    I stayed here for four days in January, looking to explore Seattle, visiting from San Francisco.  I had the most amazing B&B experience at the 11th Avenue Inn.  It was no trouble getting to the Inn from SEA: Train +Bus (#43) = just over 1 hr.   The Inn is located in the hip neighborhood of Capitol Hill, near restaurants, bars, cafes and shops.  Downtown, Pike Place Market and other Seattle attractions are walking distance.  Breakfast was delicious.  The Ruby room was warm, clean and spacious.  The bathroom is literally 3 ft across the hall, private and not shared.  Wi-Fi, parking, light snacks, coffee/tea are free.  There's an office den if you need to check e-mail, research restaurants or print airline tickets.  It's like your home away from home.  I came and left as I pleased.  I didn't have to travel far from the Inn to find a chic restaurant to eat  or a cool cafe to read a book.  The staff is friendly and they pretty much leave you at peace.  If you need them, they're eager to help.  David, the owner, went above and beyond to make my B&B experience the most satisfying.  The Inn is well managed and it's the best value in town.

    One last thing...
    Typically, I'll lodge at a place like the Ace Hotel (Belltown, near downtown).  When I narrowed my choices, 11th Avenue Inn came out on top.  Don't stay downtown, unless you absolutely must.  All the cool places to hang out are up the hill.  11th Avenue Inn B&B is ideal!

    Stayed in mid-October.  Great location.  Very walkable to downtown.  Bus stops very close by. Professionally run.  David, the owner was very helpful and very organized.  We saw him there daily checking on things.  He was also very interested in any suggestions we had for making the experience better.  I especially appreciated the den with 2 computers for guests to use. Very handy for travel planning if you are not schlepping the computer with you. There are binders with restaurant listings, directions, and even laminated menus. There were also guide books,  bus routes and pamphlets for most of the sites in Seattle. Very thoughtful.  Snacks were everywhere.  Tea, coffee cups and utensils are available for use.   Breakfast is fantastic.  Full hot sit down breakfast.

    We had the Topaz room (1 queen, 1 single).  It had a small old fashioned cathode tube TV with a built in DVD.  Not an issue for us as we did not use it at all.    Room was on 3rd floor, but the shower had plenty of hot water and good pressure. Bathroom was very clean but benefit from bit of updating to put it in line with the rest of the house.  (It is a bit early 90s apartment-ish).  The beds are alright.  Not the worst I've ever slept on, but definitely not the best. The queen is more comfortable than the single.  Stairs up to 3rd floor are a bit steep.   It was not a problem for us, but  maybe not the best if you have bad knees.

    Overall I was very impressed inn and location.  Thumbs up.  I would definitely stay again.

    Completely unrelated to the review of the Inn.....Just a warning about adding money to Orca card online on their website.  The money is NOT available for use immediately. It can take up to 24 hours for the money to be available for use on the card.  Totally useless if you are only on a short stay.  The website does NOT tell you this up front before you pay. It tells you after.

    I stayed here for a weekend in May with my boyfriend for my birthday. It was our first time in Seattle, and we like to stay in cozy, cute b&bs as opposed to big corporate hotels.

    This place is adorable. It's decorated and furnished like you would imagine a Victorian-style bed and breakfast to be, but it's only a couple blocks from really interesting shops, bars, and restaurants in the Capitol Hll neighborhood. We stayed in a room with a private bathroom, and everything was spotless. Pillows and linens were homey and comfy. I loved that they had free treats all over the place (candy bowls, nuts, granola bars, tea and hot water, etc)!

    We are vegetarians, and Beverly (she's the chef who cooks the breakfast each morning) was great at accommodating us. A lot of b&bs just do a continental type breakfast where all you get is a muffin or croissant with some coffee or juice. At this place, you get a full hot breakfast! One day we had banana nut pancakes with fruit, another day was a vegetable/spinach omelette, and plenty of juice, coffee, fruit, yogurt, cereal, etc. on the side.

    I don't remember the name of the actual property manager/owner, but he was very helpful with recommendations for good vegetarian-friendly restaurants in the area. He also was great about letting us check in at 11:30 PM because our flight came in late.

