My husband and I hired Tammy to manage our rental property due to a move out of state in August, 2011. From the start, she was friendly, honest, and extremely helpful. She keeps us up to date with tenant status and immediately contacts us with any issues or concerns. When our first tenants wished to break the lease, Tammy quickly went to work in finding a new tenant. She will do what it takes to get a property rented, and I would highly recommend Tammy and 5th Avenue Property Management.

Tammy will make your home immaculate but for a hefty price & doesn't mention it upfront. We spent outrageous amounts of money on our home to get it to Tammy's standards. All in all we spent well over $3000 for things like tighten door nobs, re-glaze countertops & sink, install towel racks, scrap off stickers on garage doors, etc.

Any good property manager knows that if it ain't broke don't fix it! She hung up on us several times when negotiating what we can and can't afford...and then later threatened to quit days before our tenants moved in If we didn't do things her way!

We hired a property manager to make our move and life easier only to be financially rapped in the end.
We also found her off Yelp which is why we hired her because of her fantastic reviews....unfortunately the reviews are from the vendors she hires.

Thank you for taking the time to write a review on http://Yelp.com. We always appreciate finding out where we fall short when dealing with clients. You are correct that one of our Vendors, Owner of Choice Cleaning is also a client; she works with many Property Managers in San Diego County and I am honored to be chosen to manager her personal rental property.

I have found through this experience is that we had very different ideas of how a property should be given to a tenant. I am not clear about me hanging up on you when you wouldn't do what I wanted; if that were the case I would have no clients at all. Our company policy is to bring in the best qualified tenants that we can at the highest market rent possible. We do this by working with our owners to do simple repairs so we attract a more discerning tenant.

We discussed on several occasions the cleaning that would be required, you handed this property over to us with 2 1/2 days to turn it over to new tenants. We were under the impression that you would hire professional cleaners for the house, have the carpets professionally cleaned and Husband would do repairs around the house. Upon taking possession these things were not done, I called you that night and then I emailed you a full list of items that needed to be done prior to move in. There were no sharp words between us nor did I hang the phone up on you. The next day you said "call in the Calvary" and we did.

Our vendors did a great job in the tight timeline working 12+ hour shifts and into the day of actual move in. Most rental owners understand that if you hand over a property with no work done you will have "turn over" work to do. Due to the lack of upkeep and cleaning there was a bit more than normal prep work to be done. Additionally we had to deal with the urine smell due to 6 pets being allowed to mess in the house which was unexpected.

Two weeks after move in the tenants send in a list of additional repairs and then heater isn't working and you refused to let anyone but your contractor friend work on it. That's when I decided that we were not a professional fit and wanted to discuss how we do thing and if there was even a working future. You informed me that you'd talked with other property managers, attorneys and the DRE. I am not sure where else we from there.

We reimbursed you $300 towards your $1,708.92 invoice and then paid the 2 remaining vendor bills you had outstanding. We felt that we were better off to let you go with another company that suited your ownership style. You have never had an invoice of $3,000 nor did I require you to re glaze your sinks and counter tops. I suggested the sink due to the damage and I was unaware that the re glazing company could even do such a thing to the counter tops. They do looked great and most likely helped rent the place so it was money well spent.

Lastly I would like to point out that you moved out the last of your things on Wednesday. We had a Tenant in place less than 2 days after you moved out; by my calculations you lost approximately $150 towards the mortgage, after my refund you paid approximately $1,250 for cleaning, repairs and carpet treatments and gained wonderful tenants. Our gain...$0.00

We got your house rented in just over 2 weeks with you living in it, turned it over with an incredible amount of work to do plus you only lost 2 days on your mortgage. I realize at this point no matter what is said you are not happy and for that I am sorry, but I feel that we did exactly what we were hired to do.

All around good folks! I called asking for help with finding a good HOA management company, because I liked what I saw here on YELP about 5th Avenue, and I couldn't find *any* good reviews of association management companies. Leane Hoyle was extremely helpful. She directed me to a very informative website. She took time with me on the phone to listen to my situation and provided a personal recommendation for a Shelly Robertson of Association Services, who was responsive, helpful and a breath of fresh air. 5th Avenue Property Management had nothing immediate to gain from helping me. I was not in a position to utilize the service they focus on. Yet, I still received better customer service and responsiveness from their staff than I have in a very long time from other vendors in this field. I highly recommend them. Thank you so much!

I have been a tenant in a property managed by 5th Avenue for about a year and a half. Throughout this time, I have found Tammy and her staff to be friendly, responsive, and reasonable. It's clear to me that Tammy values professionalism and a high level of service. We've had a few bumps along the way with particular vendors, but prompt resolutions were achieved in all cases. In addition to Tammy always being a phone call or e-mail away, the company's website offers services for maintenance requests and rent payment.

I can continue to detail the pro's and con's of 5th Avenue Property Management, but I think I can provide a single fact that will provide an adequate summary. After renting from 5th Avenue for about a year, I asked them if they would be interested in managing a property for me in Orange County (they declined, as it is outside of their geographic range, probably a good sign that the company's growth is well-controlled) .

I provide an enthusiastic recommendation for both tenants and landlords to use this company.

I know there are many property management companies that don't care about doing their job well. Tammy really cares and does everything in a professional manner. She is also very friendly and easy to talk to.

She has been in the field for many years and does her job very well. If you want the best, hire Tammy at 5th Avenue Property Management.

Tammy and 5th Avenue Property Management was recommended to us by work colleagues. We worked with Tammy to decide about the rental market and the feasibility of renting our house. We found Tammy highly professional, thorough, prepared, experienced and super nice besides! She was a great pleasure to work with and gave us excellent information. Unfortunately, due to circumstances, we needed to sell instead of rent. We were greatly disappointed that we would not be working with Tammy for the long term. We had been looking forward to it. After interviewing several property managers and being involved in numerous real estate transactions, we can highly recommend Tammy as a property manager. She knows what landlords need and how to take care of clients.

After working for another property management company our owner, Tammy Bryant, felt owners and tenants needed a company where they were treated as an individual and not just a number. Thus began our company commitment to personalized management and above and beyond service.

Meet the Business Owner: Tammy B.

Tammy Bryant is the owner and manager for 5th Avenue Property Management and a licensed REALTOR. Tammy has been in the real estate industry for 20+ years with experience in title insurance, sales and property management. In 2009, after working with various companies Tammy decided to open her company to provide the extra care services she felt were being missed by many property managers. Tammy prides herself in her attention to detail, industry experience and excellent customer service. Tammy believes that building good relationships with both owners and tenants is one of the keys of success to property management.
