I wore a suit and tie to work for two and a half years. After I got frustrated with flaky service with the cleaners closer to my house, I tried Tim and I never went back. I got my shirts and suits cleaned here for over a year without a single problem. Never late, never a lost shirt, never even a broken button, nothing.
Tim is also a genuine and friendly person that I look forward to talking with every time I go in, or whenever I'm passing by.
But what earns him five stars from me is the quality of his alterations and repairs. In particular, I had a bad tear in my leather jacket--the most expensive piece of clothing I own. It was a tricky tear, on the side beneath the pocket. Tim's magic crew fixed it like new and I've had no problem with it through a bunch of heavy wear. -

BEWARE DO NOT TRUST THIS BUSINESS WITH ANY CLOTHING YOU VALUE!!! If there was an option to put zero or a negative amount of stars for this review, I would have. This is the worst dry cleaning, laundry, alteration place in the city possibly the Bay Area. I am still in shock about what happened to my three favorite jackets after entrusting them to this business to dry clean and repair them!!
Ok so I have or I should say had three amazing unique jackets:
-Jacket #1 a faux suede material, fitted, lightweight, taupe color, short motorcycle style, zip up, cool details, really cute, got tons of compliments on it.
-Jacket #2 a Mossimo, cognac color, fitted, short, leather like material, zip up jacket, super cute, doubt I can find again.
-Jacket #3 my absolute favorite of the three, really modern, impossible to find again, black, short, fitted all soft leather with a hanging piece of ruffled leather along the zipper up to the collar, really amazing.
I want to cry writing this review, still wondering what I did to deserve this to happen to me. I went to this business about three weeks ago after reading all of the reviews about this place being an affordable and solid place to go in the Mission. I live in the Mission and did not want to travel too far. I brought Tim my jackets, the tan one was be dry cleaned, the cognac one needed a seam on the side to be repaired and was able to be dry cleaned because it wasn't real leather. My black leather jacket could NOT be dry cleaned and only needed repairs in the inside lining and an opening in the seam on the side of the jacket. Tim assured me that they would take care of my jackets and that they don't cut corners at their business, family owned, yadayadayada. I left feeling great that my jackets would be repaired and all fresh when I came to pick them up, came out to $40 dollars for everything which I thought was reasonable. He told me they would be ready in a week, I came back about two weeks later to pick them up and he pulled them out, they were already in plastic and on hangers I paid him and left.
I came home opened up the plastic and to my disgust and horror my black leather jacket was covered in light green fuzzy mold and smelled like it had been dumped in the garbage and was damp!! The black jacket was positioned it the middle of my other two jackets which also smelled horrible, like mold and mildew. I immediately called Tim and told him to explain what happened and he seemed clueless and tried to blame it on me and said this could happen if a jacket is left hanging in a closet too long?? He also told me he is the only employee at his business so he can't be sure of everything that happens?? I told I would never returned to his business and hung up. He called me back and said he would come to my house and pick up the jackets on his way home to fix them. He came to my house I handed him the jackets and did not spend any time explaining, he could easily see for himself what happened and I had a flight to New York that night and was going to dinner with my roommates. They saw the jackets and were dumbfounded as well. Tim promised everything would be in order when I got back.
I came back and had a voicemail from him on my phone saying that he has only two jackets and I did not give him three!!! He did not have my Mossimo jacket!!! At this point I was ready to flip out. I told him I was coming to his location to get my jackets and settle everything. He would not admit my jacket was lost or possibly stolen. The black jacket had no mold on it but still smelled gross like when I left them again same with the taupe jacket. I tried to reason with him to return my money for the dry cleaning and pay the cost of my jacket. He said he would return the $40 but I would have to sign a form (prohibiting me from legal action) and he would not pay the cost of my lost jacket?! I told him that I would take legal action if he does not remedy the situation. He acted as if I was crazy and said you should have come to me with a better attitude?! Yeah after you steal/lose a jacket and other two still are ruined by the smell of mold and mildew?! I left did not argue and now will be filing a claim in Small Claims Court and with the BBB. This place sucks, DO NOT PATRONIZE THIS BUSINESS, SUPER SHADY. -

After searching for a place to get some pants altered I came across this local place... Was impressed by the professionalism and friendliness of the staff. It is a bit of a hole in the wall so you do have to look for it. They did a flawless job on altering my jeans and I will be back again in the future.

