Mickey Cogliandro and Ken Dean are all-star mortgage brokers! As a Realtor, I have worked with Mickey and Ken several times throughout my career, and I highly recommend their services.
They are well-versed in many aspects of Real Estate financing including being *the* experts in San Francisco regarding TIC (Tenancy In Common) fractional financing, FHA loans, DALP (Down Payment Assistance Loan Program), loan programs for teachers, conventional loans, and refinancing your home too, of course.
They are very patient and are excellent at educating first-time home buyers & seasoned investors alike regarding the various financing options that they have access to. They both have positive attitudes and they are always a joy to work with. Because they are so on top of their game & have such great relationships with banks and underwriters, they have access to exclusive money being lent at competitive rates that other mortgage brokers do not have access to. They are also able to push loans through that other brokers might not be able to successfully close.

I'm leaving this as a placeholder for now because I have so much to write abuot 7x7 group, but I want people in the meantime to have a fair warning to KEEP AWAY FROM THEM. I want to emphasize that nothing I write about below is an exageration or not factual. This is 100% true, please keep searching if you're even considering working with these guys.
I'm not surprised I'm not the only one writing a negative review about 7x7 Group.
Notes for later:
Write about:
- Mickey had me send him around 10 different files/documents for the mortgage approval and he decided to delete them because I sent them in separate emails
- the time that Mickey hung up on me (I think he forgot that day that he works in financial services and I was the client)
- Mickey went on vacation and didn't tell anyone, 1 week before closing
- Mickey didn't send in the purchase agreement to the bank which we had provided to him 45 days earlier therefore holding up the mortgage approval and delaying the closing date by 2 weeks
- Ken was no help either, basically the same unprofessional attitude that Mickey offered.
- Mickey threatened to call of the deal 1 week before closing because he couldn't handle the stress of his job -

Mickey is the best. My partner and I were fortunate enough to find Mickey when we were looking to buy our first house. We ended up using an FHA loan and going into a TIC w/ another couple -- and he made what could have been a super complicated process very easy. He helped us understand all the paperwork every step of the way and earned our complete trust. Best of all, he closed us in less than 30 days, which many realtors told us would be impossible with an FHA. I highly recommend him as a mortgage broker and especially for TIC or FHA -- most other brokers we found had limited knowledge in both of those areas and Mickey is not only a pro -- he's super nice and great to work with.

Mickeys a really nice guy and personally I like him very much but the reason for my one star rating is not personal. I started working with the 7x7 Group to refinance my condo several months ago and after some time they just dropped off the face of the earth. I sent numerous emails and place a number of phone calls into them for nearly a month without one response. I was worried that something might have happened to Mickey but when I noticed that he was still posting messages to twitter I came to the conclusion that it was just plain ol bad customer service. I guess these guys accept work and then simply don't do it which in my book is beyond comprehension. Eventually I took my business elsewhere and got my condo refinanced in under 2 weeks at a lower rate than 7x7 said they were going to get me. I learned that these guys are just unreliable and if you want help refinancing your place I'd look elsewhere.

We recently sold our condo in SF. The 7x7 Group was the broker of choice for our buyers. I understand things may be "different" now, but I was completely un-impressed. We were supposed to close on 6/5 but just closed on 7/24. During that time, there were multiple empty promises from 7x7 - "just one more day" was heard MANY times during the extended timeframe. Buyers were told rate was "locked", but that wasn't the case and deal was almost lost. We had to put buyers in touch with our broker to be certain we had a back-up plan in place. I asked Mickey for an update directly at one point, and was pointed back to the buyers' agent, when a simple email as to where we were in the process that was close to 60 days past due would've been much appreciated. I would look elsewhere for a mortgage broker.

Meet the Business Owner: Mickey C.
Mickey Cogliandro is a 3rd generation native to San Francisco. He grew up in Forest Hills and attended St. Brendan's and St. Ignatius College Prep. Upon returning to San Francisco from Gonzaga University, he spent 5 years navigating the early years of online advertising for various companies including Mapquest.com & TheStreet.com. Being an extrovert and the son of two teachers, he craved more interaction at work and entered into Real Estate Finance. Immediately, he made a mark in TIC financing and became one of the top TIC Specialists in the city. He has expanded his specialties to include FHA and Calstrs loans for teachers which allow buyers to get into the San Francisco market with 3-3.5% down. He is a active volunteer for URBAN CHC, a local agency that helps low income first time hombuyers realize the dream of home ownership. In his free time, he enjoys snowboarding, traveling, taking his dog out to Fort Funston, and spending time with his neice and nephew.