    They also have a computer room with several computers and offer free Wi-Fi.

    It was about a 20-25 minute walk to downtown and Pike's Place Market. It's not that bad, we're both young and enjoyed the walk. I really liked the actual inn was set back a little bit from the neighborhood, but walk just one block and you're at a big park, and another 2 blocks and you got a ton of restaurants to check out! I would love to stay here again the next time I go to Seattle. But next time, I'm going to go when it's a little warmer. I live in Los Angeles, and didn't think it would be so cold, but Seattle in May was FREEZING! :)

    CLEAN, CLOSE, AND CUTE (AND PARKING!)

    What a find this B&B is.  It's in the Capitol Hill area which has lots of cool and funky shops and restaurants close by.  It's also within a 1/2 hour, downhill walk from Pike Place Market and the Convention Center and downtown shopping area.

    Another big plus is how clean the place is. Everything is shiny and dust free -- the common areas, the ktichen, our room (TheRuby) and our bathroom.  Our room was spacious and comfy. Nice linens, plush towels, with everything in working order.

    The B&B itself is super cute. Nice garden with cool sculpture in front, thehouse is a cheerful sunny yellow. There is parking behind, which you will totally appreciate after a longday out and about.

    We were checked in by the charming, slightly shy, David. He made us feel welcome and warmed up to us day by day, Beverly is outgoing and friendly,

    Overall, a great experience that I'd like to repeat next time I'm in Seattle.

    I found the 11th Avenue Inn to be charming, comfortable, and exactly what I hoped it would be. It's in a great neighborhood, and I loved walking over to the Broadway district, to the 15th Avenue area, and up to Volunteer Park. The Inn is on a pretty quiet street, and there is a small parking lot at the end of the driveway for about 6 cars. Also, quite close to a couple bus stops.

    Small thoughtful touches throughout the Inn: candy dishes full of chocolates or mixes nuts, a large bowl of fresh fruit, fresh flowers in vases, the carafe of water in the bedroom, an umbrella stand full of umbrellas, a collection of teas and a carafe of hot water in the dining room. David gave me a few maps, as well as a quick rundown of the neighborhood and its surroundings, including a list of nearby restaurants, their price range, and the general atmosphere.

    I stayed in the Garnet room and loved it. I found the room spacious and beautifully furnished. There is a desk and chair, easy chair, several floor or desk lamps, chest of drawers, a big beautiful armoire, and a wooden window seat by the window, which looks out upon the front garden and sidewalk. The jet tub was quite welcome after a long day of walking and sightseeing. The skylight windows let in a lot of light, and the room never felt dark or gloomy. I found the bed exquisitely comfortable, and there were an extra blanket and a down throw available. Also, leave your hairdryer at home, as there is one in the armoire. I didn't have any problems with noise, and never even heard the other guests.

    The staircase to the 3rd floor is narrow, steep, and perfectly charming. I didn't find it to be a problem. The den has 2 computers for personal use, as well as myriad brochures on tourist activities. Oh, and also a tons of books on Seattle and board games! Board games! The front room has a collection of DVDs for your bedroom's DVD player and an assortment of chaises and couches for comfortable lounging.

    The breakfasts were marvelous. They included: a wonderful oatmeal nut pancake, topped with fruit, an omelet filled with spinach, goat cheese, peppers, and topped with sour cream and pesto (this was so tasty!), a breakfast burrito filled with sausage, mushrooms, green onions, served with avocado, and the most delicious Cinnamon Orange French Toast, topped with fruit and whipped cream and served with some sausage (this was my favorite!). There was also an assortment of yogurts and granola and such. The cooks were friendly, prompt, and accommodating.

    I will definitely book my room at the 11th Avenue Inn on return trips to Seattle.

    Visited beautiful Seattle in August and was made so special by the 11th Avenue Inn B&B staff. Unbelievable service, excellent food, attentive staff, delicious breakfast and free working. I loved our room and the decor was perfect. It was absolutely perfect and I don't know what else to add...

    I have traveled all over the world and the price was right, location central....a really lovely stay. I will be back and spreading the word.