This is a great business. The owner Tim is personable, skilled and knowledgeable. He makes you feel like you are a valued customer on your first visit. On my second visit, I brought in 3 more pants to be altered because I was so happy with the first one I had done there. Tim sewed a button onto my favorite leather jacket that had been popped off by my jerk cat.

On top of that, they're family run. I've gotten my jeans hemmed here, men's dress shirts dry cleaned, and my jackets repaired--- all fabulously done.

I can't say enough about the owner Tim... have you ever felt love for your dry cleaner? I hadn't before either. I've never had a single problem with my dry cleaning here for the past two years, and they always follow my requests to work on a stain or iron pleats in my pants. First criteria: don't mess up my clothes. Check.
What finally inspired me to write this review was last Saturday when I showed up at 5:50 to find the store closed (I forgot they close at 5:30 on Sat) and was super bummed until I turned around and saw Tim on the sidewalk. He cheerfully *opened up the store for me* so I could pick up my pants. If you long for this type of rare customer service... for an owner who remembers your name, asks about your weekend, and opens up the store just for you, just take your clothes to Tim. -

I just dropped off a new pair of True Religion jeans I needed shortened (because I have short sexy legs) and the service was so friendly! So much so I didn't mind that I would be getting my jeans back until next week.

I love this place. The customer service provided by Tim is beyond great because he is very accomodating. He genuinely is interested in what you're up to and willing to share his story too.
At the core, the work they do makes my shabby gear look great afterward. Nobody knows I hang onto my work cloths longer than I should be thanks to Tim and his crew (sister).
Lastly, if I need something done quickly, they are always sure to get me what I need, when I need it. I've never had an issue with the place for almost 2 years now and I bet you wouldn't either. -

Okay, so, as far as I'm concerned, I'm not a high maintenance woman by any stretch of the imagination.
But in the event that anyone ever questions me on this, I can simply reference the fact that I lived in San Francisco for nearly three years without needing to get a single item in my wardrobe DRY CLEANED! Granted, I was a student for the entirety of that time and I wasn't exactly on the professional tip, clothes-wise...but still!
Anyways, lo and behold, I finally realized that one of my blankets wasn't machine washable, so I had to break down and begin the search for a decent dry cleaner. I picked this place mostly due to its proximity to my house, but also appreciated the fact that their sign says something like "Customer Satisfaction is Our #1 Motto!" (the other dry cleaners in the neighborhood certainly don't boast anything that can come close to this can-do attitude!)
So I threw in a couple of other random items while I was at it (a scarf, a shirt) and they did a nice job on everything. If I remember correctly, the blanket was around $24, the scarf was $6 and the shirt was $4.50. Since I have nothing to compare them to, these prices seemed worth it to me for the convenience. Plus, Tim, the guy who mans the place, is a gem of a person. So I guess I finally have a regular dry cleaning place, which, maintenance level aside, probably isn't a bad thing! -

Ok, the fact that they completely obliterated my favorite, white, BEBE pea coat, and I'm giving them more than one star, should say something about the customer service here.
Granted, I can't call this a positive review, however, I want to start out by saying that Tim really is incredibly sweet, genuinely helpful, and cares that you get great service. That makes it hard for me to write this review. I'd love to tear them a new one, but they were just so darn nice, I can't!
They did a really good job on 90% of the stuff I dropped off there. Somehow they managed to ADD stains to the two most expensive items. A beaded cocktail dress, and my white wool pea coat. And I mean BIG stains, across the entire torso and arms of the jacket. Big dark gray sploches. He said it was probably the chemical from the dry cleaning and it would come out, and they took it back and recleaned it for free. This did not help. The wool balled up from friction, and the stains remained. The cocktail dress had stains across the back. If I wore it, it would be right over my butt. Yay...
I give them big points for taking everything back without ever questioning me, or asking to see the receipt as proof. They never gave attitude, just genuine concern. Apparently, they out source for their dry cleaning, and do other things in house, like alterations, etc. (The alterations were fine, nothing extraordinary, but got the job done effectively.)
So, I wish I could give a good review, because this place IS run by lovely lovely people, but given what happened to my clothes, I can't go back. -

