing a lot of decorating around the are too. A lot more benches even in the mail area which is kinda weird because its inside the guest parking garage and not outside. But it does look snazzy. With the condo's next door up for sale we'll probably be seeing a lot more changes hopefully for the good.
One negative thing I could say is that they dont really announce things. Where I used to live if anything was going on they'd put announcements in common areas but they'd also leave a note for you at your door to inform you of what is going on. Oh and I wish I could have a door mat in front of my apt :) -

I will not recommend this apt complex. Before you put money down, ask for a copy of the 41 page lease agreement that has a bunch of addendum and a disclosure that THE BLDG CONTAINS CHEMICALS THAT CAUSES CANCER. I withdrew and rejected the agreement due to many reasons. This mgnt pretty much is asking for a mortgage deal, without you getting the title. The property manager is very unprofessional, has a motor mouth, and like she can afford to loose $500 with her salary, and as if a penny from that deposit money will go to her pocket. They refuse to refund $500 before I even sign a contract. In addition, a $40 application fee and "credit check " doesn't entitle you a copy of the report. I'm glad I have a law firm to fight this battle for me.
3/10/11 Just talked to my lawyer and California Law states that deposits are refundable. In case you have been a victim of this property management, let me know!
These inexperienced property management staff doesn't even realize that lawyers will cost their company more than $500 if they want to fight this! DOH!!!
After my lawyer wrote them a letter, I got all my deposit back.
Property management or landlords that take advantage of renters should not get away with it. Do something about it! -

We have lived here for almost 2 years now and it has been wonderful! The previous management team was awful excluding Angel, however, the new staff Alex, Heather, and David are exceptional! They are professional and receptive to resident requests.The apartments are well insulated and don't hear alot of noise from my neighbors. The tenants I have seen are young professionals as well as small families.
It is a very clean and well maintained place. As with anything in life, nothing is perfect, you will never find a business that will make everyone happy, but you can be assured the staff will be willing to help.
Living here has been very convenient: easy access to freeways, banks, a $12-15 cab ride to the airport (we've made friends with a cabbie, who is always prompt,email me if you want his number), and convenient shopping.

We went to this complex in Dec and Feb, and really liked it. They were meant to be condos, but the developer decided to change them into apartments. That's why everything inside looks much nicer than regular apartments. However, we didn't rent there because they still didn't have the license to lease yet. Yes, we waited for more than two months but they still couldn't get the license!!! We had to rent archstone next door because our lease was ending soon and acapella couldn't give us an estimated date when they were going to get the license.
Acapella should have made sure that they are able to lease before they put out the giant "now leasing" sign out. -

Went on a tour of this brand new complex... so new not a tenant in sight. It's so amazingly wonderfully breathtakingly beautiful =) Brand new everything. New appliances are just great! Washer/dryer in apartment is a definite plus and must! Nice amenities, pool/spa, fitness center.

Let me preface this by saying I do not actually live here. I had put a deposit down and everything but, at the 11th hour (prior to signing lease papers), another community let me know about an amazing deal they had.
My not renting here is not due to any fault of the community, or the people that work there. I worked with Monica who was very helpful throughout the whole process. She was gracious when I told her that I would be moving to another complex instead and please cancel my application.
I think the way people respond when you are no longer going to be a customer speaks volumes to the kind of person they are. Most of the reviews you see on Yelp about apartments have on huge complaint - bad management teams. This is definitely not the case here, I'd definitely recommend this complex - it just happened to not work out best for me. -

I cannot say enough nice things about this complex, and the management staff....in particular, Alicia and Angel. We have not moved in yet, but were able to complete our application process this past weekend. They have been amazing to work with, have answered my endless email stream of questions (!), and have gone out of their way to make sure that we get the home we wish. I am so excited to move in and get settled, and I attribute all of this to the AMAZING staff!
