100 Landsdowne is part of the University Park system. They have 4 buildings--100 Landsdowne, 91 Sidney, KBL, and Loft23. I think out of the 4, 100 Landsdowne is definitely the most luxurious.
Pros:
Location: It's located next to MIT dormitory, which is great if you're affiliated with MIT. MIT's shuttle system is right beside the building. You can also take the EZ Ride to Kendall T. And it's not that far from the #1/CT1 bus stops. The #70 & 70A which go to Harvard Business School are located about 3 minutes away next to Shaw's. It's not too far away from the Central T either.
Cleanliness: Yay for being new. Wood floor for living room and carpet for bedroom. Appliances aren't stainless steel but hey, they're pretty new. Also, yay for in-unit washer/dryer!
Amenities: There is no amenities fee. And you can use their kitchen, media room, and gym. These are all pretty standard. There used to be a Sky Lounge but that's been long gone. I wish I could get the views of Boston from there. But hey, getting $4000ish/month in rent means they've converted this space to an apartment a while back.
Prices: Thank goodness the prices of this place has come down significantly in the recent month. So their pricing is flexible. It depends on the number of available units, how long it's been on the market, and general market conditions. I checked the website for 1 bedrooms around February, which is a pretty dead month for real estate and all 1 bedrooms were at their normal prices of $2500. I've kept track of the 1 bedrooms. It's gone down from around $2500 to $1800 now (April). What a steal!!! The 2 bedroom prices are still around $3600, which means it hasn't come down at all. If you know someone who lives in the building, you can split a referral fee of $750. It's not as high as say, Watermark, but it's not too bad.
Neutral:
Gym: This place definitely has cardio machines--ellipticals and treadmills. But other than these, there's only a weight rack. True, you could use the gym at 91 Sidney, but on a cold wintry day, I'm not sure I'd actually trek over there. Yes, I am THAT lazy.
Parking: If you get the apartment on the first day that it's available, you can park at 91 Sidney for $100 per month. Otherwise, I think parking is around $235/month. If you do reverse commuting (gone by 8AM and back by 6PM), then you can park at 100 Landsdowne for $100/month. There's no direct access from inside the building. You have to enter the parking garage from entrance area, but it is covered.
Cons:
Inconsiderate/idiot neighbors: Why someone wants to BLAST music at 6AM is beyond me. I can feel the vibration. Soooo annoying. You are not the center of the universe, please try to be considerate.
AC: Yay for Central air, but it's a bit noisy. But alas, what can you do?
Ventilation: I think all the air gets vented into the hallways. So there may be funky smells at time. Think some people may smoke in their room b/c sporadically, there would be some weird, smoky smell. I don't think there's a hood above the stove, so I guess if you like cooking a lot, the smell might permeate all over the place. Not sure if I would like it.
Lighting: There's no actual light fixture on the ceiling for my living room and bedroom. You can actually buy a ceiling light fixture and have maintenance install it for you. But I'd never have noticed because well, I expect light fixtures to be included. There's no light fixture in the bedroom. Better get some floor lamps ready. -

This is a great building if you are looking for new construction; it has many positives, and unfortunately quite a few drawbacks.
Pro:
-- location -- about 5 minutes walk from Central T-stop, 3 minutes from Mass Ave buses, great for MIT and companies in Cambridgeport
-- cleanliness -- since the building is new, it is in very good shape, and the staff maintains cleanliness like my mother would (except for the common area chairs that are white and in bad need of re-upholstering or deep cleaning)
-- convenience -- 24-hour concierge is extremely helpful (wonderful staff that I really miss dearly), and the attached garage is superb peace of mind in otherwise impossible-to-park-Cambridge, they also have a contract with a taxi company so you rarely have to wait more than 3-5 minutes for a cab, and a contract with a dry-cleaning service so your laundry is picked up and dropped off at the building
-- unit amenities -- a/c, all the kitchen stuff you need (and some you don't), in-unit laundry, huge windows (light apartments even on the north side of the building)
-- building amenities -- this building has more amenities than a busy professional can use: 24-hr gym, theater room, common dining and living rooms, flat-screen-TV lounge with Wi-Fi access and computers, 16th floor common area with view of the Charles and the city (ideal for 4th of July fireworks), and ONLINE portal for residents to request maintenance, reserve facilities, etc
-- staff -- both concierge and maintenance staff could be on Best-of-Boston lists
Con:
-- neighbors -- unfortunately this building attracts a bipolar group of people: on one end you have the considerate busy professionals and well-raised students, and on the other a bunch of spoiled foreign trust-babies supposedly attending college but instead being a nuisance to everyone around them by playing loud music, shouting in the hallways, and being a nightmare for the concierge and security staff (the building allows undergraduate students, and and still can't fill capacity)
-- air-conditioners are loud and poorly constructed -- if the neighbors don't keep you up, your air-conditioner probably will... where do I begin? I mean, this a/c is just bad: bad construction, bad thermostat, bad installation... and it's built into the wall so there is nothing that can be done about it. The thermostat housing is connected to the a/c output which means that the thermostat gets cooled more intensely than your apartment, and when the thermostat thinks the temperature is ok, it turns off the a/c... until the small volume of air around the thermostat heats up in like 2 minutes and then it turns on the a/c again for about a minute because it already cooled off the small volume of air around the thermostat... on and on and on. And it clicks and bangs every time it turns on and off.
-- cost -- one-bedroom units are about $2700, plus parking for about $280 (units are spacious, but still high per-sq-foot cost)
-- materials -- like James K said below, it is easy to see that the materials and the craftsmanship are the look-nice type (from creaky, ill-spaced flooring to warped doors, you can tell this was built on a short schedule and budget)Listed in: Living places