Tim is the greatest! He does a great job! I was a bridesmaid in a wedding and he did an awesome job on my dress... I had to go back about three times till we got it right.. but awesome costumer service each time! My BF gets his dress shirts and suits dry cleaned regularly and its always service with a smile...
IF you live in the mission by Tim you should go here for your dry cleaning needs! If you go once you will go again.. -

I have been taking my clothes to Tim for a little over year now. It's not because of his excellent customer service. It's not because his business is one block away. It's not because he offers competitive pricing. I'm giving Tim's business 5 stars because of the quality if his work.
As long as my suits, ties, and dress shirts are dry cleaned at 25th I know my clothes are in the best hands possible. -

It's now nearing July, 2008, almost 7 months since I wrote my initial review, and I still frequent 25th Street Dry Cleaners and do not have anything different to say.
I love this place and absolutely recommend you give the Chans business if you need drycleaning or alteration work done, you won't be disappointed!

Since I no longer work near Townsend Cleaners, a place that I hold high to the heavens b/c of the incredibly amazing Reeza, I thought I would not come across another dry cleaner/alterations place that would compare.
Then I met Mr. Chan.
From the first day when I went in to 25th Street Dry Cleaners to get some new work pants hemmed to the three trips after when I took two tops for drycleaning, another pair of pants to be hemmed and another top to be drycleaned, the level of service and quality of work have been consistent (and exceptional!).
Mr. Chan is very professional, really nice and goes out of his way to make sure you're satisfied with what you get back. I was/am extremely happy with the pants I got shortened, by looking at them, you'd never know they had been tailored, the work is very clean.
I know the Chans own the business, so if you live or work in the area (or don't!), and are looking for a good place to get your clothes drycleaned and/or altered, I would really encourage you to support their venue, they do a great job and deserve to stay in the neighborhood for a long time! -

They got a stain out of my white slacks that I thought would never come out... and actually a few dry cleaners before them never got fully out... that, my people, is a minor miracle :)
But why 5 stars? Oh, my goodness... they guy who runs the place is SO nice and was genuinely interested in making me happy. Everything was ready when he said it would be and the prices were fair. My suits and slacks came back perfect - even the suit jacket I needed them to tailor a bit in the sleeves. This place is now my new best friend. -

Hmmm, what happened to my review? That's Odd.
It's tough to find a good dry cleaners that is close by. I gave this place a try. The test pieces were one black and two white dress shirts to be dry cleaned. It takes a couple of days to get your items back unless you submit it early, sorry I don't have the details as I didn't go this route.
When I got my shirts back they were not pressed so nicely. They had a laundered smell and the black shirt had small hairs all over it. This would lead me to believe these were washed instead of dry cleaned. You shouldn't have to get a lint roller for clothes you have dry cleaned. It also cost 12 dollars for those 3 shirts. I've paid 16 for a suit and two shirts in the past at my go to location.
The customer service is great but without a good product I won't be going here. -

Ok first of all I went because I heard many good reviews about the place. I went in with a new white shirt that was ever so slightly dirty at the cuffs and when I picked it up it had brown stains right in front of it and they didn't know where it came from. I might try the place again but if you go you better know where the stains were on that shirt when u dropped it off to avoid surprises. It would only be one silly star if they hadn't had great customer service but those bloody stains weren't on my shirt when I dropped it off so I don't know. Never wore that shirt again btw gross eww.
Update: Took quite a few more items over the past weeks and have gotten much better results. i just don't take any more whites to them. 3 stars for you good sir! -

Tim runs the best dry cleaning and tailoring shop I've been to in the city. He's super friendly and always has time to chat. The services provided are prompt and excellent. I've gotten many dress shirts personally slimmed down by his sister after measuring by Tim, and they come back looking and feeling great. Last year I came by with a Halloween costume that needed tailoring two days before Halloween, and for a small extra fee, Tim accommodated my urgent deadline. I'm sure he'd extend similar courtesy to others, and if he couldn't, he'd politely explain why. This place is golden.