    Staff were so thoughtful about every detail. I also got ill and they helped me go to a nearby hospital so I could get to my camping part of the trip in the San Juan's and not miss a beat!

    What a sweet place to stay! We stayed for 4 nights and it is centrally located, very clean & run very professionally. Nice breakfast served every morning. Our room was very nice. Linens were almost like being in our own bed. Bathroom very clean  up to date. The living room was very comfy, plenty of reading material available & computers were also available. We'd return in a flash!!!

    I stayed here for one night.  The room was comfortable and spacious, and the tub was amazing -- it had jets!  It had such a comfortable, lived-in feel that I felt like I was at home.   And the pitcher of fresh water waiting on the nightstand made me feel like somebody who cared was expecting me.

    The house is also wonderful.  My favorite part was all the candy and fruits laying around for you to nibble on.  The only thing to beware of is the stairs -- I was on the top floor, which was up several flights of narrow stairs.  Not a problem for me, but it might be if you have mobility issues.

    That brings me to the location -- this place was perfect.  Far enough away that the area around the house felt safe and quiet, but within easy walking distance of the nightlife and downtown.  

    The owner was great as well.  He lives next door and answered every time I called.  He even carried my bags up the stairs!  He also let me keep the keys after checkout, so I could continue to use the amenities for the rest of the day.

    I can't imagine staying anywhere else next time I'm in Seattle.

    It was nice.  It was cute.  The house was totally a Victorian beauty.  The jetted tub in the Amethyst Room was great (for one person).  Breakfasts were usually pretty tasty.  The room, to me, seemed pretty plain and sparse for a B&B.  But not bad, I was just expecting a little more luxury, especially with the other people's raves on here.  It is in a good walking neighborhood. And in Seattle you should be prepared to walk, cause the traffic was horrible and the parking was worse. Not at the Inn, but everywhere else. But I would not say it's walking distance to downtown.  At least not for me.  I think for $139 I would stay either downtown or at pikes market if I had it to do over again.

    Oh yeah, the stairs/landing to the second floor is a fine, standard staircase, no problem.  But the stairway to the third floor is VERY narrow and steep.  Being out of shape and with not the best knees, it was really hard on me.  Probably not an issue for more athletic people.

    All in all, a cute place, but not luxurious.  I guess the Lion's Head Inn in Jamul, CA just spoiled me.

    On a recent 5-1/2 week PacNW trip with 14 hotel reservations, 11th Ave. Inn rates a solid 4.5. Rooms are nice, bed is comfortable, breakfasts are good, parking is provided (critical in Seattle if you have your car). What cements it is location: Capitol Hill is a gentrifying neighborhood. If you are a foodie like us, this is a GREAT neighborhood. Spinasse and Olivar are in easy walking distance, as is Volunteer Park and Elliott Bay Books.

    Transit is very good with downtown buses only 1/2 block away. It's going to get even better with the new light rail station that will be opening. This is an excellent choice as your base for exploring Seattle, one of my favorite cities to visit.

    My boyfriend's parents stayed here while visiting, and they could not have been happier! The inn was both beautiful and immaculate, the breakfasts were decadent, and the staff was very friendly, all for less than the price of a hotel.  His parents loved the location, and had a great time meeting and talking to the other guests.

    I cannot emphasize too strongly:  this was the best accomodation experience I may have ever had, period!   The management was super friendly from the beginning, and Beverly (the on-site jack-of-all-trades) was perfect in making amazing breakfasts, giving local advice, providing everything I could need, and just being all around nice.  The house is in amazing condition: you feel like you are in a perfectly preserved Victorian commune.  Met all the other guests at breakfast, who were fun to talk with.  Everything ran well and was clean.  Even sharing the bathroom was no problem on the second floor.  Free internet, printing, free food laying all over the place (Chocolates, fruit, coffee, biscotti) at all hours.   The first time I felt like I could really live in a place I rented....and it was only 79/night for the ultimate steal.  A real hidden treasure!  Walking distance to downtown conventions and to the fun bar scene on Pike/pine.