The owner is super nice, friendly and he'll go out of this way to make customers happy. He'll remember your name and he'll even ask how your dogs are doing!
Great location (well, might be a little biased since I live around the corner, but whatever!) is just a block away from 24th/Mission BART station, so you have no excuse for that nasty stain on your shirt!
Prices are super reasonable! -

When I found a brand-new pair of designer jeans that I loved at the second-hand store Buffalo Exchange, I wasn't sure where to take them to get shortened. In the past when I've purchased premium denim it's been at places like Barney's or Bloomingdale's that are familiar with shortening jeans, then discreetly replacing the original hem. I chose 25th St. Cleaners based on the reviews and location. Tim proved just as friendly and gregarious as expected and was in no hurry to get me out the door. Without a doubt he understood that it was important to me to get the jeans hemmed right and I left confident that I would be pleased upon my return. Not so, unfortunately. On my second return (they weren't ready when I was told to pick them up) the hem looked nothing like I expected. The original hem looked sewed on as though it was an afterthought. You could clearly see the "new" hem line and the inside had been left "unfinished" for lack of a better word, with stitching and excess fabric in plain view. I looked at Tim incredulous and explained that that wasn't what I wanted at all. He was defensive but offered to do it over as he said there were multiple ways to do an original hem. Not knowing much about it other than the handiwork I'd seen in the aforementioned department stores, I no longer trusted that Tim's seamstress knew what the hell she was doing. I paid but left the store unhappy, stating that I was going to have to take them elsewhere. I called around a bit and it seemed like Cable Car in Union Sq. was the go to spot. They seemed confident that they could fix what I presumed to be shoddily altered jeans. The more I thought about it, the more annoyed I got that I had paid for the job that had already been done and so I returned to 25th St. Cleaners to ask for my money back. We had a very civil conversation after which Tim finally convinced me to leave the jeans with him again "as there are many different ways to do an original hem" and he wanted to do right by me. I came back a few days later and they still weren't right. He seemed to know that I wasn't going to be happy because in the meantime he had done some research and had a better sense of what I was hoping to get. I went home and returned with some department store-altered jeans and finally he understood exactly what I wanted. So two weeks and 6 visits later, I returned today to find a perfectly altered pair of jeans and a contrite and humble Tim, pleased that we had finally gotten it right. I'm glad I was so patient with 25th St. Cleaners because Tim is truly a thoughtful, caring, responsible guy; once we got past the frustrating misunderstandings, I left a very contented customer with a new friend.

Super customer service- SUPER friendly and helpful in a very genuine way, not like the fake welcome-to-wallmart kind.
I have all my dry cleaning done here, plus alterations. Missing buttons, pant hems, tears, waist adjustments, you name it. On my tux pants they forgot to readjust the inside suspender buttons after taking the waist out, but I brought them back and they fixed up quickly and no extra charge.
Drycleaning is done well. No complaints at all with my everyday shirts/pants, etc. One of my tux shirts could have had a better job with the pleats, they were a little off on the creases (but they are super thin pleats and probably the hardest thing to get right- I haven't found a place that does it perfect.)
Definitely recommend for good price, better customer service than anywhere else, and very good product. -

I didn't have them do any dry cleaning, just alterations. Specifically I had them hem four pairs of pants, each pair being a differnet fabric and/or cuff (I have short legs). Tim Chan did a great job, but I have to say I thought it was a little expensive especially for the machine stiched hems. I used to go to a place in Potrero Hill on 20th St. (can't remember the name) that charged $7 /pair of pants, and here they are in the $12-$15 range (four pairs came to $49). That being said, the quality of the work is excellent and they gaurantee their work- if anything goes wrong you can bring it back and they will re-sew it. The location is also very convenient to BART near the corner of 25th and Mission.

Tim Chan is a Mission fixture. Yes, the owner that everyone says is so nice has a name. He'll remember your name and ask you about your day. He'll say hi when you're walking home and let you know what you have for pickup. He'll get your dry cleaning done perfectly every time and the wash and fold service comes back like fresh deck of cards. I seriously don't know how they fold my clothes like that. Whether you've got red wine on your slacks or burrito juice on your skinny jeans, go see Tim Chan. If your commute brings you to 24th St. BART, I would reccomend switching your dry cleaning and or wash and fold to 25th St. Dry Cleaners.

There are only a few places in this city that give me great satisfaction when parting with my hard earned cash. 25th Street Cleaners always does a great job and has a quick turnaround. And what else can you say about Tim other than he is the shit. Trust in your tailor is key. Particularly when he's wielding pins near your junk. Five stars.

A while back, when I was really busy with work, I took some clothes here for wash and fold. I made the mistake of including a red blanket without requesting that they use cold water, and now I own about 10 pairs of slightly pink socks.

Mr. Chan is someone whom you want to give your business. Anytime I come in he always greets me with a smile and always remembers my name. He'll rush any order for you if you ask, clothes are always perfectly cleaned and his prices are below rate from what I can tell. We used another cleaner on 23rd and Guerrero for a few months and were beyond words when we finally found Mr. Chan. Excellent service, excellent work, 1 block from the 24th BART with decent parking around the side streets (Bartlett and 25th). I'll use none other.

Dry cleaned? I think the results were more like laundered. My clothes came back with more lint and small hairs on it than I've ever had on them while wearing it. I just brought in a shirt and pants. The pressing is really bad. I would have rather them not attempt to press the shirt than to add another pressed line next to the one that the shirt had and one of the shirt buttons is about to fall off.
When I told the lady about the lint, she took it and used a used lint tape which didn't seem to help pull anything off.
Next time you see someone walking around with lint on their clothes, creases on their shirt where there shouldn't be creases, and missing buttons, you can probably guess that either I gave the shirt away to someone or they tried out a bad dry cleaner...this one. -

I bring Tim all my work clothes, and I have always been very happy with the result. Three reasons I love this place:
1) I brought in a polo shirt that had been completely shrunken in the dryer to see what they could do with it. I thought it was un-fixable. Tim took it and when I got it back, it was back to size and like new. I was so impressed with how evenly it turned out. You'd never know that it had been a size or 2 smaller when I brought it in.
2) After my success with the shirt, I thought I'd start bringing Tim all my difficult wardrobe questions. I brought him two leather belts that were in need of a cleaning. He checked how much it would cost to send them out to clean, called me up, and broke the news that they'd be $20 apiece. He was completely understanding when i didn't go through with the cleaning. He is the type of business owner who understands that a lost sale on one or two items will result in many more sales in the future.
3) As exhibited above, the customer service cannot be beat! I am very sad to be moving out of the neighborhood, because I am so happy to be one of Tim's customers. -

Wash-and-fold laundry is one of those things that you never realize how awesome it is until you try it. Tim's wash-and fold-service is perfect - the clothing always comes back clean and folded so precisely! And Tim's customer service is great - he remembers your name, and he's always friendly and efficient. Thanks Tim! I haven't tried his dry cleaning but given how much Tim cares about his business, I'm sure that's great too.

Love 'em. Tim did all the alterations on this rad 70's Fioravanti 3-piece wool suit I bought. The suit already fit, but they made it fit really, really well, and for a fraction of what I thought it would cost. Practically rebuilt the pants to make the waist much lower rise; I wasn't even convinced it could be done 'till I saw the finished product. Since then my fiancee has made them our regular cleaners and that has resulted in flawless service as well. And Tim and his wife are so friendly.
